Booking Requirements:
* For pre-approved booking conditions:
1. Due to local laws and HOA requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by parents or legal guardians for the duration of the reservation.
2. Upload a valid picture of your driver's license or passport when booking via the VRBO app
3. If booking, you agree to follow and acknowledge that you have read and understood the "House Rules & Manual."

Check-in & Check-out:
- Check-out is at 11:00 AM (strict)
- Check-in is any time after 3:00 PM
** We will send you the e-lock code for the main door, which is set to the last 4 digits of your phone number.

Please let us know what time you expect to arrive and depart.
Check-in and check-out times are strict unless prior arrangements have been made. Exceptions can be made for a nominal extra fee only when there are no conflicts in the cleaning schedule or with other check-ins and check-outs.

NO Pets - NO Party - NO Smoking:
* NO pets & animals are welcome at this property due to children and other guests having allergies to pets & animals
* NO party or event of any kind is allowed at the property
* NO smoking/vaping of any kind is permitted anywhere on the premises
- If guests smoke inside the premises, there will be a $450 charge

* Please use the dining room for eating - abstain from eating and drinking in bed.
* The property shall NOT be used by more than the number of adults and children listed in your reservation.
* All guests shall abide by the house rules and good "neighbor" policy and shall not engage in ANY illegal activity.

* The quiet hours are from 10:00 PM to 8:00 AM

Child Safety:
Please note the property is NOT guaranteed to be baby-proof or childproof. Please inspect the space when you first arrive and move any breakable items or choking hazards out of your child's reach. It is your, and all the guests', responsibility to watch your children at all times.

Liability:
Your stay on our property acknowledges that we, the hosts, are not liable for any injury to you or your guests while on our property.

Damage:
Accidents happen. If you or your guests break or damage anything, you are responsible for notifying us so we can replace it. If you inform us, we do not hold it against you in your review, and we can easily arrange compensation or replacement through VRBO's phone App.

We have a pest control service every month. Our home is surrounded by beautiful natural trees, so on occasion. Despite our best efforts, a stray bug, spider, or other nature-loving creature may wander inside, especially if a door or window is left open.

Please note that we respond to all inquiries between 8 AM and 10 PM (PST); messages received after will be attended to the next day. Thanks for understanding.

** Trash is picked up every Tuesday morning. If you stay during the trash pickup, please push the bins to the curb for pickup. That would be much appreciated!
