Nestled in the exclusive paved entry enclave of South Akumal, Akumal Breakers enjoys a prime location on one of the most sought-after beachfront residential neighborhoods in the Riviera Maya. This serene neighborhood has a 24/7 guarded entrance and limited beach traffic and is part of a fully functioning HOA that oversees security, street and beach maintenance. South Akumal Bay is protected by a large cluster of coral breakers which enable low-impact snorkeling, kayaking and stand up paddle boarding. Jungle Fish Beach Club is only a 15-min walk up the beach and Lol Ha is about 30 min.
INSIDE THE VILLA
The villa interior is a masterpiece of thoughtful design, offering dramatic Caribbean views from three bedrooms and the large ground floor living space, including the kitchen. Non-slip porcelain floors ensure safety and style throughout.
The kitchen and bar are equipped with Dekton stone countertops from Spain and precision laser-cut cabinetry by Ixina, a premier German kitchen company. A Teka air fry oven and 4 burner gas range set the stage for wonderful meal preparations in the spacious kitchen.

POOL, GROUNDS, AND BEACH
Akumal Breaker’s private outdoor sanctuary has ample space to chill out and listen to the Caribbean waves or the cascading waterfall. The solar-heated pool is surrounded by non-slip Piedra Maya Vista stone, designed to reflect the ancient cenotes of the Riviera Maya. Enjoy morning coffee in the handmade wooden Adirondack chairs and family meals at the large table overlooking the pool and beach.
A rare smooth, sloping sidewalk provides step-free access from the street to the rear of the villa, with the narrowest point measuring 84 cm (33 inches), accommodating most walkers and wheelchairs. A wooden ramp is available by request that provides access over the two steps into the Beach room with just one additional step to access the dining and bar area.

STAFF SERVICES
Enhance your stay with personalized services provided by our trained and dedicated staff. All prices are in US $ and do not include staff sips. Services are to be paid in US $ each day or they can be paid at the end of the week by credit card with a 3% fee.
Pickup To-Go Meals: $30 per trip in Akumal / Chemuyil. Includes ordering and pickup.
Grocery Shopping: $40 per trip. A pre-arrival trip can be arranged. Max 50 items.
Meal Preparation: $50 per meal for the entire group plus the cost of groceries and shopping. One entree per group. Please note that vegan, vegetarian and gluten-free options are not available. Meal preparation plan available after booking.
Massages: $60 per hour on the beach or in the villa.
Laundry: The staff can machine wash and dry 2 loads of clothes at no charge but are not responsible for any damages. Special care not available.
External Chefs: Not permitted due to lack of responsibility and care for the kitchen.
RENTAL PROCESS / RULES
All rental communication with the owner will be via email and ONLY with the group leader.
Confirm all passports are valid for your entire travel dates, which may vary by airline.
Select “BOOK NOW,” check availability, enter information and credit card.
50% of the invoice must be paid in order to secure the reservation, with the remainder due 60 days prior to check-in date. 100% due at booking for New Year’s, Easter, Thanksgiving and Christmas weeks.
GUEST agrees to pay a refundable damage deposit of $700 USD via credit card, PayPal or check at time of booking. Any damages in excess of "normal wear and tear" will be deducted from the deposit, which will be returned within one week of check-out.
Review and sign the rental agreement.
Once your rental deposit and agreement is complete, you will receive:
Confirmation and payment receipt with a link to your agreement
A trip planner with directions, safety rules, trip tips and option to request a shopping trip and plan any meal preparations.
One week before arrival, the group leader will be requested to provide important security information. Once received, we will send your private door code by email.
