318 Canal Street is a modern and charming home on Canal Street, just outside of Seaside. With 3291 sq ft, 5 beds and 5.5 baths, this retreat offers luxury, comfort, and privacy. Enjoy the huge kitchen with an island and living space that looks out at natural Florida landscape to the canal, magnolias, oaks, and private pool.

With one Master Suite on the first floor, and another on the second, the upstairs Main Master provides a spacious bathroom with separate tub and shower peering out to the treetops and private back deck over looking the pool. The pool can be heated during winter months for an additional fee. Large walk-in closet and is also equipped with a coffee bar for mornings on the back porch. This modern retreat offers incredible proximity to Seaside and the beach, all within the sanctuary of Old Seagrove.

Beautiful house with an abundance of space and a lovely pool! Screened in porches were delightful. The house was immaculate and spacious. The beds were very comfortable. The bathrooms were clean and spacious.

9/20/25Beautiful home with many amenities. The location was perfect! Because of the shaded pool the water temperature was quite cold. Was not able to have the heat turned on because apparently it was too early in the season. We did have an ant and roach problem. We used the spray under the sink to spray the counter for ants and it helped. Roaches were in the drawers. Otherwise, it was a pleasant stay. Thank you for your hospitality.

We loved our stay! Overall super clean— upstairs bedroom with balcony overlooking the driveway could use a new shower curtain and liner. Also clear there was some sort of party by the group before as there were cans in all the garden beds and behind the property wall. Nothing that would keep us from coming back! Kitchen was well stocked with everything we needed to cook. We rented a golf cart which made beach access with children much easier so highly recommend as it is quite a hike esp with chairs etc. super accommodating to our family of 8 adults with children.

Great vacation!

We had a great experience at this property. Property was very clean and spacious. The pool is perfect and has a kiddie pool built in, which was a lifesaver because we had a 2 year old with us. We got bikes and rode to town and the beach. Great biking trails! Unfortunately, we did see a few cockroaches. :( My guess is because it’s in the woods and there is a swamp behind the house. It didn’t ruin anything for us though. We loved the place and will be looking to stay there again!

Overall great stay for girls weekend

The house is just as beautiful as advertised and the pool was the perfect size for a house full of friends for a long weekend. We had a fantastic time here - 7-10 minute walk to Seagrove beach which was beautiful and a 10-15minute walk to town of Seaside. Had a hard time finding the futon (in the ottoman in living room) but was able to get help from Property Manager. Only negative was not having enough bath towels for everyone - we were shorted 3 accidentally and had to wait a day to get more. Otherwise, the trip was awesome and we had a wonderful stay at this property.

Overall a nice rental.

The house was great. We were disappointed though because the listing said the walk to the beach was 7 minutes. It was a minimum of 10 minutes for a fit adult. Also we had hoped to have lunch at the Seaside restaurants and then walk back to our beach chairs, but we could not re-enter after exiting the Seaside beach access. This was very frustrating. Other than those 2 issues, which were significant our stay was great. It’s a lovely house and pool.

Every year we look forward to booking this home however after looking at pricing for 2024, this home has had a huge price increase. It is actually priced higher than some brand new homes of the same size/amenities in Seagrove. We were forced to pick a different home and have already booked a brand new one literally on the same street for way less. I hope the owners will reconsider this outrageous price hike as we would have loved to continue staying there and I fear that many will turn down this home due to the high price increase.

2nd Time Stay

Overall, I do not recommend this vacation rental. Reviewer Comments: This is our 2nd stay at this location. We were supposed to have a pack n play upon arrival which was not there so we had to purchase one at WalMart. The downstairs bedroom vent was blowing dirt through it as the filter had not been changed in a very long time. The ceiling fan blades in that bedroom were caked with dirt and the lampshades were covered in dust. My son woke up every day with dust on his head and on his phone. He had to wash his sheets half way through our stay. I never received a call back when I texted management about this. Overall, not pleased with management.

Be Cautious When Renting this Property

Rating Details: The property manager was very unhelpful. The vacation rental was somewhat dirty. I was more than happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We had an overall poor experience with this property, mainly due to the property management company and its ‘policies.’ First, the house was not well appointed. There were no cleaning tools at all - no broom, mop, etc. We had to call to ask for this. While they did bring these things over, we had to ask. And, they never brought a vacuum cleaner - only broom and mop. Why would we have to ask for these things? Second, the home wasn’t very clean. I found food all over the kitchen cabinets and many of the counter tops/dressers in the bedrooms had not been clean. Third, the property management company only supplied one set of towels per person. They refused to bring any additional towels. Fourth, the pots/pans were really low quality. At this price point, it was unacceptable to have these issues. We have been coming to Seaside/Seagrove for 15 years and we’ve never had these kinds of issues with the homes we rent. We know what to expect and we know what’s normally supplied in these homes. I would not recommend this property to others.

We wish for our guest to have a relaxing stay while vacationing at any of our properties and are saddened to hear that was not the case for you. Our records indicate that you asked for a broom and mop, but not a vacuum, so that is what we dropped off at the property. Cleaning supplies offered at the property are owner provided. If the owner has decided not to keep certain items within the property, we are glad to supply them when asked by guest. We were never informed of the cleaning issues at this home and would have been glad to send housekeeping back out to address those complaints while on your stay had we been notified. Regarding what is provided by us at Benchmark Management, a Benchmark welcome bag and initial starter kit of amenities are provided for all guests. For the kitchen this includes: 1 roll of paper towels, 1 dish sponge, 1 dish soap, 2 dishwasher pods, and 1 liner for each trashcan. For each bathroom it includes: 1 roll of toilet paper, 1 set of soap/body wash/shampoo/conditioner/lotion. Great house

This was a beautiful home for our group. The heated pool was fabulous. All of the bedrooms and bathrooms worked great for our family of 12 with adult children and their spouses. Would definitely stay here again!

Beautiful & Roomy Beach House

Overall, I recommend this vacation rental. Reviewer Comments: 318 Canal was the perfect beach house for our family. It was beautiful, roomy and well laid out & having 4 king masters w/ baths (plus the additional bunkroom) made for a very comfortable stay for everyone. The pool area was very nice too and we enjoyed the screened in porch every day. My only complaint was that the kitchen was not well stocked. Also the temperature in the oven & on the cooktop need to be adjusted as it was too high. We cooked in every night & it was a challenge to not burn food. The chairs in the living area need some attention (my husband was able to fix one of them) but this was not a big issue. We did have to call maintenance on several issues, but each time management was extremely helpful & responsive. It would have been nice to have some extra towels, but again this was not a big deal. One last thing, and this was definitely not management's fault, the house next door was under construction, which made it noisy & annoying and the workers parked several big trucks in front of our house, blocking the street every day. I'm sure after that is done, Canal St will be very quiet & peaceful.We absolutely loved the house and plan to rent it again next year! Great for girls weekend!

The perfect house for a big group! Very nice. Everyone had their own private spaces and all of the shared spaces were great for spending time together outside and in. Would definitely recommend!
