This 3-bedroom guesthouse is found at the end of a long private driveway off a dead-end road shared with the main house that is sometimes occupied by owner about 100 yards away. Enjoy the warm fireplace, a generous kitchen, porch, outdoor BBQ and wooded trails. Take in the beauty of ponds, starry nights and miles of nature trails that wind through the forest, across meadows, by streams and along stone walls, affording you stunning views and the sounds of nature.

2. If you use the fireplace, ensure all embers are completely extinguished, CLOSE THE FLUE.
3. Bathroom garbage can be left where it is, but we ask for "smelly" garbage to be placed in the garage.
4. Leave all beds that were used UNMADE. No need to strip the sheets.
5. Leave any used towels on the bathroom floor or bring them to the laundry room.
6. Notify us when you leave the house.
Failure to complete these may result in a negative review from the host.
Please provide the names and ages of all parties in the group and a detailed description of the pet, if applicable, within 24 hours of booking.
A maximum of two cars are allowed to park at the property. Any additional vehicles or visiting guests must be approved within 24 hours of booking.

The property is stunning! Located minutes from the village and our favorite restaurants but far enough to know you are away from it all. The home is pristine and has incredible modern conveniences.
This beautiful home and surrounding area provided the perfect setting for a memorable vacation. The home has many upscale features-including an outfitted kitchen so cooking was a breeze. It’s a short drive to the charming town of Woodstock with many good dining options. The owners are hospitable and generous.
Exactly as described. One of the nicest locations we’ve stayed in, very peaceful and with fabulous views and sunny places to sit and enjoy nature. The hikes on property and walk down to the creek were lovely too. You are close to the owners’ house but this wasn’t a problem for us. Owners were very friendly and nice to communicate with.
We enjoyed a very lovely stay! The check in was very smooth and the accommodations were comfortable and quiet, just what we wanted. We could not have asked for more spectacular weather. The perfect weekend.
Beautiful property, serene destination and a very well appointed house! We slept well in the comfortable beds and the kitchen had all we needed to cook a full meal! The nearby Woodstock downtown has plenty to visit as well.

Place was incredibly clean and spacious. Our family loved staying at this house and even though it rained on our trip, we enjoyed being in the house and spending quality time together. Restaurants near town are lovely and they’re only like 5 minutes away. Would definitely book here again with a larger group.
The property was beautiful. Well appointed, very clean and it had everything you could think of! The views and hiking are incredible. It is minutes from town with everything you could need - food, store, restaurants. I would highly recommend!
The house was very large and spread out on three levels. It was generally very clean except for a situation with sheltering ladybugs. We ended up hunkering down on the first floor where the kitchen and living room are. The scenery was beautiful and we ventured into Woodstock to buy food for our family meals, as we love to cook. Although it was requested to throw bio degradable scraps and leftovers over the cliff to keep the bears out of the garbage can, I decided that it was unsafe for our family to do so. The cliff was super steep. As it was a family Christmas trip, we brought our own tree! Overall, I think it’s a property best suited for a couples trip or young single adults.
My family and I came to Woodstock to celebrate my wife's birthday. This property was the perfect place to stay and was an easy drive to all the places we were planning to go to in the area. A beautiful, peaceful location with lots of room for us to spread out and unwind after a day of activities. The hosts could not have been more helpful. We will be back.
Desiring escape from society and rest for your soul, look no further to this destination. Love it when a house has two completely different scenescapes encompassing the property. Inside accommodations very nice and adequate. Only drawback occurred on hot days the upper levels did not cool down very well at night time…thinking fans would be a good idea in a warming climate. Overall, a great and relaxing experience and worth the money.
Every morning, my dad took my 20-month year old son for a walk on the property, to see the wild turkeys and deer, walk down to the stream, and climb on the rocks. Perfect!
The house was great and very clean. I enjoyed sitting on the back deck with a diet Coke and listening to the creek.The host was very responsive every time I had a question.

The property was phenomenal, The owners were nearby and walk us to one of the 2 beautiful creeks. It felt like having a short hike thru the Catskills only you were still on the 35 acre property. We had friends with 3 children join our family of 4 and we fit comfortably. The space was modern and comfortable and the property was very close to the quaint Main Street of Woodstock, NY. We would definitely be back.
What a beautiful place. As a family with a 1 year old and a small dog. We were looking for a property we could relax in and spend a large amount of our vacation in and this place was perfect. The home was spacious, modern, comfortable and clean with beautiful mountain views. The property is akin to your own private nature preserve. There are all kinds of flora, fauna and landscaping to appreciate. Deers, gophers, foxes, wild turkeys can be spotted throughout the day. With a 5 minute drive to the town of Woodstock this place is hard to beat.
We arrived at this 3 story house on a very hot day, 95+ degrees. On arrival the A/C struggled to catch up. I contacted Vicki, the owner and she responded immediately and remotely addressed the issue.
The house was immaculately clean with plenty of condiments, coffee, tea etc. for our use. Every day we saw at least 6 wild turkeys, a dozen deer, two ground hogs, and a fox on the property. We loved seeing the wildlife. Just a few minutes drive to Woodstock where we found excellent restaurants. As long as you’re able to navigate stairs this is a great VRBO rental.
My husband, boys and I really enjoyed our stay at the house. We stayed Mon-Fri and would have even enjoyed longer. We were able to take a short hike down to the creek on the property, and spent the whole afternoon in our own private swimming hole. I loved reading on the deck listening to the stream. The grounds are expansive, and we felt free to roam and explore. While we were there we saw so much wildlife - turkeys, deer, and even a coyote.
The drive to Woodstock was less than 10 minutes, and we were within a half hour from some great longer hikes. Vicky was responsive and even though we overlapped a few days with her and her family in the main house, we still felt that we had our privacy and full enjoyment of the property.
We hope to be back sometime in the fall!

OUR HOME This is a unique home in an exquisite setting. Our home awards visitors with the bounty of one's own private 35-acre nature preserve as well as the convenience of close proximity to the village of Woodstock. This 3-bedroom home is exceedingly comfortable and family-friendly. It is the perfect weekend destination for couples desiring privacy and connection to nature as well as groups of friends and families who are seeking an incredible setting to share each other's company. SEASONS The property provides an immersive outdoor experience. The Catskills are beautiful any season, and this home lets you take advantage of the outdoors without even having to leave the property. WINTER: Snow, fireplace warmth, evergreen trees standing tall between the branches of bare deciduous trees, pond ice, shades of white and gray, pastel skies, cozy. SPRING: Birds and buzzing return, green leaves, geese in the pond, blossoms, the sound of rain falling on the roof. SUMMER: Frogs croaking, dragonflies, crickets, cicadas, moths, shiny beetles, wildlife, everything green, all things alive, all things buzzing, thunderstorms, swim, sunshine, play, flashes of lighting cross the room. FALL: The dreamy psychedelic colors of Fall. Cool breeze. Crisp nights. Stars. The fireplace again. LAYOUT: Upon entering the 2nd floor, you have one bedroom with a Queen bed, a half bath, and a large open living/studio area with a Queen bed, a full-size daybed, and a large sofa. There is an enclosed terrace off the living area, which is lovely to listen to the creek and watch birds! Downstairs is the large open kitchen, dining and living area with a wood-burning fireplace, one bedroom with King size bed, a full bathroom, and a laundry room. Upstairs is a loft bedroom with a full bathroom, closet, and office.

SLEEPING ARRANGEMENTS All beds are made with blankets and pillows. Closet space is provided for your belongings in each bedroom. 1st Fl Bedroom: King Bed 2nd Fl Bedroom: Queen Bed Loft Bedroom: King Bed 2nd Fl Open Area: 1 Full Daybed w/trundle and sofa ADDITIONAL BEDS Three Queen air mattresses are available for use; there is space in each bedroom for an air mattress if needed. The living room couches are incredibly wide and comfortable. Bedding can be provided for sleeping on them as well. KITCHEN The kitchen is modern and fully stocked with anything you will need to cook a delicious meal for your family or guests. Use of appliances including an espresso machine, coffee grinder, toaster, Vitamix is available. FIREWOOD for the fire place is provided. THE PONDS Please be aware that there are several ponds on the property. If you are traveling with small children or for whatever reason please take note of these dangers and take care. There are also a few covered wells on the property. Do not remove the stones and wood that cover them. Do not leave any children unsupervised. SWIMMING HOLES There are several swimming holes within a few miles of the house. Research The Big Deep and Millstream in Woodstock. These are incredibly close. The Kaaterskill Falls trailhead is about 25-30 minutes away and is epic. DOGS We are happy to host well-behaved dogs but you must please describe your dog before booking and note extra fees apply. In addition, we ask that you do not leave your dog unattended at the house. If you are not absolutely confident that your dog will not chase after an animal (we have plenty of deer, turkeys, chipmunks, birds, black bears, fox comingto visit our secluded property) or run to the neighbor's property, please always keep your dog on a leash!
A NOTE ABOUT THE BATHROOMS The house runs on a septic system. As such, we dispose of all baby wipes, paper towels sanitary products and food scraps in the garbage instead of in the toilets.
