The Granary, Luxborough
The Granary is a detached barn conversion sleeping up to 4 guests (+ travel cot) in a peaceful south facing cottage, overlooking the Exmoor countryside. The Granary has a 4 star Gold rating from Visit England and has been deemed perfect for families, cyclists and walkers!
Main Description
The property is finished to a high standard and is comfortably furnished and well-equipped. Entering through the boot room with ample space for shoes and coats, you find the open-plan living space with charming beams and exposed stone wall at one end, three south facing windows look out over the farm and surrounding countryside. The living space has a lounge area with solid oak floors, TV with Sky, Freeview, DVD player, and a CD player. Wifi is available throughout the property. Superfast broadband recently installed. The kitchen and dining area is well-equipped with electric cooker and hob, a microwave, fridge/freezer, dishwasher and washing machine. Downstairs are two double bedrooms, both with en-suite shower room with toilet.

The farm is mainly a sheep farm, with several hundred sheep in residence. There are also some highly productive free-range hens and Indian Runner ducks on site too, plus Red, Fallow and Roe deer are often seen on the farm as well. There is also the option of taking your horse on holiday.
Please note: There is little or no mobile phone signal in Luxborough, however you can obtain some signal a short drive up the road. Wifi is available in the property at no extra cost and there is a landline phone at the farm that you can use on request.
The Granary is situated in close proximity to Harthanger View and Mill Cottage, which is are two other holiday properties, sleeping up to 4 and 6 guests respectively. Each cottage has allocated parking facilitates and the outdoor areas are separate and enclosed. There is space for 2 cars.
The property will be ready from 3 pm on the day of your arrival. Please depart by 9.30 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

Indoor Description
A travel cot and high chair can be provided, please request this when you make your booking. Please note, only a bottom sheet will be provided for the cot, other bedding will not be provided.
Electricity and heating costs are included in the price of your accommodation. The Granary is fitted with oil-fired central heating. The bedrooms have underfloor heating, it is a warm property!
Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips.
A small amount of tea, coffee, sugar and milk (and cake!) is provided to ensure you can have a hot drink as soon as you arrive.
Cleaning materials such as washing up liquid, dishwasher tablets and washing powder will be present in the property. One or two toilet rolls will be provided for each toilet.
Sorry, dogs are not permitted in The Granary.
The Granary is strictly non-smoking.
Outdoor Description
The enclosed patio is directly outside the property and is accessed through the French doors from one of the bedrooms, there is patio furniture and barbecue provided.

The farm has direct access to excellent hacking including the famous Coleridge Way bridle path. What better way to explore the local countryside than on horseback?
The farm offers modern stabling facilities in a newly converted American Barn. There is a wash down area and large secure tack room with drying facilities. Individual turnout paddocks can be provided and hay and straw is included in the price. Charges are £20 per night per horse for stabling and turnout.

The Granary is situated at the bottom of the drive on your left. The parking area is around to the right, there is an allocated parking space for The Granary.
We charge a competive rate for people to charge their car. We need notification of their email address on arrival so we can authorise them to use the podpoint charge point.

The region
Luxborough is a peaceful hamlet in the Brendon Hills of Exmoor National Park, about 6 miles south of Dunster. Three tiny settlements -- Churchtown, Kingsbridge, and Pooltown -- nestle in a wooded valley at 600 feet.
This is a deeply rural corner of Exmoor where farming and forestry have replaced the iron mining that once sustained the community. The ancient Church of St Mary in Churchtown dates back to the 13th century, with a medieval stone cross in its churchyard that is a scheduled ancient monument. Many of the cottages in the area are thatched, and the pace of life is wonderfully unhurried.
The Washford River rises near Luxborough and flows through the valley, giving the hamlet of Pooltown its name from the many pools along its course. The surrounding woodland is rich with wildlife -- red deer, buzzards, and woodland birds are regularly spotted.
Luxborough has no shops or general stores. The nearest everyday amenities are in Dunster (6 miles north), which has a good range of independent shops, a post office, butcher, and galleries. The market town of Watchet (7 miles northeast) and Minehead (9 miles north) offer supermarkets, pharmacies, and a wider range of services.
