About this property
The Snug - Modern Loft, spectacular grounds & heated pool
A clean and modern loft space for two, with access to a large 2-acre garden, a heated outdoor swimming pool, and several outdoor lounge areas. Separate from the main property, the space comes with an en-suite bathroom (with bath), a small kitchenette, TV/Lounge area, double bed, and views overlooking the gardens. The main property is our family home with a second B&B space inside, so there is always a host available on site. There may be other guests staying in the main property.
Situated in the beautiful Sussex countryside, 'The Snug' is a modern loft space/guest house that stands separate from the main property, our family home and second B&B space.
Perfect for a countryside getaway, guests have full access to our private gardens and outdoor swimming pool. The gardens have been designed so that there is always something in bloom. From late spring to early autumn, guests can admire the multi-coloured rose garden, throughout September guests might see grapes on the grapevines (they are very bitter), and for the rest of the year there is always something beautiful flowering. Open in the summer months, the outdoor pool is heated from May to Septmeber, and there is plenty of space for outdoor activities and basking in the sun.
There is plenty to explore outside of the property as well. A short 5-minute drive away is a quaint British village with coffee shops, takeaway restaurants, a supermarket, and, of course, several pubs. For avid explorers, there are plenty of scenic country walks and footpaths in the surrounding area. For stunning 360 views of the countryside and the Brighton skyline, 'Devil's Dyke' is a mere 10 minute drive away.
You're also only 20 minutes drive from Brighton and Hove with all the city has to offer. From beach swims to nightlife, from The Pavillion to the Pier, from gastronomy to shopping in The Laines there's something for everyone. Local guide books and recommendations, including live show and event information is available on site.
When staying in 'The Snug', you will have private access to the loft space and its amenities. Exterior spaces and amenities may be shared with other guests and the hosts. The main property is only accessible to guests of the main house and hosts.
As the property is our family home, there will always be a host available. Francesco is the main host and will be on-site most of the time. Rachel (Francesco's wife) works from home and is available in case of emergency when Francesco is away. Finally, Will (Francesco and Rachel's son) is frequently on site, and if he isn't working, he is always more than happy to answer any questions you may have. We fully understand the importance of privacy, so after check-in, we shall leave you to enjoy your stay and will only be around should you need us for anything. A full list of contacts and important information will be available at check-in.
As there are two B&B spaces on the property, there may be other guests staying on site. The main house space sleeps up to 7 guests. These guests also have full access to the gardens and swimming pool areas. These are the only shared spaces, and we kindly ask that all guests respect the space as they would their own home and be conscious of others on the property.
We want our guests to have a relaxed and joyful stay in our home and to make every use of the beautiful grounds and facilities. To enable that, we ask you to be thoughtful and respectful to our neighbours and other guests in the property, and we draw your attention to a couple of crucial points:
1) Our dog Charlie:
- There is a very friendly dog on site. His name is Charlie. Charlie is a fairly old dog, so he is very gentle and not loud at all. You may see him in the garden at times.
- Charlie loves meeting new people, especially if they throw a ball for him (not too far as he gets a little tired in his old age). Although he is a lovely and gentle dog, we kindly ask guests not to pick him up, pat him too much, or be rough with him, as he can get a little overwhelmed.
- There are several access points to the property, such as front doors and side gates. We ask all guests to ensure that these are closed when not in use to ensure Charlie's safety.
2) The pool:
- The pool is open and heated from May to September. During these months you are welcome to use the pool between 9am and 6pm.
- There may be times where we need to close the pool for maintenance or cleaning so please be aware that we cannot guarantee you will have access to the pool.
- Please be very careful in and around the pool area. There are no gates or guardrails so it is easy to fall in. The decking surrounding the pool is wood, so comes with a splinter warning.
- Please, please, please don't get out of the pool on the non-decking side as it will break the pool walls.
- The pool is 4 foot deep and there is ABSOLUTELY NO DIVING AT ANY TIME.
- PLEASE NOTE THAT YOU USE THE POOL AT YOUR OWN RISK.
3) The gardens:
- You are welcome to explore any part of our garden between the hours of 9am and 8pm year round.
- We work hard to keep it looking pristine BUT it is a natural environment which is regularly visited by deer, foxes, dogs and other wildlife so please watch where you walk!
- You may see our gardeners Rupert or Chris wandering around at times - they're lovely so do say hi!
- We have a bbq, shared between the two Air BNB properties, which you are welcome to use. PLEASE LEAVE THE BBQ AS YOU FIND IT - you will find bbq cleaning materials in your cleaning caddy. If you want to use the bbq at a specific time during your stay please let us know and we'll make sure it's available for you.
- We do have neighbours, and are of course on site ourselves so this isn't the place for an all night party! We ask you not to play music in the garden at any time.
4) Road Noise
Please be aware the property is on a main road and while the gardens are idyllic there will be some traffic noise, particularly at the front of the house during the daytime.
5) Extra fees:
- We are able to offer single night stays, with a surcharge of £90.
- We DO NOT add any cleaning fee to our rates, we simply ask guests to leave the property as they find it.
- We are happy, when possible, to offer early or late check out for a surcharge of £20 per hour. If you would like to arrange this please email to check on availability.
- We have an EV charger on site which can be used on request and for a fee of £20.
