This beautiful two-story oceanfront cottage has 4 bedrooms/2 baths upstairs with kitchen, dining and family rooms plus 3 bedrooms/1 1/2 baths with family room, playroom and laundry room downstairs. Beds total 2 kings, 2 queens, +8 twins. Upstairs on the ocean side, a large, covered porch extends across the front of the cottage with rocking chairs/tables and a swing. This porch extends to form an uncovered sundeck with a large enclosed hot water shower, everyone's favorite! We have baby gates on both sides of the porch, allowing dogs and children to enjoy the deck safely. A modern very well-equipped kitchen with a large pantry upstairs is complimented by a second full-size refrigerator downstairs and a large well-equipped outdoor gas grill. The laundry room features a new Samsung washer and dryer. Downstairs is connected by outdoor stairs and features a family room with TV, VCR and Ping-Pong table. Linens including beach towels are not provided. Across the street, our property is suitable for crabbing, fishing, canoeing or kayaking. Crab pots are provided while fishing gear/boating rentals are available on the island. The beach in front of the cottage is easily accessible for all ages. We are blessed with a very wide, high quality sandy beach and wonderful swimming conditions. Nearby, the town of Topsail Beach has a number of excellent restaurants featuring fresh-caught local seafood and farm-to-table fresh vegetables and meats. An old-fashioned putt-putt and ice cream shop plus the charming White Crab Coffee and Bookshop. Across the street from our cottage, a very nice bike/jogging path allows for fun trips the short 1 1/2 miles to the town of Topsail, so bring or rent your bicycles!

We enjoyed our beach stay & had a great time while there. The owner is great to work with. So accommodating & quick to respond with questions. We liked having two separate spaces but did not like the twin bed area (downstairs) being right at the door. But we made it work. The upstairs is really nice, plenty of seating and a nice dining table that accommodated our entire family. Loved the outdoor spaces! Beach access is perfect. Once again the owner was great!!!
Location great. Porch and outside shower great. Parking is super. Nice appliances Second refrigerator down in garage apartment a bonus. Separate entrance to upper and lower floors pros and cons. Cottage is old. If you like modern style house this is not for you
We really enjoyed our stay. There was plenty of room for everyone and it was right on the beach. We especially love the big outdoor deck and shower and easy access to the water.
Property as pictured; very flexible space for a large group. Amazing beach and sound access. Lots of time on the decks taking in the views and sounds of the ocean.

This home has a fantastic location on a quiet section of Topsail. There was plenty of space for all of our family, with 3 full baths and a 1/2 bath. Even an outdoor enclosed shower as a bonus. The deck and covered porch are fantastic for relaxing when you need a break from the sun. Kitchen is well stocked, also. The host is super accomodating and helpful, with very quick replies. Would absolutely come back!
This property accommodated a large group (14) easily. The beachfront and large porches made viewing both sunrises and sunsets a delight. Outdoor shower on the deck was great. Kitchen (2) were well stocked and accessible. Plenty of bathrooms. Laundry room was great. It was comfortable and made for a delightful stay.

We truly enjoyed our time in this home! The view of the ocean was absolutely gorgeous and the back porch was amazing with plenty of seating and a roomy outside shower. The kitchen was fully equiped with everything we needed plus lots of extras. We felt the location was perfet with shops and restaurants, coffee, ice cream, seafood on one end, then Surf City the other way with much more to see and do. The beach was easily assessible and so private, we absolutely loved it! Although the home is older we felt it had everything we needed and accommodating for our family needs. Thank you Janet for sharing your home for us to enjoy, we are greatly aprpreciative!

There was not stairs leading to basement from inside of property. In order to go do laundry or get to 3 bedrooms you have to go outside and down stairs. Very inconvenient and separated the family.

Most guests love the privacy and quiet offered by a separate first floor. Folks who like to stay up later watching movies or playing ping pong can do so and can sleep later in the morning.
Our first floor is completely above ground, so not a basement. The laundry room can be accessed easily through its own side door, so that no one is disturbed.
We loved our stay at Janet’s home! The property is beachfront, which was the #1 draw for us! It was so awesome to walk straight off the porch into the sand. Actually, I think the home is closer to the beach then the pictures make it feel. You could walk right back up on the deck, wash off your feet and relax on the porch. Speaking of the porch, I absolutely loved having a covered porch. In the heat of the day, it was awesome to just relax there and watch the waves. The property is just a little over a mile to the south end of topsail. We walked to the pier and also walked to the little gift shops and the Quartermoon coffee/book shop. It was just like a 10 minute drive up to surf city. We enjoyed eating at daddy Max there in shopping in the cute tourist shops. We stopped at the Harris Teeter before going to the home and picked up groceries and we were stocked for the week! The top floor is completely separate from the bottom floor and you have to go outside to get to the basement. This was probably the one thing that we didn’t love, but it really wasn’t a big deal at all. The basement also had an additional refrigerator which was great since we had a large group. something I didn’t remember seeing in the pictures that we were pleasantly surprised by was a ping pong table in the basement and tons of beach chairs! The kids are entertained for hours at night and it was so nice to be equipped for the beach! Probably the thing I liked the most about this rental for a large group was the number of bedrooms. A lot of times houses that sleep a lot of people have a few rooms with tons of bunkbeds or sleeping in common areas. This home has six private bedrooms. The seventh bedroom is can be closed off to be private, but you have to go through it to get out of the basement. We didn’t even need to use the bed or pull out bed in the basement. There are 3 full bathrooms and an outdoor shower, so plenty of room for everyone! The patio furniture was high quality and comfortable. I would call this home “no frills.” It’s tastefully decorated and well equipped- but not fancy. We are perfectly good with that! But, if you are looking for high end finishing, this is not the place for you. If you are looking for a family friendly beach front home, this one is for you! I hope to come back soon! :)

We are happy that Melissa found us to be a "family friendly beach front home"!.We are purposely decorated with easy-to-care-for fabrics on furniture/beds and have hardwood floors, so families with children of all ages can relax.
Our first floor is actually not a basement. There is a front door and a side door from the laundry room, so possible to enter/exit without disturbing sleepers.Because the floors are separate, guests find them more private and quieter. Downstairs is perfect for those who like to stay up later, watch TV/play pingpong and enjoy microwave popcorn and cold drinks, while upstairs is great for parents with young children or grandparents who are earlier to bed/earlier to rise. There are baby-gates on both stairs upstairs to keep children safe. Please call us for more information.

Amazing Location. Could use Deep Clean and Basic Maintenance.
Amazing location; house is closer to the beach than pictures indicate. While too small for a party of 16, we enjoyed the deck — do wish the deck table sat more than 4. The outdoor shower was well used. The kitchen is almost too well equipped as there was no room for pantry items. I wish the property description highlighted the home’s 2 floors are accessed via an outdoor, uncovered, steep staircase — problematic when a monsoon hits while doing laundry and, depending on the age composition of your party, regarding separating kids from parents. The basement is dark with minimal natural light, so some may be jealous of the top floor’s ocean views/sounds/smells. My concerns are the house needs basic, routine maintenance, BEFORE guests check in, and a good deep cleaning. Only after we arrived did the owner advise of no working outlets in a master bedroom and a broken toilet, citing a hurricane from a month earlier. We booked the property post hurricane so I was surprised to find out after we arrived. Safety hazards included a missing railing on the deck (large enough for a child to walk though), loose deck railings, raised nails throughout the deck floorboards and in the outdoor shower bench, and a painful electric shock to an adult while trying to turn on a lamp that was left ‘switched on’ with no light bulb and plugged in. Numerous lights throughout the house, including the main motion detector light that lights the entry staircase, were out. Generally the house wasn’t very clean: significant dust and gunk — including on the kitchen countertops, microwave, knife block —- and sand in the window sills. Especially during COVID, was surprised by the lack of cleanliness. After defending the cleaners, the owner offered to send a cleaning crew, a handyman, and to buy needed supplies, after we developed an inspection list of needed items. Given COVID, we specifically paid extra for an oceanfront beach house so we could minimize contact with others. We let the handyman address the outdoor safety issues; we didn’t allow cleaners / handyman in the main living areas due to COVID concerns (plus I had already cleaned with my products as there were no disinfecting products in the house). It was irksome to go on vacation, be requested to develop a punch list for cleaners/handyman, and to coordinate their activities. A walk through + maintenance between guests is an easy way to ensure a relaxing experience in a clean, safe, oceanfront home.

This review stands in stark contrast to 8 recent 5-star reviews of our property. In fact, it does not square with years of compliments by travelers and frequent repeat visitors.
Photographs are being added to our VRBO page to confirm the following: our deck has 3 tables rather than "one"; there is a large closet-size pantry vs. "none"; there is an L-shaped staircase with two 5-step sections separated by a wide landing vs. a "steep" staircase; there is a well-lit fully exposed first floor rather than a "dark basement"; and, under each bathroom sink, we maintain a full compliment of cleaning/disinfecting supplies.
"Basic, routine maintenance" and "deep cleaning" occur between each group of travelers. Our team was trained in COVID-cleaning techniques and is used by our Mayor and many Town Council members.
Rather than "numerous lights being out", observations reported by neighbors across the street show that "lights were glowing at the entry and throughout the house the entire week".
The only "list requested" was by the handyman who wanted to be sure to have the proper tools and supplies when he arrived..
Likewise, there could be no request that anyone "coordinate activities of the cleaner and handyman" as an offer of a visit by the cleaner was refused.
It is important to note that VRBO travelers each of the previous two weeks gave 5-star ratings with no observations of maintenance or cleaning issues. We are happy to report that a number of this year's guests have expressed an interest in returning.
We had a wonderful time for a chilly spring break! The property is so close to the beach you can hear and see the ocean inside and out. The deck is amazing. I had thought we would be closer to the sound to fish, but it was not a big deal. Everyone had a great time! And Caroline was lovely to deal with. We hope to be back soon! Thank you, Caroline!
This house was perfect for all of us! Plenty of room for the kids and adults to have their own areas, beautiful views, great parking for a large group and perfect distance from anything we needed.

This place worked great for our family! Loved that it's on the beach and had ton of beach gear available to use (chairs, umbrellas, sand toys and bodyboards) It comfortably slept 12 of us. The separate downstairs was great for us because had two young kids that still napped during the day and given the separation didn't feel like everyone else had to be quiet to accommodate nap time. I could see it being a great place for teens who want to be away from the adults as well. It was clean, had a well-stocked kitchen for cooking, and had lots of beach chairs, umbrellas, sand toys and other beach stuff to use. We would stay here again!
You can't beat the location and the proximity to the sand and water. As you can see from the pictures, it is a little dated and is in need of some maintenance items....I'm sure the salt air is a constant battle. Mostly clean but the broiler tray under the stove looks as though it hasn't been cleaned in years. If you are looking for a place with the best location and can overlook the age and maintenance items for a week, then you will be happy with this house. We enjoyed are week!

Thanks for your kind remarks about our superb oceanfront location!
Most maintenance issues were completed last spring, then the "world" opened
up and our labor pool left for often double salaries in the booming construction
scene in the greater Wilmington area, especially licensed electricians/plumbers.
Additionally, supply is a huge issue; we have had 4 windows on back order at Lowe's for 12 months!
We are an older cottage and like our "dated" look. I found our vintage chests of drawers with attached mirrors and other pieces at the Ivy cottage in Wilmington. We want families to immediately feel comfortable and able to relax on vacation. Not for us the pristine "shiny penny" look of wall-to-wall carpet and "do not touch"art work or fragile fabrics. Sofas, beds, pillows, etc. are always clean, up to date and often new; but we'll keep our comfortable "look".
We had a great time at this rental house. It has a lot of bedrooms and tons of beach chairs and umbrellas that we appreciated. Access to the sound was great, we fished and used the crab pots and caught ourselves a great meal. As noted in other reviews, the only way to go between the 2 levels is by going outside. Most of the time this was no big deal but when it was raining hard that was a little frustrating. The kitchen was well stocked with everything we needed for meal preparation. We had a great time.

Trip was great and house was accommodating to our large group. Had some issues at the end of the trip about extra cleaning needed (and paid for out of pocket even though it wasn’t specific as to what was wrong but didn’t want to argue). A mirror had fallen off the wall while getting into the closet and we told the homeowners about it. Vrbo insurance covered it and then got an email about other things that were broken from the insurance company. These things were like this when we arrived and it was normal wear and tear on items that were used by other guests, such as beach chairs. Overall it was a great trip, and the house was equipped with everything needed, even pots big enough to have a seafood dinner. A not so fun ending.

We're the only large oceanfront cottage on the southern end of Topsail Island that has a sound side property for water activities.. There is space for 4 SUV's in front of the cottage and 4 more across the street.

We're only 1 1/2 miles from the little town of Topsail Beach, so you can ride bikes, walk or jog on the nice wide path across the street from us. Bike rentals available.
**Our part of the island, the southern end, is 99% single family homes, about 50% of which are non-rental/private homes of full time residents. Therefore, a visitor experiences a small family-oriented town with old time amenities such as a '50's era skating rink, Putt-Putt, bookstore and ice cream parlor. 5 miles north on the island is the faster-paced Surf City with a cluster of great restaurants, modern Putt-Putt and the famous turtle hospital, one of only 2 on the east coast. Tours are available.
