About this property

Lake Front property on Inks Lake with beautiful lake views /dock/swimming area.

Newly remodeled 4 bedroom 3 bathroom family home. 1 car garage and 2 car covered carport. Enclosed lake view porch overlooking lake and Inks Lake State Park, side deck view overlooking lake and Colorado river below Inks Dam. Beautiful well maintained lawn with covered boat dock and swimming area. Separate AC systems for upstairs and downstairs. Water treatment system that delivers potable water. Water from spigot on kitchen sink goes through a reverse osmosis filters to produce excellent drinking water.
Update: Inks Lake was invaded by zebra mussels several years ago. We invested a large amount of resources to insure continuous and safe delivery of water to the house and the lawn. This is an ongoing battle for all lake owners and could be ongoing. The GOOD NEWS is they lowered the lake last year for 2 months which eliminated the live zebra mussels. Even so I believe it is imperative that you swim with water shoes. We continue to monitor and actively keep the swimming areas free of zebra mussels..
NOTE: The best place to swim is on the left side of the dock as you face the lake.

Check-out instructions

The host requires you to complete the following before checking out:
Load the dishwasher
Strip any used beds and gather used towels
Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights and lock the doors
Do not run the dishwasher unless you are planning to stay until it finishes (~ 1.5 hrs). Unplug coffee maker.
Leave the duvets in their perspective bedrooms. Basically leave it like you found it. TV's, fans, and lights off.
Be sure to remove any items you brought from the boat dock storage and padlock the door. Lock all the doors. Make sure storm door from side deck into the garage is locked and garage door is closed,
Failure to complete these may result in a negative review from the host.
DIVING & JUMPING from the dock is not allowed. Water can be quite shallow, debris can wash into the area.
NO MOTORIZED VEHICLES (e.g. cars, trucks, motorcycles, ATV's, UTV's, ..) are allowed to be driven down to the waterfront.
NO COOKING on the side deck or on the boat dock. It is too much of a fire hazard to cook at these locations.

I am a proud Native Texan that enjoys spending their spare time traveling, golfing, fishing, hiking, and kayaking. This lake home has been in our family over 40 years. I love sharing what the Texas Hill Country has to offer. There are many excellent places to swim, hike, camp, eat, golf, and of course Vineyards to visit.

Why they chose this property

Our family started visiting Inks Lake Village when I was 14 (1967). My parents fell in love with the area and planned to retire there. Within a year they purchased their lake home in Inks Lake Village. In a few years they purchased 1.5 lots and had their retirement home built. I have spent hundreds of weekends on Inks Lake fishing, swimming, boating, kayaking, water skiing, hiking, and just enjoying the beauty of the Texas Hill Country. After obtaining the property we decided to remodel and make the place more to our taste and appealing to our future guest.

What makes this property unique

We love coming here and watching the sunrise over the lake on the front porch and the sunset on the side deck. The wildlife is amazing and we regularly see deer, foxes, lizards, and a variety of migratory birds (Seagulls, Pelicans, Canadian geese, Ducks and Cranes of all kinds, plus a host of non water fowl). We also enjoy people watching as families cruise by in their boats pulling skiers or tubers with their kids screaming and laughing as they have a good time. Across the lake is Inks Lake State Park which is also very beautiful and serene. The rock formations throughout the area are beautiful and seem to change as the sun move across the sky. At the end of the day and as things quiet down we enjoy sitting on the side deck with wine glass in hand and watch the sunset and wildlife. We have many happy memories here and hope you can create your own happy memories.
