About this property
Award-winning holiday accommodation on stunning Highland estate near Pitlochry
Located on the private 3,000 acre family-owned Straloch estate in rugged Highland Perthshire, this charming 19th century estate cottage is the perfect place for a peaceful rural break away from it all. Tucked up a beautiful glen on the southern fringe of the Cairngorm National Park, it feels wonderfully remote but is only 8 miles off the A9 (the main north/ south trunk road in Scotland) and the popular visitor hub of Pitlochry with its shops, cosy pubs and restaurants.
What makes this property really special though is the beautiful loch that can be glimpsed through the trees. Just 5 minutes' walk away, it provides a stunning ever-changing focal point to the estate. Enjoy a tranquil stroll around its shores, take our kayaks out for a paddle, go fly fishing for brown trout or simply sit and enjoy the sounds of the birdlife.
The cottage itself has been sympathetically renovated, combining original features and traditional décor with contemporary elements, resulting in a cosy and exceptionally stylish holiday property.
The open-plan ground floor features a comfortable sitting area with wood-burning stove (logs supplied), a sleek kitchen with stone worktops and dining area. Off the kitchen there's the a warm boot room with pulley for drying wet outdoor gear and a shower room with WC just off.
Upstairs, a stunning reclaimed roll-top bath sits alongside a modern separate shower. There are two equal sized elegant double bedrooms with designer wallpaper and very comfortable Hypnos beds (zip-link so they can be split into singles), feather duvets and crisp cotton bedlinen.
There's a charming garden to the rear of the house with a stream running through it and a little waterfall next to the terrace with outdoor seating - the perfect back drop for a relaxing drink. For children there are swings and a tree house style play frame with slide. The garden is securely fenced to keep children and dogs safe.
The games room (shared with the house next door) has a pool table, table tennis and darts - perfect for evening entertainment or rainy days.
There's masses to do on the estate itself, including wonderful walks from your door (self-guided descriptions with maps supplied), kayaking, fishing on the loch (April to end October), tennis and wildlife watching, including red squirrels that visit the feeders in the garden.
It's a fantastic place for families too - children love cycling along the quiet estate road to visit our rescue donkeys and our friendly pet sheep and to collect eggs from the hen run in the Walled Garden.
The 5 acre Millennium Wood with its network of paths, lochans and unusual trees is a great place to explore and also for walking dogs as it's completely fenced (we allow up to two well behaved dogs, subject to our doggy house rules).
Keeper's Cottage is well placed for taking off on day trips, whether it's to explore the many castles of Perthshire, Royal Deeside, Aviemore, Loch Ness or St Andrews. Glasgow and Edinburgh are within reach too.

This is the most peaceful place on earth. We stayed for too short of a time, but it was magical. The grounds, the island, the sheep and the comfortable home couldnt have been better.

What an appreciative guest, thanks and hope to welcome back another time.
We were staying at the cottage with four people and had a great time in this place. The house located in a very remote and beautiful area, but there is lots of tranquility and rest. We had a great time with our friends and strongly recommend it.
We had a wonderful stay here. We had everything we needed. Kitchen was well equipped, there was plenty of room for us, beds were comfortable, cleanliness was impeccable! Luxurious linens and toiletries made us feel very special as did the warm welcome with freshly baked scones. It was so quiet and just fabulous to wake up to the birds singing. Loved our morning walks on the property. This place has made us fall in love with Scotland.
This is the perfect cottage for a week away from it all. Fabulous location, fabulous log burner for cold nights, great walks around the Loch literally outside the front door. Can’t recommend highly enough.
The cottage was comfortable and cosy and had everything we needed. We made trips around in the beautiful area, but stayed on the estate a lot as well. Enjoying the views, making walks to the walled garden, the millennium wood and the one to the hut. We really felt at home and enjoyed the peace and quiet. The sheep, cows, squirrels, birds, the donkeys, hens were really nice to have around.
We enjoyed the meals we ordered, with Penny as the great cook.
We wil certainly go back another time if we have the opportunity!
This is a very unique and beautiful place to stay. Four of us stayed here for four nights. The house is immaculate and very comfortable with high quality linens a well-equipped kitchen (we cooked several meals there) and a cozy fireplace. The property is stunning with green pastures, gardens, animals and several trails ranging from manicured paths to rugged trails that go off the property. We took advantage of Penny’s cooking which is excellent, and we did a wild picnic which we highly recommend. The property is extremely quiet and peaceful as well with no road noise. Lucy, the host, was very responsive and helpful. We would definitely stay here again!

A great find
We have had a lovely week's winter holiday at this wonderful little cottage. Beautifully updated. Extremely well heated and very comfortable and well equipped. Wonderful setting. The girls had a ball sledging in the snow and improving their table tennis skills. Nice walks on offer. Lucy very helpful and easily approachable. Glenshee skiing only 30 mins away. What a great find!

I spent time on our first evening looking for a time when we were free and the cottage was available come back. It is that good.
The scenery is stunning... it's the Scottish Highlands, so that probably goes without saying. However, the location of the cottage means that you can get right to the heart of that beautiful landscape and truly appreciate how incredibly rich and varied it is.
The cottage is a great size for 4 and a did. It's warm and well equipped. The beds are super comfy and the antique bath is to die for. There are lots of thoughtful details - an interesting selection of games, a generous amount of wood for the burner, treats for the dog and scones and jam for us. I spent ages looking at the photographs and artwork on the wall and an equal amount of time perched on the kitchen window sill staring at the loch.
While I expected things to do at the cottage - walks, kayaking, tennis etc. - I hadn't expected to feel so at peace that I wouldn't want to venture out too far for fear of losing time at 'home'. We had short walks, long walks across the ridge, climbed huge boulders, cooked breakfast on an open fire on the island, watched the lambs/birds/squirrels/frogs and played hours of darts and pool in the games room. There was plenty to occupy us all - especially my two energetic boys (14 & 11).
Two extra special times were a guided walk with Lucy (who gave us all so much information and helpful tips to understand and enjoy the estate that much better) and an incredible and delicious picnic in the hut after a long (slightly longer than planned hike across the ridge).
Everyone that we met was kind and helpful. Thank you for sharing your beautiful estate 😊

Bucolic Retreat in the Breathtaking Scottish Highlands
If you've found this listing, your search is over. Book it, and book it now! The Keeper's Cottage at Straloch Estate has everything you desire for a peaceful, relaxing stay surrounded by a stunning pastoral landscape at the foot of the Cairngorms. As a party of 2, we had more than enough space to spread out in this two-story, two-bedroom, two-bath cottage. The first thing we noticed after stepping foot into the pristine modern kitchen, was a welcome basket from Lucy, the owner. Two luscious scones, accompanied by butter and Pinkster Gin Jam, and a basket of freshly laid eggs were left with a sweet note, as well as a Pinkster G&T starter kit! The bedrooms were spacious with ample storage for our luggage and feature a vanity, coat rack and full length mirror. The clawfoot bathtub is everything you're imagining, and I was lucky enough to enjoy two long hot baths during our stay. The cottage is supplied with Highland Soap Co. products, even shampoo and conditioner, which you can buy in nearby Pitlochry, a short 20 minute drive away. The kitchen is well stocked with all the essentials like spices, crockery, pots and pans, even a precious "egg coop" which housed the eggs until we were ready to use them. We prepared a hot breakfast each morning and dinner one evening. When the temps dipped, we threw a few logs into the wood fire and enjoyed the warm glow with a G&T and a dram. At night, darkness takes on a new meaning thanks to this unspoiled remote setting with only the light from a distant home flickering a few miles away. And if the ubiquitous Scottish rains come down, not to worry. The unit has two mudrooms - one at the front and the other at the back - with plenty of hooks for coats and hats. The beauty surrounding this property is hard to describe, but I'll do my best. You can spot the whitewashed exterior and bright blue door from the endlessly winding A924. Driving up the long gravel drive leading to the cottage, you're rewarded with jaw-dropping views of the estates rolling hills, glistening loch and their flock of grazing sheep. A gentle stroll up the lane will bring you to the secret garden, where guests are welcome to collect eggs each morning from the chicken coop. Just be prepared to get dead-eyed stares from several curious sheep along the way. Thistle grow wild along this lane, so be sure to keep watch for Scotland's national symbol. If you're considering an escape to the Scottish Highlands, make this your home base. You won't regret it.

We felt privileged to stay at this beautiful cottage in such an idyllic location. The views are breathtaking and the wildlife abundant - red squirrels and woodpeckers on the bird feeder is not something we normally see!
The freshly made scones and Pinkster gin and tonics went down well after a 6 hour drive.
The high quality tasteful interior is equipped with everything you could possibly need. Lucy has thought of everything. The cottage is lovely and warm made extra cosy with the log burner.
We preordered meals for our arrival from Penny - we then ordered them everyday! Highly recommend doing the same.
There are many things we didn’t have time to do, which means we will be returning again (and again… and again!)
Loved it!
Keepers cottage and all the surroundings have everything we needed for a holiday. Stunning scenery, wildlife and great place to stay. The games room and all of the on-site walks were great. We enjoyed eating lunch outside in the garden and having a cuppa on the bench outside in the morning. Watching red squirrels and woodpeckers visit the garden. The house had everything we needed for 2 adults and 2 children. Thank you Lucy for your prompt responses and recommendations!
What a place, absolutely loved it. The cottage has everything you need and is decorated and maintained to a high standard.
Plenty of small and long walks on your doorstep, the wildlife is wonderful, everything from Deer to red squirrels which you see daily.
Lucy recommended a drive to Balmoral, going through Glenshee to Braemar, and I can totally understand why. Truly stunning!
The food that Penny cooked was superb too, definitely recommended especially when you have a long drive or you just can’t be bothered to cook when you get back, delicious!
We couldn’t fault this place at all, strongly recommended.
Nestled in idyllic countryside Keepers Cottage is a gem amongst the stunning scenery.. Decorated and furnished to a very high standard, this delightful cottage offers the very best in accommodation on a beautiful estate! Lucy really does take a massive amount of pride in her work and has made the cottage feel like a home from home.. Freshly baked scones and a gin hamper on arrival was a lovely touch and they went down a treat..
From a gentle stroll around the loch to rambling through the woods, coming back to a roaring fire and a bottle of wine is just the perfect way to relax. . You really couldn’t ask for more!
I can’t recommend this cottage highly enough.. it’s a real treat!
We had a wonderful stay in Keeper's Cottage, what a place to relax, get away from it all and forget the world. Communication with Lucy and Penny was great, the cottage is beautifully decorated, very clean with a well equipped kitchen. There are loads of lovely touches, from the Highland Soap company products in both the bathrooms to the homemade scones left for us on arrival and the wood burning stove. We enjoyed everything available on the estate - walking, kayaking, table tennis, pool, board games, tennis. For us, however, the best things about the cottage are the peace, beautiful views and the wildlife, watching red squirrels in the garden every morning - AMAZING! We can't wait to go back.
We booked this property for a summer break for our family and dog. It is situated in a spectacular location and is so peaceful. We walked every day with most of the walks directly from the cottage. The food that we ordered (vegetarian lasagne and macaroni cheese) for our arrival was truly delicious. Garden is amazing and relaxing with woodpeckers and red squirrels each morning. Great area for wildlife. The hills were a bit taxing but well worth the views at the top. The cottage was luxurious and the games room a welcome addition.
What a find!!! Fantastic house in a wonderful area. Never felt so relaxed. Go to scotland at least three times a year and one of those trips will always be to keepers cottage. Owners were so helpful and so much info in the cottage. Awesome!!!!
This is the second time we’ve stayed here and we will be back at some point again! We just love this cottage and all the little extras like homemade scones make it very special. It’s such a lovely place to switch off from the madness of everyday life and recharge the batteries!
We had a lovely short break at Keepers cottage .The cottage itself was spotless and had everything we needed to enjoy our stay . It’s perfectly situated in a beautiful estate with many walks nearby and plenty of places to visit in Perthshireand the Cairngorms . We wish we could have stayed longer and definitely want to return
What a gem! I am so glad that we chose to stay here. It is quiet and a little off the beaten path, but not remote. There are several towns/villages a short drive away with castles, distillery's and plenty of unique shops. The 2 bedroom cottage that was ours for a week was a total delight. Exactly as advertised. Extremely clean and well equipped.
The welcome basket with scones, jam and a cocktail was a nice touch.
My husband and I had a lovely holiday exploring the countryside which was literally just outside the backdoor! A photographer's dream come true!
Lucy is pleasure to deal with. Not only is she a wealth of knowledge of the estate and surrounding area, she helped us find an emergency dentist on a weekend!
I would definitely visit again!
Thank you Lucy!
Clean, comfortable, modern but still cosy - a great place to stay, especially if you have dogs (the utility room/area is great for keeping the mud out of the main house). Communications were very helpful and friendly, and we even had a couple of gin and tonics waiting for us when we arrived. We all felt at home right away. We will be recommending the property to friends without hesitation - thanks for a great birthday break!
