## The house

Welcome to your little Mallorcan retreat in the heart of Felanitx.

This entire apartment combines the charm of a traditional village house with the comforts you need for a comfortable stay. It is an independent, peaceful and welcoming space, designed to let you experience Mallorca at a slower pace and feel at home.

The property has two double bedrooms, a living-dining room, a fully equipped kitchen and a spacious full bathroom.

One of its main highlights is its two private outdoor spaces: an interior patio next to the living room and kitchen, and a spectacular upper terrace of approximately 80 m², equipped with a sun terrace, loungers, awning, outdoor furniture and shower.

It is the perfect place to enjoy breakfast outdoors, sunbathe, read, relax after a day at the beach or spend a peaceful afternoon at home.

The property has air conditioning throughout, heating, free Wi-Fi, TV, bed linen and bath and beach towels. You will also find a beach umbrella and beach bag, as well as beach toys for children.

For guests who need to work during their stay, the main bedroom has a desk and office chair.

The house is prepared for families with young children and provides a cot, high chair, baby bath, children's tableware and a travel cot/playpen.

Pets are welcome, in accordance with the house rules.

**Please note:** the property is located on the first floor and there is no lift. Stairs are required both to access the apartment and to reach the upper terrace.

## Kitchen

The kitchen is equipped so you can comfortably prepare anything from breakfast before heading out to explore Mallorca to a relaxed dinner at home.

It includes a fridge, freezer, oven, microwave, stovetop, dishwasher, washing machine, coffee maker, kettle, toaster, plates, glasses, cutlery, frying pans and basic cooking utensils.

The house has two private outdoor spaces:

After a day exploring Mallorca, you can return home, head up to the terrace, enjoy an outdoor shower and relax in the sunshine.

## Location: discover Felanitx and Mallorca

Felanitx is a traditional Mallorcan town where you can experience a different side of Mallorca, away from the atmosphere of the busiest tourist areas.

On Sundays, you can visit the local market and discover local products, food, clothing and handicrafts.

From Felanitx, you can easily organise trips along the east coast of Mallorca and visit beaches, coves and natural areas such as Cala Ferrera, Cala Sa Nau and Es Trenc, as well as many other corners of the island.

The area also offers opportunities for cycling, hiking and other outdoor activities.

For tennis enthusiasts, the Rafa Nadal Academy in Manacor is approximately 10 km from Felanitx.

## Arrival and stay

Check-in is normally from 5:00 pm and check-out is before 11:00 am. When occupancy allows, we can try to accommodate different arrival and departure times.

Keys are handed over upon arrival, and assistance is available throughout your stay by phone or messaging. For arrivals after 10:00 pm, we also have a key safe available.

The exact location is provided once the reservation has been confirmed.

## Important information

* Parties and events are not allowed.
* Smoking and vaping are not permitted inside the property.
* Quiet hours are from 10:00 pm to 8:00 am.
* Pets are welcome, but they are not allowed on beds or sofas.
* There is no private parking at the property.
* The property is on the first floor, with no lift, and requires climbing stairs.
* The house must be left tidy and reasonably clean at check-out.
* White towels are for bathroom use; specific towels are provided for the beach and sun terrace.
* We kindly ask guests to use water and air conditioning responsibly.

## Additional costs

The cleaning fee is €70.

For stays with pets, an additional €20 cleaning fee applies.

The tourist tax (Ecotasa) will be charged in accordance with the applicable regulations and the circumstances of the stay. It is €2 per person per day during the high season and €0.50 per day during the low season. Children under 16 are exempt, and from the ninth day onwards the rate is reduced by 50%.

The cleaning fee and Ecotasa are charged separately and are payable at check-in.

## Documentation and stay conditions

All guests must present their identification documents upon arrival and provide the information required to comply with current regulations and Royal Decree 933/2021.

The stay is formalised through a seasonal rental agreement, in accordance with the applicable rental arrangement and regulations in the Balearic Islands. Hotel-style services such as daily cleaning, permanent reception or breakfast are not provided.

## Sustainability

The property was renovated with the aim of reducing its environmental impact, using water-based paints and varnishes, ecological products, recycled materials and Class A or higher-rated materials wherever possible.
