Linda’s house was beautiful and a great place for our large family ski trip. It had all the needs in the kitchen that allowed us to make family meals every night. The bathrooms were well stocked and the hot tub and the view were perfection. Only disappointment was the theatre room wasn’t functional, which caused us to change some plans for the kids. Great location and beautiful views - be sure you have 4wd in the winter as advised! Beautiful area to walk around as well.

Great home and location
Beautifull home mad great location. Easy access to Breckenridge and other locations in the area. The home was clean and plenty of room to enjoy. We would stay here again.
Our friend group goes on a ski trip every year in different locations. We landed on Breck this year and this house was absolutely stunning for the price. Very clean, very easy check in and check out. The steaming shower in the upstairs master was a GAME CHANGER after being on the slopes all day. Absolutely nothing bad about this house. Amazing trip all around.
This place is amazing for any occasion. The house is huge and lots of rooms with matching bathrooms.
We went here to go Breckenridge, Vail, and Beaver Creek. We are litterally minutes away from breck's gondola. Simply amazing and will stay here in the future, if it's available.
Great house for large family. Great activities for the kids. Snow sledding and building snowmen! Hot tub was a must. Linda's house instructions were perfect!
This is our second time at this property and we just love it. it fits our large family of 6 kids 3 adults perfectly. Plenty of space so we are not falling all over each other and the theater room is awesome. Owner is great to deal with and always responds quickly when we had a question. Would recommend this house to anyone.
Minus a no-water issue when we first arrived (which the owner helped solve and gave a small refund for troubles), the stay was wonderful. It is a beautiful house with a well stocked kitchen. We couldn’t get the theater room to work (we think maybe it’s older dvds that could be used), but friends were able to utilize the TV downstairs if they needed a break. Dining table was large enough to fit all of us at meals and game night. Rooms were all reasonably sized and had shampoo/conditioner— another plus! Office was great for work calls. There were a ton of games in there, too.

Glad you enjoyed your stay! I wish you had let me know you couldn’t use the theater room. It’s connected to Apple TV so you can stream TV and movies. It’s working well, not sure what happened. But the most important thing is that you had a great vacation and made fun memories with your group.
The house is well designed and beautifully crafted, and in a mountain setting which is truly magnificent. There are a few maintenance issues which need attention, but we would recommend this house as a wonderful place to stay. The open living room/kitchen was a marvelous place to gather, and our family group of twelve spent most of our time there. The downstairs family room was also greatly used, particularly by our 4 grandchildren who loved to gather there to play games, use their devices, or watch television.
The kitchen and laundry room are nicely equipped with quality appliances, but some routine maintenance is needed. We were notified before our arrival that the icemaker/water dispenser in the frig was broken, and would not be repaired for the duration of our stay. That needs to be fixed, obviously. On the six burner Viking gas cooktop, some of the burners do not ignite, so they must be manually lit. Once the burners are lit, the cooktop works well. The gas grill on the deck seems to have the same issue – only one burner has a working starter. Another issue is that to operate the trash compactor, one must push firmly in on the door to maintain the seal during operation. The dishwasher and the disposer in the kitchen work well. Also, the laundry equipment is new and works well.
We would have loved to have been able to fly the flag on the 4th of July, as all the other neighbors in the area were doing, but the bracket on the front porch was broken.
The hot tub on the deck was marvelous, and greatly enjoyed by all of us. We also loved the magnificent mountain views and the sunsets from the deck. Because the deck faces west, the late afternoon sun was occasionally intense, and we wish we had thought to bring an umbrella for shade. The wood chairs on the deck could use cushions, or at least some sandpaper – 2 of our family members got splinters in their bums from those chairs!
The lower level patio had a nice swing on it, but the weeds growing between the patio tile, some 2 feet tall, were a distraction. We did use that patio for our Cornhole game, however, and weeds or not, it worked well.

While I am glad that you enjoyed your vacation, I do wish you had contacted me at some point during your stay so I had the chance to address your concerns. I gave you my personal cell phone number as well as my personal email if you needed to contact me. In addition, you could have just used the email through VRBO. I apologize for any maintenance issues that we had. Some were valid. I apologize about the weeds. Our house remains in snow almost to June and then I had back to back renters before your arrival. I apologize about the refrigerator. That happened right before your trip. I decided to replace the entire refrigerator and just got word of a delivery time. I'm sorry about your experience with the chairs. We have used those many times and have never experienced any slivers. The wood is quite smooth. I do wish you had contacted me about the cooktop. The burners do work correctly, sometimes the covers need to be lined up properly. The trash compactor also works correctly, there must have been a user error that I could have explained. I welcome communication with guests and am very responsive to problems that arise. My hope is that every guest has a great experience in our home!
This is a very well managed, nicely furnished property. Our group cooked most meals at home. The kitchen has excellent appliances and lots of good cookware. The living room and deck area are very comfortable. The twelve family members in our group all had good rooms with comfortable beds. I recommend this property.
This was a beautiful property with breath-taking views, perfect fit for our extended family to gather, ski, have meals together. Kitchen was well-equipped with everything you need. Minutes to the base of Breckenridge
We had a wonderful time in Blue River. Just minutes away from Breckenridge and an amazing view of the mountains. Plenty of rooms and common space that it allow space for all six of our kids, ages 1 - 14. Great communication with our host and would recommend this vacation paradise to anyone looking for a place away from the busy streets of Breckenridge but just moments away from the center of town.
The house is really well suited for large groups. Lots of privacy and large hot tub. We also chose this home bc it's near the trailhead of some great hiking. The drive to town is about 10 mins (3 miles), but you have to go very slowly in the neighborhood. If you rent in winter, you'll need a 4x4 - steep and gravel road.
This home, its setting, and its owner/operator are all spectacular.
The home.
Our "core family" stayed in three of the bedrooms for three weeks June 2021 (we in the upstairs queen with its own bath,; our daughter and her husband, infant and toddler in the "master suite; and our bachelor son in the basement queen room with bath) . A rotating contingent of friends and family occupied the other bedrooms and the pull-out couch in the office, so the house was fully occupied nearly all the time. Everyone had space for work or solitude when desired, and the "public spaces" were great both indoors (excellent "great room" on main floor and game/work spaces on the lower level) and outdoors (the upper deck is excellently proportioned and the gas grill and hot tub were great).
Different people were in charge of cooking at home every night, and the kitchen and utensils worked very well. Bringing in chairs from the breakfast table, we were able to seat 11 or 12 people at the dining room table.
The setting.
We views from the deck are terrific - as always, when it comes to mountain scenery, the reality outshines even the best photos. Evening sunsets were awesome. For visitors in June, the location was outstanding - literally a 15-minute walk from the Spruce Creek Trailhead, which gives access to Mayflower and Mohawk Lakes, as well as to the Wheeler and Burro trails. It's also less than a 20-minute drive to the McCullough Gulch Trailhead, and even quicker for those who opt to jump out at the trailhead for the 3.4 mile stair-master up nearby Quandary Peak (elev. 14,265).
Being just a few miles around the corner from (and above) Breckenridge was perfect for us. We had ready access to the shops and supplies we needed, but we also had real separation from town.
The owner/operator.
Linda Swinney is a "Super Host" in every way. She is a clear and prompt communicator, and very helpful to us in making plans for our first visit. And her mountain home bespeaks her character, intelligence and values.
Beautiful home, big enough for families, fun enough for lot of friends, lot of functional spaces; what a great home for share a perfect vacation.
The location is really close to main st. also to public parking and short walk to lift (QuickSilver lift).
Owner (Linda) was nice and easy to find (quick mail answer) tha it’s a plus.
If you are looking for a breaht taking views, comfortable an fun home, for skiing or summer, close to town, this house will be the perfect choice.

We had a lovely time visiting Colorado and this home was amazing! Gorgeous views, extremely comfortable beds, wonderful kitchen and great room! So much space! And the deck! Incredible! The setting is very private, which we loved—yet we were only five minutes away from Breck! The best of both worlds! We would stay here again and again! Thank you!
We choose this house initially due to the views and they did not disappoint! This house was perfect for our family gathering. as we had plenty of room and were all very comfortable. At first I was nervous about all 6 bedrooms being occupied and having such a full house but we never felt like we were on top of each other. It was also the perfect distance to downtown. Very homey with everything we needed and a great week; would highly recommend!

Great setting for a corporate retreat
Loved our time at your home in late January. The accommodations were excellent! The home gave our group lots of room to spread out but also great living areas to relax and to have informal meetings for our team. Thank you for a great trip. We will certainly be back!

About the host
Hosted by Linda Swinney
We are a family of 5, living in Denver. We love escaping to the mountains for the perfect combination of wonderful activities and relaxing in a beautiful setting. We enjoy skiing, snowboarding, cross country skiing and snowshoeing in the winter. During the summer, we enjoy hiking, fishing and biking. All seasons bring fresh mountain air and an appreciation for the laid back mountain lifestyle! We believe we are abundantly blessed and want to share our beautiful mountain home with others in a combination of rentals and donations, partnering with Domus Pacus Family Respite http://www.domuspacis.org/. We are honored to share our home!
Why they chose this property
We owned a 3 bedroom condo in Breck for about 10 years. As our kids grew older, we dreamed of a mountain house with room for friends and potential spouses and grandchildren. After 2 years of looking, we bought our beautiful mountain home! We loved the seclusion of being on 4 acres, complete with a hiking trail on our property! The views from the deck are amazing and help us to unwind from our busy life. We love being 10 minutes from the Gondola and yet having Spruce Creek Trail and Burro Trail within walking distance. It is the perfect combination of all we wanted!
What makes this property unique
Huge deck with amazing views! A secluded cabin in the woods on 4 acres in a tranquil setting with hiking out your door, yet only 3 miles to downtown Breckenridge with all of the restaurants and shopping. In the winter, only a 10 minute drive to the gondola to start your day of skiing. It's the perfect combination!!
