2,600 square feet of spacious,, elegant living with en suite bathrooms, chef's kitchen and wonderful L-shaped colonial, screened and glassed, verandah.

All located in a 6000 sq foot garden, with patios and Barbecue area, magnificently-canopied by four, seventy foot Galeanas, (African Tulip Trees).

The Privada is one of the most desirable in all Ajijic - 100 yards from Lake Chapala and Malecon (lakeside promenade). An enclave of 9 unique, century houses, centred on the Los Arcos Estate, it is auto-gated at night for total privacy and security without the intrusiveness of security personnel.

Just south of the authentic, Mexican, Seis Esquinas (Six Corners) The The casa is located minutes from Lake Chapala to the south with the Sierra mountains behind it. The neighborhood, where many of Ajijic's religious and other parades originate, is alive with children, their young families headed for the waterfront park, horses, donkeys (on our cobblestone streets) and the occasional, creaky roosters.

Ajijic has been settled for, some say, many thousands of years. The Spaniards were merely new arrivals here! The town exudes the kind of tranquility and culture that only thousands of years can create. And staying on our Privada is the best place to experience all that.

Stunning!!!!

To say that this was my favorite VRBO stay is an understatement! This home is breathtaking! There is so much space and the yard is absolutely beautiful! I loved all the open air you can have in the home. There are many doors that open to the screen porch which is almost as big as the home. The pictures do it no justice! There are so many places to sit comfortably in this home and on the porch. There are ceiling fans in every room, plenty of drinking water, paper towel and toilet paper provided. It is in a very safe area and the home is very secluded and private. The yard has a gate that locks and the road is gated at night for extra safety. We were very comfortable walking day or night. There are a ton of great place to eat and shop close by. We didn’t even rent a car, just used a taxi to and from the airport. There are taxis close by and a bus that runs for cheap. The owners of the home were so helpful during check in, making sure we had everything we needed and knew how to lock everything up. I cannot wait to visit again. I LOVE this town, home and yard. Did I mention how beautiful all the flowers are??!! There are two lounge chairs outside and the owner washed the cushions and brought them over nice and clean for us. There is plenty of sun during the day in the yard to catch a few rays of sun if desired. I truly cannot say enough how much I loved this home and hope I get to stay again soon.

Gorgeous property

It was our 2nd vacation here. We loved it so much last October that we booked it again for end of March/beginning of April. Gorgeous propety and wonderful location. Highly recommended for a beautiful vacation.

Poor communication is a problem

The home is spacious. A large kitchen has all appliances. Two bedrooms, both with en suite bathrooms. A huge enclosed veranda looking out on a manicured garden. Well located at end of the Malecon (15+ minute walk to main plaza) and local six corners’ shops. So why did we leave early? Let me preface this by saying that once the owners (they don’t use their real name) returned to Ajijic and I found them living next door, they graciously allowed us to use their casita while the power was out in the rental and giving us the option to move out for a partial refund. That said, I could talk about the salvation army furniture, the wooden beds – even less comfortable than they sound, the lack of lighting on the private road or in front of the house, the swarms of ants (tiny on kitchen counter, large near bedroom) and other bugs invading home, difficulties with the TV and internet, or the repeated power outages (that didn’t impact the hosts with a backup generator) and lack of flashlights or candles. But most of this can be chalked up to, as the hosts said, “Welcome to Mexico.” My real complaint is the lack of communication or caring. The host stopped answering their phone after day one, later explaining they don’t own a cell phone and don’t know how to access their voice mail?!?! The only contact was a housekeeper who spoke Spanish. What hurt the most was sitting in the dark while the hosts, two doors over with power, didn’t care enough to walk over to see if we needed anything.

This property is absolutely stunning. It is immaculate and beautiful. The garden is a dream. We had great communication with the owner. We could not have picked a better property. Looking forward to coming back in April.

I got into the habit of restoring Victorian houses in Canada and, when we started freeing ourselves of that default Canadian style, partly by moving to Mexico, the best places we could find were in established neighbourhoods and mostly in need of a ground-up rebuild/ restoration.

We took great pains to not alter the appearance of the property we bought while changing all the plumbing wiring and sometimes even roofs and supporting structures.
Consequently, our property is in the unmatchable and unique enclave of eight houses which were built on the acreage of the original Los Arcos Hacienda, established several centuries ago, and currently also seeing the main house brought back from a bit of neglect and forlorness. Our part of the property encloses the original Hacienda, square, brick water-tower which will one day be a very special one bedroom retreat with the best views in Ajijic.

Why they chose this property

Gabrielle, my wife, had a cousin who married into the Berry family. The Berry family built the Casa de Las Bayas (berries) in the 1960s, one of the last houses to be added to the Privada of the old Los Arcos estate.

We bought that house and restored it as well - a three-year project. We rent out the original casita when we are not there. It is our other VRBO listing you see. We have been renting it out with the other booking agency under Ajijic Paradise.
That is where we get our five-star rating from, and many repeat guests.

Galeanas is a century home with timeless, spacious elegance, lofty (sixteen foot) ceilings of new, traditional boveda (brick) and even new palm-wood beam and woven grass-mat roofing on the verandah to replace the original. The huge six thousand sq ft grounds feature an established garden with seventy foot tall Galeanas (African Tulip Trees) giving mottled shade relief from the hot, mid-day, mountain sun.

What makes this property unique

The quietest, most secure and beautiful neighbourhood in Ajijic.
Yet, minutes away from everything, on foot! On the flat too, which counts for a lot in a hill-side town at five thousand feet and going to six on the backdrop of the Sierra Madre.

And it is not a remote and walled fortress with guards at the gate saying; "Rich Pickings" and spoiling dinner parties before they begin, but an organic part of real, old, Mexican Ajijic by its proximity to the Guadalupe neighborhood marked by the famous Ajijic 'Six Corners' quaint intersection which everyone knows.

And... whole house UV purified, triple-filtered water from all indoor taps.
Added to the fact that our part of town has the cleanest mountain-well spring-water in Ajijic, you can safely sing and gargle in the shower.
