Experience Old Grayton's allure at 'Presence'. This cozy and peaceful cottage includes four (4) antique pine queen size beds in (2) separate bedrooms and two (2) bathrooms only 150 yds from the beach. The pictures below say it best. The quaint 1920's cottage has tongue and groove wood walls and ceilings all updated to preserve its original charm but are coupled with all the modern conveniences including high speed internet access.
Perfect for family getaways...fenced yard, front and rear screened in porch, and only a short stroll to the Red Bar's famous Picolo's restaurant and Chringo's across the street . Experience the private outdoor rain shower covered with Jasmine which adjoins the rear deck.
The sunsets are absolutely incredible.....Grayton is a 'step back in time.' This historic gem is nestled between two state park areas and still possesses the character and charm of yesteryear, come and create everlasting memories .

Very quaint comfortable cottage in a great location in the heart of Grayton Beach. About a block walk to the ocean beach and great restaurants. Quick access to 30A where you can explore towns east and west on the coast.
We loved everything about our stay.... the host was above and beyond with communication and care. The property location was ideal.... zero issues, perfect stay. Would not have changed a thing. THANKS
We loved the cottage as it retained the historic feel of Grayton as an old time beach town. The beautiful back yard and screen porch in front offered relaxing places to hang out, read and enjoy nature. The cottage was tastefully decorated and clean with all the necessary amenities, comfortable beds, good showers inside and outside. Our host, Jim, is a prince and very responsive. Being a short walk to the Red Bar is a real plus too! I've driven many miles to go to that restaurant. All in all, a great stay at Grayton!

Loved everything about our stay! So close to the beach, and the property has all you need for it - chair, wagon, beach umbrella. The cottage was spacious but cozy, with more than enough room for everyone, and beds were firm and comfortable. Easy check-in and check-out. Would definitely stay here again!

We love Grayton beach! Been going there for years…The old cottage is so cozy and comfortable! Our host, Jim, was really nice and made sure everything was perfect. Our cottage was a very short distance to the beach! We never needed to get into a car, everything was walkable. Loved our time there!
We loved our stay at Grayton Presence. It’s a wonderful beach cottage that is comfortable and in a great location. It’s such a gem that I kinda wish I didn’t have to leave such a great review for fear it may be booked the next time we want to visit. But it’s just too good not to share. The host is generous with supplies and gave us some great tips for our stay. It was super clean and had everything we needed- even beach chairs and umbrellas. We will be back
Staying at Grayton Presence was a great—few steps from the beach and with space. The functional kitchen and cozy living areas, including a charming porch, made our stay comfortable. Its prime location offers with dinner restaurant and bar with easy access to other local spots. Plus, the added convenience of an outdoor shower was perfect for rinsing off after sandy adventures. Recommend for a memorable beachside experience.
Cute, quaint cottage in a phenomenal location! It is a quick, short walk to the beach; no more than two blocks. You can see the beach access from the front door. It is also a block ’s walk to The Red Bar and Chiringo’s. It was exactly what we were looking for; an original beach cottage vs a new build. It is clean and the owner was easy to work with. Our teenage girls loved the freedom to walk to the beach and various coffee shops.
Jim was easy to communicate with and quick to solve problems. I think it should be mentioned the street that Grayton Presence is on is incredibly busy, especially in the evenings. The location was nice besides the constant traffic. Didn’t love that the house only has window AC units.. bathrooms are hot and muggy. The screened in porch could use some love. We had a fun week but probably won’t return to this house again.
My family of 5 (all adults) were very happy with our stay at Grayton Presence. We had everything we needed in the kitchen, plus beach chairs, skim boards, and a cart for the short walk to the beach. I especially liked the screened porches on the front and back of the house and the outdoor shower - it kept us from getting sand everywhere in the house. It was great having the 2 bikes, and also the grill and patio table outside. The beds were comfy so we slept well. Another plus is that the owner was always available and helpful if we had any questions.
Overall, we were all really pleased with this property. The kids told me how much they enjoyed spending the week together and how glad they were that I’d found the property. We’d definitely stay here again.
Sweet little cottage 10 minutes walk to the beach and restaurants.
Built in 1925, Grayton Presence stands in contrast to the towering condo buildings nearby and the fairyland of Seaside and other glitzy modern developments.
If you prefer classic to crass, this house is the one for you.
Jim is a cordial and attentive host who sincerely wanted us to enjoy ourselves, and we did.
The only dark note for us was the parade of bikers who seemed to appear 3-6 p.m. each day intent of making as much noise as possible as they sped by.
Only 3 houses to corner (where Red Bar is located) and only maybe 20 yards further to beach access. GREAT LOCATION! Kitchen had everything we needed to get by. I knew Jim was only a phone call away, if we needed anything. Great Owner!!! 2 beds in each of the adjourning bedrooms & were very comfortable. We didn’t spend much time on the back porch. Just preferred the front screened in porch. Spent every evening out there. Great spot to enjoy a drink and people watch. Inside was very quiet other than window air conditioners (very cool inside!)…which was like white noise. Great for sleeping. Couldn’t hear outside noise/music from down the street while in house. (Which wraps up early. No late night noise.) Easy parking in front of house. No problem with bugs of any kind. Ample water pressure & hot water supply. 2nd bathroom off kitchen wasn’t ideal but wasn’t a problem either. If you’re at beach w/ someone you’re probably close enough to walk through kitchen in a towel. Lol Coffee early on the beach was best part of day. (Drip pot. Filters provided.) Very few people out there around 6:30-7:00. Set your chairs early (by 8:00) to get a good water front spot. Good chance of seeing the dolphins go by. Go to The Red Bar and order the Salmon! OMG!!! So amazing we went twice and ordered the Salmon both times! Worth every penny!
This charming beach cottage on Garfield Street was so lovely. I love the historical aesthetic and the original wooden furniture. Two bathrooms, one with a tub and one with a shower stall, were perfect for our family of 5 (me, my partner, and my three daughters ages 5, 7, and 9). The outdoor shower was a great perk as was space to hang towels and such after a day at the beach / dune lakes, which was conveniently a block away. I loved the proximity to the dune lakes because the surf was dangerously high, but we didn't have to miss out--the kids splashed in the not-too-deep lakes and had a great time. They swam, skim boarded, built sandcastles, and frolicked for hours each day of our stay. The house is less than a block from the charming artsy Zoo Gallery (I got some beautiful earrings for myself and a friend), the iconic Red Bar, and delicious Chiringos. With a nice pad of grass outdoors and cornhole boards, we had a great time frequenting this restaurant / bar. We didn't dine on the roof; though, that's an option. In the evening, we strolled down for sunset. While we visited other parts of 30A (only twice), I was in the happiest place to just stay at the house, cook, enjoy time with my girls, and play at the beach. It was perfect, and I'd absolutely visit again. As my girls get older, we'll opt to bring our bicycles, so we can explore a little more, but for now, this was everything we needed to make lovely memories in a charming space!
We had a great stay! The cottage was clean and had everything we needed. The location was close to restaurants and the beach. We would definitely stay there again.
