Ancient villa of the 900 completely restored, immersed in a park of carob and centenary olive trees. Garden with heated Jacuzzi which can also be used in winter. With an antique charm but equipped with all comforts, it is ideal for guests who like to relax without losing touch with modern comforts. Equipped with three large bedrooms with bathroom, spacious living area, antique stone oven, equipped kitchen and laundry room. Terrace with sea view and veranda with BBQ area. FreeWifi
The house is immersed in an oasis of peace just a few kilometers from all the main baroque cities of the Val di Noto. The silence that characterizes the neighborhood creates a strong sense of relaxation and serenity.
From the terrace of Villa Timpazza, you can admire the whole panorama that goes from the Lighthouse of Capo Passero to the bay of Marina di Ragusa thanks to its high and privileged position. There are several naturalistic scenarios that can open up to the eyes of the visitor who can find them in every part of the property due to its terraced conformation.
Inside the property guests will find mountain bike bikes at their disposal, to travel around the property or nearby, while if they want to reach the city of Pozzallo, with their car, they can have two bicycles available that will be provided to you directly upon arrival. The property must be reached by car, but is very close to Ispica, Modica, Ragusa, Scicli, Noto and the naturalistic oases of Vendicari, Pantalica and Kamarina.
We can arrange car rental for guests who will reach Pozzallo by bus directly from Catania airport or those who want to get to Modica, from Comiso airport.
It is also possible to request a transfer from the main airports.

Absolutely stunning stay at Villa Timpazza

We absolutely loved our stay at Villa Timpazza. This stunning traditional villa is fitted every modern, luxury amenity you could want. Set in rustic grounds, with an incredible infinity pool, entertaining and outside kitchen area. Every room in the villa has A/C and the host Antonella couldn’t have been more helpful and kind. We will definitely return.

An idyllic holiday home

A really lovely place for a holiday. The home is well-equipped and beautifully kept. There are different gardens and terraces to enjoy the great views out to the sea. And the pool area is fantastic - a lovely infinity pool with sitting areas, outside kitchen and spa pool. We are a family of five and all enjoyed the stay. The location is very handy for lots of sights, with nearby towns and beaches. Supermarkets nearby in the towns were convenient too. Our host was excellent - answered any questions very quickly and came to the house to check all was fine whilst we were staying.

Great place for a longer stay

Grandparents, parents and two toddlers thoroughly enjoyed Villa Timpazza for 16 days. We found the rural location very relaxing while being only about 30 minutes from great beaches, parks and all of the baroque hill towns. The rustic farmhouse is nicely modernized with comfortable bedrooms and 3 very nice bathrooms. There are two full kitchens and a laundry area. The second kitchen is at the incredible pool area a few steps up the hill from the house. Our host helped us arrange a cooking class at the pool kitchen. Very memorable. The views stretching down to the sea in the distance are lovely. Finally, Antonella and William could not have been better hosts. We really enjoyed meeting them and enjoyed their villa immensely.

10 stars out of 5 We arrived 22-7-22 in Sicily and asked antonella of we could get in the villa already William and antonella took care of Everything so we could Start our vacation one day earlier. They Made us feel at home from the beginning and helped us with a lot of questions The House is much better than the pictures show The meditarenean feeling is present at the house in the garden and at the poolsite In the evening the Place is lit by a lot of lights that give an amazing effect William and antonella were always there for us and we even became Good Friends We Will definetaly return to villa impazza !

Beautiful villa, highly recommended!

We stayed as a family of 5 adults in August 2023 at Villa Timpazza - it is a great place. Set in large grounds, close (10 mins drive) to several shops, restaurants and towns such as Ispica and Modica, it is a great and luxurious place to stay in Sicily. The villa itself is on one level - 4 lovely bedrooms, and high spec bathrooms. Air conditioning throughout. There are several outside areas (balcony, breakfast area, garden room), but the star of the show is the pool area as you'll see on the photos. Infinity pool, stunning views, its own bathroom and a fully operational outdoor kitchen and bbq area. We spent much of our time there, and absolutely loved it. Communication with the owners, Antonella and William was brilliant. They helped us sort transport at short notice, gave us help and advice whenever we needed it - super responsive, friendly and knowledgable. We'd highly recommend it!

Zu teuer für das was man bekommt!

Das Haus ist liebevoll eingerichtet, sauber und überall mit Klimaanlagen versehen. Es ist alles vorhanden, was man so braucht. Lediglich die Matratzen sind nicht mehr der Hit. Unsere Ansprechpartnerin Antonella war gut zu erreichen und hat sich immer sehr bemüht all unsere Wünsche zu erfüllen bzw. zu organisieren. Wir haben eine Woche zu fünft und eine Woche zu acht im Haus Urlaub gemacht. Für acht Personen ist das Haus aber fast zu klein. Die Lage des Hauses ist abgeschieden, aber leider liegt es an einer ziemlich befahrenen Straße. Der Pool ist traumhaft gelegen und man hat von da einen herrlichen Blick aufs Meer. ABER: Der Weg vom Haus zum Pool ist leider nur teilweise gut begehbar. Auch sonst sind die Außenanlagen nicht so gut gepflegt und marode. An den Balken der Terrassenüberdachung blättert die Farbe ab, die Sonnenliegen sind teilweise defekt, der Wasserhahn an der Pool-Küche ist locker und fällt bald ab. Auch gibt es am Haus eine verfallene, überdachte Sitzecke, die nicht mehr nutzbar ist und unschön aussieht und die Terrassenmöbel sind mehr als in die Jahre gekommen. Die in der Anzeige erwähnten Fahrräder sind leider total verrostet und unserer Meinung nicht mehr fahrtauglich. Vielleicht kann man in einer gewissen Urlaubsstimmung über manche Dinge hinwegsehen,aber nicht bei dem stolzen Preis, den man für dieses Objekt zahlen muss! Alles in allem muss man also leider sagen: ein nettes kleines Häuschen mit tollem Pool, aber für den Zustand viel zu teuer!

Wunderschönes altes Landhaus mit großartiger Poollandschaft

Wir waren mit drei Erwachsenen und drei Kindern eine Woche in Antonellas Traumhaus. Das Haus ist aufwendig und liebevoll restauriert worden und es findet sich wirklich alles, was man braucht. Außerdem war das Haus ausgesprochen sauber und es gab sogar eine Grundausstattung an Lebensmitteln. Die Poolanlage befindet sich 20 Meter oberhalb des Hauses, sodass man einen schönen Ausblick aufs Meer hat. Der Pool ist großartig, es gibt dazu noch einen Whirlpool, eine Toilette und eine Außenküche mit Induktionsherd sowie einen hochwertigen Grill. Wir haben mehrmals den schönen Strand von Santa Maria del Focallo besucht, den man mit dem Auto in 15 Minuten erreicht. Auch sind Restaurants und Supermärkte schnell zu erreichen, man benötigt allerdings ein Auto. Antonella ist eine großartige Gastgeberin. Egal welches Anliegen wir auch hatten, sie war sofort bemüht, es zu lösen. So bekamen wir zum Beispiel drei Regenschirme, weil wir uns missverständlich ausgedrückt hatten :-), und im Anschluss dann auch noch den Sonnenschirm. Nachdem wir Antonella gefragt hatten, wo wir Cannoli bekommen könnten, stand sie am Abend gleich mit einer ganzen Packung vor der Tür. Als wir dummerweise einen Arzt brauchten, hat Antonella sich sofort darum gekümmert. Glücklicherweise waren wir zur Olivenernte auf Sizilien und die Kinder waren begeistert, Antonella bei der Ernte helfen zu können. Wir hatten eine sehr, sehr schöne Woche bei Antonella und kommen hoffentlich bald wieder.

Traumhafte Finca mit super netten Gastgebern

Super Kommunikation, stets freundlich und hilfsbereit. Die Finca hat eine traumhafte Lage am Hand mit einem wunderschönen Salzwasserpool und einem Whirlpool. Jegliche Nachfragen und Bitten wurden schnell beantwortet und versucht eine Lösung zu finden. Ganz klare Weiterempfehlung.

Amazing view, kind owner

We enjoyed ower stay very much - the house, the pool and the yacuzzi have an amazing view to the sea. Everything is clean. The house is lovelingly furnished, there`s nothing I missed. There`s a big garden in italien style - we liked to walk around and sit at any places we wanted. Antonella is a very kind person and cares for her guests. We were warmly welcomed, she explained all and answered questions at any time of our stay. Absolut recommendation!
