Luxury Seafront Villa with pool and direct beach access in Perazica Do, Petrovac

Perazica Do is tourist village, approximately 2km Northwest from Petrovac. It is located just by village Rezevici where the XIV century monastery of the same name is. It’s natural surrounding gives it right to claim the title of one of the most beautiful bay on Montenegrin coast, while monastery offers exquisite and famous olives and olive oil.

Villa is 160m2, with 4 bedrooms, big living room that is connected with dinning room (cca. 80m2), 2 bedrooms with 2 beds and 2 bedrooms with 3 beds. The villa is located on the beach and offers 3 white stone outside terraces and private access to the beach. One of the terraces is actually belvedere of the bay because it’s located on further most land point in the sea and provides spectacular view of the entire bay! Heated infinity pool with counter-current system is under construction and will be finished in April 2026! There is stone barbecue and shower outside.

Air Conditioning in each room (living room and bedrooms) and independent water supply (drinking source water). There is TV satellite pay-program and Wi-Fi internet connection.

Two sets of beach sunbeds are available for our guest FREE OF CHARGE.

Only 30km from Tivat airport and 35km from Podgorica airport, both offering regular international flights to most major European cities. Cilipi airport near Dubrovnik (Croatia) is also available.

Market, shops, cafe's and cash machine, pharmacy, restaurants and grocery shops are 2km (5 mins by car) to Petrovac, 10km (10-15 minutes by car) to the Sveti Stefan and 15km (15-20 minutes by car) to the Budva. Virpazar – in the heart of Skadar Lake is 15km. Natural and Culturo-Historical Region of Kotor, UNESCO World Heritage Site, is just 27km.

ANNOTATION: Villa has not been on the rental market since 2019. During this time all indoor and outdoor furniture has been replaced with the new ones (beds, sofa, sunbeds, dining tables). Note that the positive reviews are based on the "old" setup.

Great week at the sea

We really enjoyed staying in this best located house with the most stunning view from the terrace. Great sundowns, the beach and sea and the never finished AS hotel next bay felt a bit like adventurous industry romantic. The beach is very clean and only some steps away, so a pool is not missing at all. The beach bar in the other side had really good quality food and friendly people.

Très bon emplacement sur une plage superbe.

Endroit très agréable et beau. Il faudrait informer sur l’accès piéton pour Petrovac que nous avons découvert par hasard et qui permet de passer une soirée restaurant avec 20 minutes de trajet magnifique au dessus de la mer. Seuls points négatifs: l’acces En voiture est difficile et la préparation de la villa incomplète: pas d’eau chaude à l’arrivé, difficulté de trouver les draps, Clim du séjour en panne. Malgré cela notre opinion est positive car nous avons passé un très bon séjour.

Nous avons passé un merveilleux séjour dans cette villa, endroit pour nous privilégié au mois d'août avec accès direct à la mer, sur une plage contrairement aux autres qui n'est pas surbondées, de plus nous avons des transats privés juste au pied de la villa. L'endroit et la villa sont parfait avec de l'espace, un magnifique jardin où il fait bon vivre avec une vue magnifique sur le coucher de soleil. Nous avons adoré cet endroit et l'équipement , la propreté, l'espace de la villa. je la recommande vivement, rien à dire. Nous sommes allés à dubrovnik , et aux bouches de kotor grâce à un super organisme MTO TRAVEL. de plus, nous apprécions d'aller faire nos courses à la petite ville d'â coté petrovac , à pied 20 mns. Nous étions privilégiés avec cette plage agréable , belle et sans trop de monde par rapport à budva ou aux autres endroits .

Beautiful place with amaizing view.

This house is the best place in that part of Montenegro to spend holyday . House is fully equipped and excellent positioned. The rooms are clean and basic. Big courtyard in front of the house is directly connected with viewpoint where you can enjoy an amazing view to the open sea. Sunset from that point is astonishing. 50 m down the house is a nice beach with a restaurant. House is tastefully designed and blends beautifully with the local lush green environment.. Waking up in the morning with the sound of the sea is something ingenious. By day there are birds singing and making relaxing atmosphere. This is the right place for recovering and resting. Big like, and for sure I'll be back again!! p.s. Owner of the house is very decent and polite :)

Strandhaus aber keine Luxus Villa

Wir hatten das Haus heuer Ende August mit 10 Personen (5 Kinder) für 1 Woche gemietet. Die Lage des Hauses ist geradezu perfekt oberhalb des Strands und der Ausblick von der Terrasse aufs Meer und Sonnenuntergang ist genial. Leider gibt es aber auch einige Einschränkungen, die man vor dem Mieten des Hauses wissen sollte: - das Haus ist nur zu Fuß über die Stiege die zum Strand führt erreichbar, die Zufahrt erfolgt über eine steile, holprige Straße zu einem Parkplatz vor der riesigen Hotelruine. Die Weiterfahrt über den Strand zum Ausladen ist eingeschränkt bis knapp vor die Stiege möglich. - der Strand wird, angeblich erstmals seid heuer, mit Schirmen und Liegen bewirtschaftet, was bei uns gleich einmal zu Problemen führte, da wir für die Strandbenutzung bzw. den nicht benutzten Schirm Euro 10,-/Tag löhnen sollten. Nach einiger Diskussionen & Telefonaten klärte sich die Situation und wir durften 3 der Haus-Liegen im hinteren Teil des Strands benutzen. - eine weiterer Punkt, vor allem wenn man mit Kindern anreist, ist das gut 2 Meter tiefe und gut 10qm große und ungesicherte Loch neben der Terrasse, wo angelblich einmal ein Pool öä. hineingebaut werden soll. (ist auf keinem der Fotos erkennbar) Abschließend ist zu erwähnen, dass die Dusche im Obergeschoss kaum benutzbar war, weil der Duschvorhang nicht befestigt war. Das untere Bad wurde ab dem 1. Tag von einer wahren Ungezieferplage befallen. Aber damit muss man wahrscheinlich im Süden rechnen... Nicht so schön war auch, dass bei einem Unwetter am Ende der Woche eines der 3-Bett-Zimmer durch die undichte Decke geflutet wurde. Die Sauberkeit im Haus ließ zu Wünschen übrig, außerdem sind auch noch die sehr "russischen" Elektroinstallationen im Haus zu erwähnen. Fazit: Die Lage des Hauses wiegt Einiges auf, allerdings würde dem in die Jahre gekommenen Haus einige Reparatur- bzw. Pflege-Arbeiten sicherlich gut tun. Aus den angegeben Gründen und den vor allem durch die anfangs heftigen Probleme mit den Strandliegen-Betreibern gibt's nur 3 Sterne. PS.: Die verlangte Vorauszahlung des Gesamtbetrags auf das serbische Konto der Hauseigentümerin bereitete uns zwar Bauchschmerzen, hat dann aber doch problemlos geklappt.

La maison ou nous avons passey deux etes inoubliab

C ‘est la maison où nous avons passez deux étés inoubliables… J ai du mal à déterminer si je préfère la belle terrasse où nous prenions l’apéro tous les soirs comme sur le pont d un bateau de luxe, et les soirées passées vautrés dans les balancelles en écoutant le bruit des vagues ; ou bien la descente à la plage, nôtre plage …et aussi la nature incroyable qui vous entoure et la gentillesse des gens que vous rencontrez… On reviendra, ça c‘est sûr !! Romantic and private stay, truly amazing!!!

This amassing house is a perfect stay for couples, that want to enjoy the privacy. It is situated just on the seaside with the breathtaking panoramic position overlooking the whole bay. There are four spacious badrooms with two bathrooms and main living room. The house features a beautiful and romantic balcony... A week was not long enough at this amazing place ! I would definitely recommend Perazica do, it is a slice of paradise that you won't forget!!!!
