Pros-2 kitchens and a Blackstone, large back deck, dock house is nice, proximity to Toledo Town and Zwolle, 2 sofa bedsCons-steps/stairs everywhere, most rooms in the addition you play "find the lightswitch", had to bring all essentials including toilet paper and garbage bags, back deck light kept going on n off.
Brad was an excellent host. Always answered all our questions and took care of small problems. Went in March so it was still cold and the grands loved the fire pit with smores!! My favorite part was the flat top Blackstone in the house!! Great breakfast, hamburgers and whatever, it was fabulous
My friends and I enjoyed this property. It's peaceful and located only a few minutes from local stores and bait shops. The private boat launch was also great to have.

This house was amazing. It came with everything needed. It was beautifully landscaped. We thoroughly enjoyed staying here. If we have a family gathering again, we will be back.
Everything was excellent. We loved the layout of the property, it was just as advertised. The only thing that didn’t work was the WiFi but when you have such great weather who needs it when your on the water most of the day anyway.
This was my second time to stay and I was pleased again. House is clean. Pictures are accurate. If you forgot it, they have it! We will be back.

Every year we pick a new destination and this place did not disappoint. There was plenty of room for every one inside and outside. Everyone loved the inside grill and 2 refrigerators and the space every where. If you stay here you will not be disappointed.
The property was very nice and offered plenty of space and common areas to enjoy visiting with family. I thought it was better than the pictures represented. Everything we needed was there. However, the water level on the lake was so low that we could not launch our boat or fish from the property.

Quality accommodations
I was very impressed with the layout of the home. I wiil be back. Whoever designs and upkeeps the home spares no expense on the quality of items that are supplied for the stay.
My family was very impressed and was able to relax, fish and enjoy the stay.
The wifi could have been better but I just rationalized that it wasn't needed and we needed the the break.
We caught as many fish as our skills would allow; even with the hot weather and no boat...

This place has plenty of room and has many spaces for entertaining. We had 14 people and we had the best of time. The doc had plenty of room as well. The bedrooms and bathrooms are very nice and we were acquired with many towels and kitchen/cleaning appliances. There were also many shaded areas outside to hang out since it was very hot. My only complaint is that we had one less bed than expected from what is said. The air mattress in the closet does not blow up. It sleeps 13 not 14, but I bought an air mattress for one person and it worked out. Overall I would definitely recommend and come back again!
This property was so wonderful! Along with everything advertised in the listing, there are so many congregating areas for friends to visit. The fire pit stayed lit the whole time and we were always congregating around it throughout the weekend. There is also a large flattop grill in the house along side a gas grill. In the main kitchen there was every thing you needed. (Pots, pans, sheet pans, lots of mixing bowls, appliances, and disposable utensils and bowls.)
The dock on the water was wonderful to sit in the morning and evenings. Even though the water was low during our stay, we were able to dock a flat bottom boat, and travelled a short distance the dock our larger boat.
Overall, we LOVED our stay.

It’s Good
Property was very clean, it was cute. Did the job. Negatives are that the pictures are very old, deck is now red and had peeling paint if thats any indication. Boat house was full of spiderwebs and not very well maintained. One of the bedrooms was hot. Lastly the cove wasn’t in the best location for swimming. Water was pretty stagnant and shallow. These are all things I wish I would have known before making the decision to stay. The ease of checking in was great.

We are glad the property was very clean for your stay, we work hard to keep it clean for our guests. We are constantly updating the home and trying to redo and repair as needed, during the summer months it is hard for us to get in as much as we would like because of our rental turnover time. The boat house is pressure washed every few weeks, unfortunately it does accumulate cobwebs quickly and with it being on the water it does get dirty faster. We are sorry to hear one of the bedrooms was hot during your stay, We do have a window unit in addition to the main central unit in the bedroom you may be referring to, I am so sorry if both of these units still did not cool it to your needs. As for the water situation, that is beyond our control. Toledo is a lake with a damn and the water levels do fluctuate, we have noted this on our site for our renters to be aware of when they rent. We do appreciate your feedback and thank you for staying with us!
If you have a boat, you need to make sure the water level is high. The house location is on a very shallow part of the lake with stumps under the surface everywhere. I would not rent this property to launch/dock a boat. Even knowing the deeper channels to take, you could not get the boat to or from the house with the lake moderately low. Most Vrbo houses on Toledo will warn you, when you go to rent, that launching a boat is impossible when the water is low in the area. This renter will not. I ended up renting another house and leaving after a day with no refund. Also, this is a modular house with very low ceilings and each footstep vibrates the entire house... Not good for sleeping children or children that run around. Flimsy plywood hides holes in floors under rugs in kitchen and bathroom. Watch your step. There are many better located and better constructed properties on Toledo Bend, especially for the price per night. I would not spend the money for this location.

We are so very sorry you experienced problems during your stay , lake fluctuations are mentioned on our rental site. Toledo lake operates on a damm and we are not always aware of the water levels. When the water is extremely low launching a boat is not always possible at the launch located on the property, when water conditions are this low we recommend using the public launch nearby. Since your stay many improvements have been made at the property, flooring has been changed out and repaired where it was damaged. We always try to get in and do repairs thru out the year as needed to ensure the safety and comfort of our guests but during peak rental season it is hard to get into the home to assess any damage and repair it, especially if we are not always aware of the damages. Our rental has been rented for years and our renters are usually pleased with the property so we are very sorry that you were not during your stay. There are many wonderful rentals on Toledo lake and we would hope you would consider renting from us in the future.
