A long private driveway takes you to an elegantly restored, period colonial with modern amenities like geo thermal central air. The secluded property has a crystal clear stream running through it and has been likened to a mini adventure resort that can be enjoyed by hikers, adventurers and meditators. It was named after the springs that feed the crystal clear stream and swimming pool. Imagine hiking for an entire morning without crossing a road, hearing a car or seeing a soul, past turquoise swimming holes, waterfalls, 250 foot white granite cliffs, a small lake, deep gorges and ancient dwarf pitch pine forests. Then returning to lunch at a blue stone terraced Japanese fern garden with fountain pools and small waterfalls and spending the afternoon swimming and relaxing at a 50 X 30 foot, chemical free, swimming pool with a mill stone fountain. An elegant, simple yet grand, private getaway two hours from Manhattan.
NOTE: Eric, who personally built many of the hiking trails is available to lead an optional hike. Eric and Troy live in a converted barn on the property.
OUTDOOR ATTRACTIONS ON PROPERTY INCLUDE: *1) Historic, 100 year old, 50 X 30 foot swimming pool, with hand -carved mill stone fountain, (6 foot diameter mill stones were carved on the property 100 years ago.) 2) 100 private acres (a consortium of four properties connected by beautiful trails) with a mile of pristine creek frontage and a mile Minnewaska Park boundary. 3) pond. 4) Japanese garden with blue stone sitting area with small waterfalls and pools. (blue stone was recycled from historic Kingston Court house) 5) stream and cliff-side fire pit. 6) Blue Springs properties have 1 mile of gorgeous stream frontage with water falls and secluded swimming holes. 7) Large lawn (croquet, frisbee, etc.).
*Pool season: Opens between May 15 and May 31 (weather dependent). Closes between Sept. 15 and Sept. 30 (weather dependent).
NEARBY ATTRACTIONS : Extensive rail trail network (Entrance is 5 minutes by car and 15 minutes by bicycle). Minnewaska State Park "Official Entrance" with carriage roads for hiking and mountain biking: 15 minutes. Stony Kill Falls: 15 minutes. Mohonk Mountain House: 15 minutes. Woodstock: 40 minutes. Walkway over the Hudson: 45 minutes by car or three hours by bicycle on rail trail. Ashokan Reservoir: 30 min. High Falls: 10 min. Rosedale: 15 minutes. New Paltz: 20 minutes.

Staying in a secluded private park
Eric and Troy were the consummate hosts, we had a wonderful week staying at their property with our 14 and 17 YO daughters. Eric took us on a guided hike through his property, following the creek up into the mountains and continuing into Minnewaska state park which is contiguous with their property. He showed us the caves on his land which were occupied by native Americans thousands of years ago in which he found ancient artifacts. The house is great, was very cool during the August heat with its geothermal AC. The swimming pool is beautiful, water is crisp and refreshing, great place to relax after a hike or bike ride. We look forward to coming back!

Family quiet time
My family of five (and small dog) had a great stay. While we were mostly interested in swimming holes and the beautiful pool, there was a lot of hiking and exploring right outside the front door. Troy and Eric were very accommodating hosts with many useful recommendations. If you are looking for a very tastefully appointed house in a quiet, secluded location, this might be for you.

Amazing home with amazing host
This property was just magical! The home was comfortable and stylish with plenty of space to spread out. The spring fed pool and swimming hole kept us entertained and cool during the hotter days. There was so much to do nearby including farms, breweries, hiking, arts and great places to eat. The hosts were absolutely delightful and happy to share with us all the property had to offer as well as addressing any questions that we had. 100% will be returning

Troy and Eric live in a restored barn on the property. Troy is a social worker. She grew up in Manhattan and moved to the Hudson Valley in 1977. Eric grew up in Hartsdale, New York and moved up to Accord in 1975. Eric was a playwright until Troy and he started an adventure travel company, "Earth River Expeditions" in 1989 which does international river conservation work and takes people on rafting and multi-sport expeditions from Patagonia to Tibet. Eric co-founded the Rondout-Esopus Land Conservancy in the Valley.

The secluded 90 acres (actually a consortium of three properties connected by beautiful trails) have a mile of Minnewaska Park boundary and offers a multitude of adventure activities right out the door including; hiking on numerous trails and swimming in deep blue pools in the stream that runs though the property. It is also a marvelous place for photography.

What makes this property unique

The house is a fully restore Colonial with modern amenities including geo thermal central heat and air conditioning. There are numerous places to relax including a flag stone Japanese garden with small falls and pools, stream-side fire pit, poolside patio and chestnut gazebo, screened in porch, living room with fire place, sitting room/den and authentic country kitchen with full wall cooking fireplace. The historic 100 year old, 50' X 30', chemical free swimming pool and mill stone fountain were constructed out of the same cement used to build the Brooklyn Bridge and the base of the Statue of Liberty.
