About this property

Spacious and renovated stone house with swimming pool and stunning view

Old stone house entirely renovated in 2017 with the full comfort of a modern house which includes 5 bedrooms, 4 bathrooms, a separate guest toilet to accommodate up to 12 persons. Fully equipped kitchen + barbecue + covered terrace + garden + swimming pool (4 × 10 m) with salt electrolyser system + private parking.

All rooms are equipped with air conditioning. There are a washing machine & tumble dryer available. Free WIFI. 3 bathrooms with showers & 1 bathroom with bathtub. 1 separate guest toilet.

3 bedrooms with double beds; 1 kids bedroom with 3 single beds; 1 bedroom with 3 single beds (can be used as family room or for kids).

House well orientated (South - South West), having shaded terrace (with barbecue) and exposed terraces. Stunning view on the Boka bay with amazing sunsets. Garden available for playing and for resting in the shade or on the sun with a beautiful view on the sea bay and on the surrounding mountains.

Bed sheets & towels included (except beach/pool towels).
The pool has a salt electrolysing system, ideal for sensitive skins and very soft water to swim in. It is heated when needed for the colder season (May, June, September, October). The pool is secured with a fence and gate for access. There are 3 long chairs at pool area and a possibility to set an umbrella.

The property includes two houses with separate private areas, covered terraces, barbecue and garden for each of them. Only the swimming pool and a third garden down the pool is shared by the two houses.

The house is located in the village of Naljezici. Village located at the start of the hill at 5 minutes’ drive from the main road at a central place to reach many activities and facilities: 15 minutes’ drive to Kotor (Unesco World Heritage), 20 minutes’ drive to Tivat (Porto Montenegro), 25 minutes’ drive to Budva old city, from 15 minutes’ drive to many different beaches, 60 minutes'drive Mont Lovcen, 1h30 to Dubrovnick, 100 m from a Mini market, 7 minutes' drive to several supermarkets (including butcher, fish retail, ....) just down the hill, …. .

If you like peaceful but comfortable areas to rest and relax during your holidays, combined with an easy access to fun activities, interesting visits and discoveries, we believe that you will enjoy your stay in this lovely house.

Nearest airports are:
- Tivat (at 10 minutes’ drive, flights mainly in season from May till September);
- Podgorica (at 1h30-2h drive);
- Dubrovnik (at 1h30-2h drive; attention risk of queues at the border in July-August).

Non smoking inside house. No pets allowed except otherwise agreed in advance with owners. This property does not accommodate parties (hen, stag, bachelor, ... ).

Our stay was wonderful! The house is situated on a hill with beautiful views, nice pool and enough space in the house. The kitchen was well equipped, spacious (together with the living room) and offered also nice views.The bathroom could be a bit larger, but there were enough showers and toilets for a fully booked house.Communication with the owner (Amélie) was very smooth and helpful.We really enjoyed our holidays!

Very nice home with a view in a great location to enjoy a vacation near Kotar, Tivet, and Budva. Communication with host was easy and all our questions were answered. Home was very comfortable for our group of 8 and had everything we needed.

Wonderful Holiday

We had a wonderful holiday in the house which we were very satisfied with. Fantastic location with beautiful pool. We can highly recommend taking one of the 3 hour boat trips in Kotor Bay. Thank you for a fantastic holiday... :-)

Wonderful memories made.

The villa was clean, well equipped and spacious. The views from the open plan living area over Kotor Bay way amazing. The host was also very helpful, easy to contact and accommodating. Definitely hire a car to get around and explore. Kotor old town and beaches in nearby Budva were also fantastic. Overall a wonderful and very memorable family holiday, we would highly recommend it!

All of us - a family of twelve, six adults six children - greatly enjoyed our April 25 week in the Nalježici house. The owners were absent, but Amelie was always attentive and available by WhatsApp, and the local caretaker Snežana, who speaks a very good English, was very helpful as well. We were somewhat disappointed that the swimming pool was not heated as advertised (It was explained to us that heating starts in May), but some of us braved the very cold water anyway and enjoyed the experience.All in all, highly recommended.

Wonderful place with the most incredible view!

The house is stunning and is set in a fantastic location, easy to get to the main road but set up on the hill side with amazing views over the bay of Kotor. Inside the property is beautiful and equipped with everything you could need. There are plenty of bedrooms and bathrooms - we were a party of four adults and four teenagers and had lots of space to spread out in. We loved the pool, the outdoor dining area and the huge window to enjoy that stunning view! Overall a perfect place to stay for a holiday exploring beautiful Montenegro!

What a fantastic 10 days. The property is gorgeous and very comfortable, with AC throughout. Bedrooms well appointed with comfortable beds. Loads of space for everyone. The pool was perfectly clean and shared the stunning, picture-postcard view with the dining room (a view that the property pictures do not do justice to). A quiet location but near to the airport, towns and shops. Hugely valuable and enjoyable family bonding time, made better by the location. We very much recommend it

Great stay close to Kotor, Tivat and the beautiful Montenegro coastline

We loved our stay in JF & Amelie's place - it was exactly as described, recently modernised and in great condition, with fabulous pool and view of Kotor bay. The comfortable and air-conditioned villa was a lovely sanctuary to return to after hot days, and its location up the hillside away from the busier areas was perfect. July was very busy on the roads but we still found accessible routes nearby to all of the highlights, Kotor, Tivat, Perast, Mount Lovcen and even Lake Skadar which is well worth the drive. Communication with Amelie both before and during our stay was prompt and very helpful - many thanks!

I wish If I could give more than 10. House is very close to Tivat Airport max 10-15 minutes drive and to Budva like 25 mins drive and Kotor town less than 15 mins if no traffic. Amélie and Snezana they both make sure you have comfortable stay. I will definitely suggest this place to everyone. House is very clean and lots of toys for kids and ofcourse swimming pool is heated and clean. 10/10*********

Absolutely stunning property with sunset views of Kotor Bay

We stayed here as a large group of two families with teens and there was plenty of space for all of us. Amelie’s home is really beautiful- clean, well equipped and spacious with a great pool area and outdoor dining space with the most breathtaking views over Kotor Bay - especially at sunset! We have made lots of precious memories here and would not hesitate to recommend this place. If you’re looking for a quiet escape in a rural setting, but not too far from Kotor, Porto Montenegro, local supermarkets and beaches, this place will be ideal for you. We really fell in love with Montenegro - it’s still very much a developing country in many ways, hence the roads can get very busy, but I would definitely recommend Amelie’s home!

Excellent house with an astonishing view

The house is very nice, very clean, with really best equipment. The rooms are pretty, the kitchen is spacious and new. Every room has its own AC which can be important on hot days. We enjoyed a big terrace with BBQ and an astonishing view to Boka Kotorska. Montenegro is also interesting to explore. The pool is big enough, but we also went to different beaches. The owners informed us detailed about everything. They don't live in Montenego so we stayed in contact also with very nice lady who provided everything that was needed. We enjoyed our stay very much and will come again.

A fantastic house - The view and amenities are both great.

Had a fabulous 5 days at the house, with the views being even more amazing in person than in the pictures. The kitchen is extremely well equipped with every utensil you’ll need and plenty of plates, cups and glasses. The pool (which is heated) was great for morning, afternoon and evening swims. With 8 adults staying there was plenty of space and plenty of bathrooms to use so we never felt we were getting in the way of each other. A problem we had half-way through the stay was quickly fixed and we were made to feel very welcome. Recommend hiring a car to get to the house (and get around), with location being great that it’s 15-20 minutes from Tivat airport, as well as beaches, picturesque towns and lots of things to do (definitely recommend the Kotor cable car). Location is also a great mix of feeling you are in the countryside whilst only being a few minutes drive from supermarkets and local towns. There is a small shop about 100m up the road that stocks the essentials. Amélie provided a really helpful set of instructions for getting to the house, as well as a guide covering things to do and restaurants to visit (all of the recommendations we tried we ended up having fantastic meals at). Only thing you’ll need to plan into your trip is to go register at the local tourist office and pay the tourist tax. Finally the price for the apartment was superb and offered great value. If you are looking to book, do so as you’ll have a fantastic time.

Sehr schönes Haus mit wundervollen Aussicht!

Wir (Gruppe von 10 Personen) hatten hier einen schönen Aufenthalt (11 Nächte). Das Haus ist super ausgestattet und wir hatten alle genug Platz. Besonders hervorheben möchten wir den Pool und die Aussicht - ein Traum! Leider hatten wir zwischendurch ein paar technische Störungen (Stromausfall und kein Internet im Haus), wahrscheinlich aufgrund der Baustelle auf der Hauptstraße. Die Kommunikation mit den Vermietern hat auch immer super funktioniert. Vielen Dank für alles!

Ruhe und Erholung

Wir hatten einen sehr erholsamen Aufenthalt. Das Haus ist sehr gut ausgestattet, mit einer komplett eingerichteten Küche (Herd, Toaster, Kaffeemaschine, Geschirrspüler, Kühl-Gefrierkombination und allen dazu benötigten Utensilien. Es gibt eine große überdachte Terrasse, mit sehe tollem Blick auf den Fjord, Tivat & Kotor, einen Essbereich im Inneren, mit dem gleichen Blick, 5 Schlafzimmer, auf 3 Etagen und einen beheizten Pool. Das Haus liegt in einer kleinen Siedlung oberhalb von Radionovice. Ein kleiner Supermarkt ist direkt nebenan und die Gegend lädt zum Abendspaziergang ein. Der Zugang ist per Schlüssel Box. Wenn wir Fragen oder Wünsche hatten wurden diese sofort beantwortet. Wir haben uns sehr wohl gefühlt. Liebe Amelie, Vielen lieben Dank für die schöne Zeit. hatten

Exceptional experience

The property is located very well indeed to enjoy the area around Kotor Bay, the Adriatic coast/ Lustica peninsula and also the mountains accessed via the incredible Serpentine. The view is sublime and the property benefits from sun through the whole day. Montenegro exceeded all of our expectations - friendly people, great seafood and unbelievable landscapes and towns to explore. Two things to consider - there may not be reliable city water supply but the owner and manager very efficiently responded and arranged for a secondary tank to be filled. The country is developing and there is building/ quarry noise locally, which can be intrusive at times, but seems to be ubiquitous and hard to escape from! However, we would definitely recommend this property and would be delighted to return. Highlights: boat trip on Skadar Lake, Buljarica beach and seafood restaurant Galija (very good indeed: lobster, octopus salad, squid, fresh daily fish), road trip up Serpentine to Lovcen Mountain and Mausoleum, great views and different perspective on country, Perast out of season, restaurant on way to Perast: Stari Mlini for a special experience in a great location.

Maslina House? A perfect stay!

What a great house to stay in with a group. Spacious, modern, good swimming pool and a perfect view on Kotor Bay. Good communications and service but from the landlord as well as the caretaker. Definitely a place to rent! You won’t be disappointed!

Wunderschönes Ferienhaus

Das Ferienhaus hat alles was man für den perfekten Urlaub benötigt. Ausgezeichnet ist die Ausstattung zum Leben und Ferien machen, denn durch die notwendigen Ausstattungen wie bspw. Gewürze, Küchenutensilien aber auch Utensilien für einen perfekten Pooltag fühlt es sich an, als würde man ihr Haus benutzen. A few days after arriving in this Mediterranean experience in Tivat/Kotor area with this amazing seaside and mountain area, we decided to look for a house near the coast.
After almost a year of prospects and negotiations, we finally purchased a promising property with old ruin/house and a fantastic view on the sea/bay. We've renovated the house for the purpose of living there.
With our kids, we've lived in our Maslina house for few years prior having to move to another destination for our work. We are therefore now renting our lovely house when not in use by us and our family. "Maslina" means olive.

Why they chose this property

A beautill view on the bay and the sea. Exposed old stone house. Very well orientated for the sun with big garden under the olive trees (possibility of sun and shadow). In a small village slighly outside the busy areas of the coast but very near to the shops and amazing attractions (Beaches, Kotor, Perast, Budva, Sveti Stefano, Porto Montenegro, ....). Comfortable.
