About this property
Beautiful Balboa Island Home - Steps To The Water!
Beautiful Balboa Island home just 3 doors to North Bayfront...3 houses from the beach. Generously infused with light, this single-story front home offers a large great room with exceptionally high ceilings and fireplace, a fully equipped kitchen, and 3 bedrooms + central air conditioning. Expansive master bedroom features a stunning ensuite, and there is an additional guest bath. Sunny front patio completing this exceptionally cheerful Island home. New to the market so no reviews yet on this site yet, however here are the reviews I've received for this property on VRBO's competitor site where I have a 5-star rating:
Mary: Dec 20 - Dec 27, 2019: Pats place is *sparking* clean. VERY well appointed with everything you need. She responded super quickly to a few questions we had (ie where is the broom). Fabulous home. Fabulous stay. Will definitely check with her first next time we head to Balboa Island.
Anne: Nov 26 - Nov 30, 2019: Great location on Balboa Island, quiet street and easy walk to coffee, the ferry and a the loop around the Island. Kitchen is well equipped with everything a cook might need. Pat has tons of beach towels, comfy beds and linens and two Keurig coffee makers. Pat gives very detailed info on accessing the home, parking and directions to the home. She was great at responding to questions, usually within minutes. We will definitely be back. Pat is a very gracious host. :)
Dawn: Oct 1 - Nov 15, 2019: What a wonderful month and a half on balboa island at Pats Home😀perfect location and comfy and roomy! Can’t wait to come back!
Linda: Aug 29 - Sept 3, 2019: Wow, what beautiful place just a block from the beach or 38 steps if you're counting. Such a jewel in a charming beachside community that you wish you could bottle up and take home. Incredible location and neighborhood. Sipping coffee on the front patio enjoying the morning ocean breeze and relaxing in the spacious living room with breathtaking windows while being able to cook in gourmet kitchen was a blast. Pat was hospitable and lovely, a wonderfully gracious host who made sure all our wants were taken care of. The master on suit was palatial and modern in decor. Loved every inch of the house. Would absolutely recommend it 100%!
Libby: Aug 11 - Aug 25, 2019: Pat was very nice, accommodating and so hospitable. I live locally and had a problem at my house requiring me to leave without notice. She was very accommodating, made it as easy as she could for me. Neighbors are great. Location is perfect. Also - Parking if you don’t have a garage or designated spot can be an issue on Balboa but I found convenient parking without an issue
Sasha: July 23 - July 27, 2019: The place is located a few houses down from a small beach and a short walk from all the stores and restaurants. You will be on the same street (opposite end) from the ferry that is only $1 per person. The house is very clean and has everything you would need. Pat is very quick to respond to any of your needs and wants and very accommodating. You are 7 minutes driving from Fashion Island and very central to all the main beaches in New Port Beach. Kitchen is fully equipped and Pat has enough beach towels for an army :-) We had a great time.
DOGS
* Dogs are prohibited on the beaches of Balboa Island between the hours of 10:00 a.m. and 4:30 p.m. All dogs must be kept on a leash at all times (not to exceed 6 feet). In Newport Beach you are required by law to carry a bag or container for your dog nuisances at all times. Fines are $100 - $500 for dog nuisances not picked up. Please place your used dog waste bags in your own trash can (not your neighbor’s) or in the city’s on the boardwalk. The Association (not the city) provides dog waste bags at 16 dispensers around the island. Please take no more than 2 (two). Dogs are prohibited in the Balboa Island Park (on Agate Ave.) at anytime. Please keep them off the grass!
*
BEACHES
* All beaches on Balboa Island are public. Alcohol, littering, and smoking are not permitted.
*
BOARDWALKS
* Bicycles, skateboards and scooters (which fall into the skateboard category) are prohibited from the Island boardwalks and Marine Avenue. For the safety of all, please keep to the right, pass on the left. If you walk your dog on the seawall, walking counter-clockwise is appreciated (“Be polite, keep to the right”). Smoking or alcoholic beverages are not permitted on the boardwalks.
*
CONSTRUCTION HOURS
* 7:00 a.m. to 6:30 p.m. on weekdays. Saturday from 8:00 a.m. to 6:00 p.m. No construction on Sundays or holidays (per municipal code this includes residents producing loud noises).
*
REFUSE COLLECTION
* Wednesday is trash collection day on the Island. CR&R Environmental Services (CR&R) has assumed residential trash collection services for the city. Refuse is not collected on the following holidays: New Year’s Day, Memorial Day, July 4th, Labor Day, Thanksgiving, and Christmas. If the holiday falls on a weekday, refuse collection will be delayed by one day for the remainder of the week. Contact CR&R for further information: 866-949-9694 csnewport@crrmail.com or their website at crrwasteservices.com. Picking through other people’s trash is illegal in Newport Beach. Please return containers to their out of sight location by 7:00 p.m.
*
LITTERING
* Fines up to $500. Includes beaches, streets & alleys. Please use the refuse containers at the many locations around the Island for your drink containers, doggie walk bags, and other personal discards. Littering of cigarette butts is a penal code violation; they are not biodegradable and often end up in the bay and on our beaches.
*
NOISE
* Please be considerate of your neighbors. Houses are very close together and sound travels on the Island more so than in less dense communities. There is a city Loud and Unruly Ordinance. Fines begin at $500 (up to $3,000) for gatherings over 8 people that disturb the peace, safety, and quiet enjoyment of residential properties.

Please call Parking Control for assistance or violations: 949-644-3717.

About the host
Hosted by Pat Marquis
I try really hard to make my home wonderful for my guests. I have excellent housekeepers to keep the home spotless. I care, really care, about my guests and want them to have a great experience in my home because I know memories made on Balboa Island last a life time. I am always available should a guest have a question or need anything and I am always open to comments from my guests on how I can make my home even better for them.
Why they chose this property
Exceptionally clean, freshly furnished and complete with many amenities most owners do not include. It has an ideal location with views of the water and steps to the beach, yet it is quiet and restful. They layout is perfect for entertaining with a very inviting kitchen and a very comfortable feel throughout the home.
What makes this property unique
Very comfortable beds and all the furniture is new...so nice to have new mattresses, new bed linens and new towels. A fully equipped kitchen is a huge plus also. Sitting on the front patio enjoying your morning coffee as you look at the bay seems to wash all your cares away. It's a special place to enjoy friends and family...a place to make memories that you will treasure.
