The villa entry is on the ground level, but approximately 14 interior stairs lead to the main living area.
This rental allows two vehicles maximum — one in the garage and one in an unassigned space with the unit parking placard displayed. Palm Villas garages are relatively small and may not accommodate oversized vehicles.
Concierge services are available to assist with activities, dining reservations, and island experiences.
Guests must sign and return the rental agreement within 48 hours of booking to avoid cancellation. Contact Property Mgr if the deadline is missed.

We really enjoyed our stat at this property. Everything was clean and well kept. The kitchen was organized and well stocked. We appreciate you sharing your house with us.
The place was great! There was room for all 5 of us, it was clean, well appointed, and in a great location. Access to our favorite beaches was easy, but if we wanted to stay put then the pool was nice too. I plan on returning here in the future.
This is a nicely maintained property at the quiet edge of the development. The rooms offer multiple places to relax, and the layout would be ideal for having two pairs of adults using the downstairs bedrooms, and a couple of kids in the loft.
We loved our stay. The home is beautiful! It was great to have the beach chairs and snorkel equipment. If you're looking to just hang out close to home this property is perfect! But it was quite a drive to do much of anything, ie night life and restaurant options. The reviews that I read did not show this. I was looking to be near the beach, which was nice but not necessary as there were plenty of other beach options on the island.

We used to stay near Kona & walk out to Mauna Lani Beach several times during past stays. My daughter has stayed at the Palms before & so we booked this condo for ourselves & 4 others for our children & their families, I liked this condo best of all. Very nice environment. We had views of pretty plants & volcanic rock. It was near the pool but we weren’t looking directly at it. I loved the kitchen setup & would like to remodel our kitchen like this one. It was very peaceful & quiet.
A wonderful place to stay. The beach is within easy walking distance and just beautiful. If you're not into cooking during your vacation, this is the place. There's no stove but there is a microwave and a hot plate. Some of the dishes weren't entirely clean. The people who stay there wash them so maybe they aren't as picky as I am. The owners left us a King Cake bread pudding which was delicious and there were fresh flowers on the little kitchen table. We've been here before and we'll be staying here again!!
This was our first time visiting the Big Island and we loved our accommodation. It was fully stocked with everything we needed. The decor was top notch. We did have an issue while we were there, but management took care of it promptly. We would love to stay here on our next visit.

The setting was absolutely beautiful. The condo was tastefully decorated with an oriental flair. The kitchen was fully equipped and updated.. The bathrooms were amazing and the linens and bedding very luxurious. Access to the beach club was a real plus. We had access to a garage with all sorts of beach equipment and even a couple of bikes. We hated to leave and our place in Hilo did not compare.
This unit is so conveniently located -- just a 10 minutes walk to the beach through ancient lava park and historic fish ponds. We also loved the community pool/hot tub and the property's landscaping. The unit looks just like the pictures -- very nice and well-appointed. Bring your own beach gear though (lite cooler, even a map). We rented chairs at Snorkel Bob's - which is close by and very affordble. Many thanks to the EXCEPTIONAL service from Kona Coast Adventures. They are responsive and so helpful. Overall, great place and stay!
Great location, we enjoyed the pool and loved the beach club. Fully stocked kitchen supplies. Wonderful amenities such as beach chairs and umbrellas and other gear for outdoor fun. This is a great place for adults.
Weird, busy body lady took picture of car at 6:30 AM as we were heading to airport to leave island. We had just taken the parking pass off the mirror and left it in rental unit as required. People like that leave a bad taste in your mouth...6:30 AM and the same car had been parked in the EXACT same location for 10 days

Overall we had a relaxing trip. The condo was clean and comfortable—great beds and bedding. The spaces were decorated in great style. but lighting in dining, main living area, and master bedroom was very dim. A number of small things were missing: no laundry detergent, no salt, no sugar, no tissue boxes, no replacement trash bags. Also the garage opener battery was dead, and one of the two pool fobs was also dead. These small issues caused us inconvenience and should be easily corrected. Otherwise a lovely condo.
We had a great time here. The property was clean and the location was great!
