Tranquil, Modern Retreat with Distant Mountain Views, Sauna, Wood Stove
Nestled on the slopes of Roundtop mountain, you'll never want to leave the Roundhouse. Gaze at the panoramic mountain vista while you relax by the log fire. In summer, fall asleep in a hammock shaded by a grove of white birches. Watch the sky turn pink during a long, lazy dinner on the patio. In winter, unwind in the sauna after a day of skiing and hiking.
Unplug at our peaceful, eco-friendly refuge when you're not exploring the beauty of the Catskills.

The views are spectacular. Just spectacular. It's our favorite thing about the house.
Our home is pentadecagonal (15 sided!); the round shape combined with the high ceilings and abundant sunlight make it feel airy and light. In warm weather, there are lovely breezes owing to how the wind wraps around the house. We've used principles of feng shui to decorate every room, to maximize the feeling of serenity.
We are also in the perfect location for outdoor adventures. It's 25 minutes to Windham and Hunter mountains, 5 minutes to Bearpen Mountain, and 30 minutes to Mine Kill State Park. Or you can explore the 7 acres surrounding the house--enclosed by original Dutch stone walls--and our quiet road.
But if you'd rather stay in, there are endless ways to relax and unwind. You'll find yourself slowing down -- warming your bones in the sauna, sitting by the fire, or just gazing at the 13 mountains you can spot from the living room. And there are plenty of books, movies, and games for you to enjoy during your stay.
When it's time to eat, you'll have access to a fully equipped kitchen - we have a Moccamaster, toaster, microwave, electric kettle, and full suite of baking/cooking implements, as well as numerous spices for you to use. The beautiful wood dining table extends to seat 12 so you can enjoy great meals together (or give the kids ample room to do arts and crafts). Generally, this is a house where you can spread out. We have two common spaces - the open concept living room upstairs with a wood stove and a rec room downstairs with a TV, Apple TV, and blu-ray player. Both have sectional couches where everyone can hang out together.
We are redoing the seating areas on the deck in time for Summer 2019! We plan to have the following: * A dedicated area on lower level for 3-4 sun loungers and umbrellas * Sofa seating for 6-8 on lower level with propane fireplace * Mini-seating area upstairs for 4 As always, we will have the outdoor dining table for 8 and grill for al fresco meals with a view.
We have good cell phone service (a luxury in these parts) and reliable internet access. We also have a smart home alarm system provided by Vivint. Guests receive a unique pincode upon booking, which unlocks the front door and disarms the house for the duration of their stay.
We are committed to sustainability and have eco-friendly geothermal heating and cooling to keep you cozy during your stay. To avoid the waste of single use toiletries, we offer pump dispensers of body wash and shampoo in all bathrooms.
We are also committed to our local community, and we've put together a welcome basket with our favorite locally-sourced products for you to enjoy. When available, our cleaning person also leave fresh eggs from her hens in the refrigerator for your breakfast!
If you're traveling with kids, we have a pack n' play, high chair, and child booster seat if you need it.
This house is truly our favorite place in the world, and it's also our first foray into homeownership (as we rent our apt in NYC). Thank you in advance for being considerate and respectful of our home!

We love to travel and adore the Catskills. We have two wonderful young children and live / work in non-profits in NYC: as a Diversity and Inclusion consultant and a Mentoring non-profit Operations Director. We love getting up to the Catskills regularly and are excited to share our wonderful home in Prattsville.
Why they chose this property
The views are incredible. If you're craving some perspective or some relaxation, this is the place for you. It's also a great house for relaxing with friends, as there is a fully equipped kitchen and, in addition to the living room, TV / games room. There is no shortage of outdoor space on the two decks and 7 acres of land to explore. We're at the heart of the region so you can strike out in many directions to enjoy all the Catskills have to offer. Or you can just stay home, wander the garden, lie in a hammock or soak up the heat in the sauna.
What makes this property unique
Again, the views. The sauna. This is a very warm and well-built house with lots of modern features and plenty of room for a group to spread out. We also have cell phone reception, which can be spotty in the Catskills, and Wifi that is fast enough to stream Netflix.
We are also located on a quiet road where you can take a walk and probably not see a car the entire time you're out.
Finally, in the event of a electricity outage, we have a generator that can power the house for up to a week (though please use energy sparingly).
