Berkley Manor was the perfect accommodation for our family gathering. All 13 of us were very comfortable with the spacious and excellent layout. It is a charming place to stay and It’s history captivated us. Phoebe our coordinator provided superb support.
All in all we would definitely book again if we need accommodations for a large group.
This Property had that great Ocracoke feel both in the house and in the hospitality provided by Phoebe and Robb. House was comfortable and spacious. AC worked great! Great outdoor space plenty of parking. Kitchen handled our group of 11 well. Close to great restaurants! This would be my first choice stay if you need a large place for a group and want to be close to Harbor!
We enjoyed our stay at Berkley Manor so much two years ago that we went again. This time we included two additional elderly family members. Very comfortable. Lots of space outside and in. Huge dining room for meals. Quiet areas to read in. We love it!
Our group had a wonderful time staying at the Berkley Manor for a quick weekend getaway. We enjoyed the property and the proximity to everything on the island.
We loved the Berkeley Manor...comfortable bedrooms, lots of play space inside and out, several seating areas to read and enjoy the gas fireplaces, nice communal room with a large television, and great location close to Silver Lake and shops. We were not bothered by the smallness of the kitchen and it had everything we needed to prepare meals. We would definitely consider renting Berkeley Manor again.
Overall I would give it a 4.2 rating out of 5.0. Property manager, Phoebe, is a very nice person, was available most of the day over her cell. Very prompt to stop by to look into issues. Plenty of rooms, beds, bathrooms. Kitchen is small only 2/3 people can fit in at a time but dining space is huge with a very long dining table.
The place has very large open front and backyards, very close to the ferry, and water front. Good thing the house is on one end of the island and away from all the restaurants, shops, water activities. So, you get privacy and quietness. The view from the tower is awesome. Very clean rooms, bathrooms.
But we did face few issues which couldn't be resolved while we were there. Obviously the house is pretty old house but it went thru renovation and being kept nice. But you can still feel the oldness of the house.
The entrance area(inside) ceiling light near the front door doesn't work, it was little inconvenient when you return from outside at night, as you can't see it clearly area when you get inside.
AC in one of the bedrooms didn't work and Phoebe couldn't help to fix it.
Exhaust in one of the upstairs bathrooms didn't work and it becomes uncomfortable with the toilet odor to stay in the bedroom after the use.
TVs had cable but no netflix, hulu, amazon prime streaming. With the price of the staying so high, I would expect those would be available.
The front door keys had problem to open the door, you have to keep trying patiently to unlock the door.
But overall, it was a pleasant stay for us for 3 nights.
Great location. Managers were super helpful. Massive manor house is fun with its own character. We will rent again but if you want a Hilton, it is probably not the house for you.
The house has many characters and we loved it! It's located at a great and very convenience neighborhood. Everything is within walking distance. We really enjoyed the stay!

Great location, but kitchen needs improvement.
The property manager, Phoebe, was super responsive and great to work with. She responded to all of our requests in a timely manner and was very accommodating. The kitchen was very small which made it difficult to cook meals. I would highly suggest having a dishwasher installed and some more basic cookware purchased for those families who would prefer to cook in vs dining out. It would be good to have some shelving installed in the kitchen as well for storage of dishes, etc.

We had a wonderful time at the Berkley Manor. We were a little let down when we saw the kitchen, thinking it would be a nice big one, we like to hang around and fix meals, it was not a possibility in the kitchen. Overall we had a wonderful time. We love Ocracoke!!

Great location with history
Our stay at the manor was a mixed bag. We travel to Ocracoke twice a year for rest, relaxation, and the fabulousness that is the island. We had attended a private wine dinner at Manor and also two events at the barn which shares the property on previous trips. This trip was to be the best, so we thought and we were wrong. We were met by Phoebe, the caretaker, who is also married to Rob, one of the owners of the land. She was generally friendly. She informed us that only one key is given and we can leave it under the pot by the door for all to use. Upon her departure we set up the house with our large group. The space and history of the house are GREAT! We knew the house came with a modest kitchen, though the kitchen was the pits! The one mixing bowl had a hole, the pantry/storage area was a mess with the Owners items and decor. The cheapest quality cookware, limited on every aspect. Even though they advertise for up to 20, they don’t provide that much in tableware. Though the state of the modest kitchen was nothing compared to the onslaught of people walking into the house, being disruptive, etc. why? I think the house is such a piece of Ocracoke history and that there was a major ticketed events that would take place for the 20th Ocracoke festival, that was celebrating a huge anniversary. The owners offered no real help, except for signs written with pink highlighter(not effective), that stated private residence. This was only after I asked! I spoke with phoebe about the almost constant disturbance by people. I also spoke with phoebe about the horrible state of kitchen, nothing was done to remedy anything, except for the signs. The last night we were there, after our children went to sleep as did we, a woman with dark hair let herself into the Manor and went through to the private professional kitchen and then left through the kitchen door that leads outside. All which should not have ever happened!!! I mentioned all of this to Phoebe and Rob, via email and text, to which I was told It wasn’t phoebe as she wasn’t on the property that night, which is false, as the whole party saw her at the other house on property. The early morning setup and late nights of the festival, the almost constant intrusion from members of the public letting themselves into the house, trying to gain access to the house, etc made its a very stressful time. Rob offered aggressive excuses and no solutions. If you find the Manor under new management, by all means book!

Perfect spot for a family reunion, kid friendly, all the room in the world.
Brought my four grown kids and 8 grandkids to a beach family reunion. This was the perfect venue. Everything exactly as advertised, clean, all the space in the world for 5 families. Great common space, a modest but fully equipped kitchen, great air conditioning (August is tough on Ocracoke), a huge dining room that we could all share. The extensive grounds allowed the toddlers to run off energy, even a great dock that we used for kiddie fishing and crabbing. Easy access via a short drive to the most beautiful beaches in the world, plenty of stores for food, etc. Even though Ocracoke is packed with tourists in the summer, you would never know it when you stay in Berkley Manor, you have your own private estate. Perfect for large family get togethers.
