A comfortable, healthy home that stays naturally cool in the summer—ideal for relaxing or working, whether indoors or outdoors in the shade of the oak trees—and a great starting point for visiting cities and towns or immersing yourself in nature, whether on foot, by bike, or on horseback through the mountains or rolling hills that surround us.<br>On the ground floor, you’ll find a spacious kitchen equipped with dishes, a four-burner gas stove, a refrigerator with a freezer, an electric oven, a microwave, a TV, and a large marble-topped table that seats six. Adjacent to the kitchen, a living room and a porch with tables and sofas offer space for lunches, dinners, remote work, and relaxation.<br>On the ground floor are the bedrooms:<br>a double bedroom with an en suite bathroom and a single bed that can be converted into a second bed; two double bedrooms sharing a bathroom with a tub and access to a small panoramic terrace; and an open-concept room with a queen-size sofa bed.<br>Lime or raw earth plaster, wooden floors or earth stabilised with natural linseed oil… the result is a comfortable, healthy home that stays warm in winter and naturally cool in summer.<br>Surrounding you is a three-hectare plot filled with olive trees, bordered by large oaks, with small patches of lavender and rosemary, and graced by a young garden that is beginning to flourish. Before you, the gently rolling, cultivated hills of the green Umbrian countryside stretch as far as the eye can see towards the mountains of Lazio: from Mount Terminillo to the Cimini Mountains, passing by the majestic and solitary Mount Soratte, which marks the location of the Eternal City. After all, Rome is just a forty-minute train ride from us, or about an hour by car… so close, yet seemingly so far away.
