The Space:

Watch the sun sparkle on the water from an expansive terrace with outdoor living and dining areas and an infinity pool or pause for reflection by the koi pond or in the meditation garden. After the sun goes down, watch the stars come out while relaxing on the terrace, settle in by the satellite television or share snaps of the day via Wi-Fi.



The villa’s impressive stonework and refined furnishings set it apart from other Caribbean estates. Beach Garden is built around an open-concept great room with a high ceiling and rows of doors on both sides. Its living and dining areas are chic yet comfortable, and the kitchen is fully equipped. To ensure your comfort, the rooms are also air conditioned.



The four bedrooms at this luxury property can accommodate groups of up to eight friends or extended family. All four have king beds, en-suite bathrooms, and their own balconies or gardens. Two of the bedrooms face the ocean, including one with a screened-in outdoor shower facing the bay, and the others face the courtyard.

Wonderful Stay at Beach Garden

My wife and I spent two wonderful weeks at Beach Garden with our, son, daughter-in-law and 2 year old grandson. The house was perfect for us. It had a wonderful pool deck with great views and very accommodating living areas. We will definitely return to this great house!

Amazing vacation spot

This is an amazing property. The house was perfect for our family vacation with adult children and grandchild. Everything was spotless and the house was big enough so we never felt cramped. The views, outdoor space and pool were amazing. Location was convenient to restaurants, grocery store and beaches. We all agreed that this was our best vacation ever.

Chocolate Hole Family Getaway

This villa was gorgeous with plenty of outdoor living space and little nooks to relax and take in the view. We enjoyed the kayaks and snorkeling gear, as well as chairs and coolers for visits to Trunk and Cinnamon Bays. We’d highly recommend this property!

Beautiful home!

Beach garden is a beautiful home with a great view and very close to town. Very well appointed kitchen perfect for cooking and hosting a personal chef who had everything they needed to prepare a meal. Very clean upon arrival with upgraded linens, towels and beach towels. The home itself is beautiful but in need of some maintenance and replacement of some items and furniture. With that being said tho it had everything we needed and Curtis the host was a great communicator.

Has everything you need!

Beautiful property!! The property manager met us at the ferry and helped us to the home and showed us the entire property. He was at our beckoning call, which was reassuring. The home was clean and fresh and had tons of essentials. Easy access and just minutes to Cruz Bay. Highly recommend this VRBO.

Just what’s needed

We loved our stay on St. John. Apart from the island’s beautiful beaches and clear turquoise water, this home was the icing on the cake! Loved the architecture of the home and it’s smooth layout. The home has so many relaxing areas to help get you on island time! From the pool with a view to the indulging bedrooms, you can’t help but feel you’ve come to a very special place.

Great location and beautiful house

House location excellent and outdoor spaces were amazing. House was listed as having a working hot tub, we were told when checked in it did not work. Stove did not fully work and appliances were a bit weathered. For price point expect these things to be working appropriately. Property was extremely clean and were pleased with the bed linens and towels. Beautiful outdoor spaces enjoyed by all. House does have some wear but overall beautiful indoors as well. Some small touches would make a big difference w the price point. Had mid week cleaning and they did a wonderful job.

Amble space and privacy for 4 couples with plenty of room and amenities. Beautiful house with stunning pool and views. Only disappointment was we could have enjoyed kayaks on property had we known about the “recreation package” ahead of time

Beautiful Property...Great Location!!

My wife and I plus our 4 teenagers (ages 15-19) stayed for a week at the Beach Garden Property. The house was perfect for our group. The pool deck was fantastic, the views were amazing, and you truly felt like you were set within a garden atmosphere. We spent several days just lounging in the pool taking in the views of Chocolate Hole Bay. The access to the water is a bit rocky, so wear water shoes, but we found some nice snorkeling right from our own shore. The AC units in each room worked great and kept the rooms cool for sleeping. We had everything we needed in the kitchen and throughout the house in terms of towels, toiletries, etc. The outdoor shower in one of the masters offered an incredible view. While a few other reviews mentioned some minor wear and tear, it's minimal at best and didn't detract from our enjoyment of the property. The property manager, Curtis, was responsive when texted on day one and escorted us from our rental car lot to the house and did and nice walkthrough of the property, but we honestly didn't need him for anything during our week stay. I would highly recommend the property and would stay here again.

The Easter Bunny LOVES Chocolate Hole

My family and I spent spring break, including Easter, at Beach Garden Villa in Chocolate Hole! The home was better than advertised! The location of the property would make us hop back; close to town for excursions, remarkable views, nearby to groceries and other conveniences. The kitchen was fully equip to enjoy our holiday meal and gather with our family around a large al fresco dinner table, waves crashing in the background. The home's caretaker greeted us at the ferry and offered us access to his number if needed- which we didn't. I explored many options online and even while on the island in person and was not able to find something quite as charming and beautiful as this estate. I would love to visit again and I am sure the bunny would too!

Property did not meet expectations to match the cost

It is evident this property hasn’t been maintained to justify the price point. The roof had multiple leaks, windows/doors were missing hardware, dishware and glassware were worn and cheap, knives dull and coffee makers were worn and not maintained. Pans were awful, cheap and worn, but thankfully were replaced at our request.. which was much appreciated! The property was clean and it is a beautiful location. Like a prior post, there is no generator and we were without power for several hours one evening. This is supposedly being addressed with a new roof and solar panels.

This home is an opportunity to be better for the rental price.

Positives: House is nicely located near Cruz Bay. Inside of the home is spacious.Areas of Improvement: the home as it presented is in need of a lot of updating.New kitchen appliances, cabinets, and countertops.HVAC system does not function properly in the entire home. Upstairs system is very loud with some rooms very cold and other areas downstairs too warm.Not able to control temperature properly.The patch work on the pool tiles need to be redone.The last night we had a rainstorm that was not heavy however water was leaking from some windows and doors causing a safety hazard on the top landing of second floor and in the bedroom off the first floor entrance.New upholstery on the furniture would be a welcoming improvement.

Significant issues with home - Rent at your own risk

First, the good. The home is beautiful and is in a wonderful location. It's well appointed, and the caretaker (Mr. Penn) is terrific. Now the bad. The home has no backup generator. St. John has been going through power issues over the past couple of months. Daily power outages are typical. When the power is out, you have no power, no air conditioning and no water (pumps stop working). During our trip, we were without power for more than 40 hours total, including 24 hours straight at one point. I was filling up the toilets with pool water so we could flush the toilets. After the 2nd straight day of this, we decided to leave STJ early and head to a hotel in St. Thomas where we knew we'd have air conditioning. My pregnant daughter in law was with us, and I just could not chance another night of sleeping in an 85 degree house. In addition to the power issues, the home has significant leak issues. There was heavy rain while we were there, and we had to clean up multiple areas of the house from the leaks, including a huge leak at the bottom of the stairs. Huge safety issue on the slippery floors. I spoke to the caretaker multiple times. He said that he's been asking the management company to put a generator on site for months, but that they had refused to do so. He said that they were also aware of the leaks but had not fixed them. The management company knows about these issues, but did not inform in advance or take proper steps to prevent the issues. Rent at your own risk.

This villa is stunning. A very special place to stay. Loved the architecture with many decks up looking over the water. The pool, location, and living space is perfect for a family or 4 couples to stay. We put the kayaks right into the water below as well as did some snorkeling. Very easy to get to town as well as the many beaches.

A dream come true

Absolutely amazing. The property completely lived up to the pictures. I spent every morning snorkeling right off the backyard. Gorgeous sunrises, 15 minute drive the Cruz Bay. Plenty of amenities. Property manager was very helpful with any questions or concerns.

Besties Vacation

This beautiful home accommodated our party of 6 adults with ease. With 4 master suites, and lots of living spaces the group had plenty of options for together and separate time. The quality, comfort and location of the home was more than we could ask for. We so appreciated the assistance that Curtis gave us from day one pick-up to our last day drop-off at the ferry. We all had a wonderful time on St. John and at Beach Garden.

Everything with the house and rental experience was 5 star - the property was awesome; but it is St. John, so access to the water from the Villa wasn’t easy and probably couldn’t be accessed for people less fit than we happen to be. Regardless - very nice experience

Paradise

This home exceeded our expectations. The photos don’t do it justice at all! Every room is beautiful - with space enough for our 3 adult couples to be together or have privacy. Curtis mad everything seamless and his response time was quick and so helpful!! We went to sleep at night to the sounds of the ocean and had morning coffee overlooking the beautiful bay. Book this property - it’s very special!

Great outdoor spaces and location

Great outdoor spaces and location. We enjoyed easy access to snorkeling in Chocolate Hole — saw many sea turtles and sting rays. Loved having coffee in the morning on the ocean front terraces. The interior of this home is in need of a refresh/repair from ongoing rental wear and tear. Fortunately we spent most time at the beach or outdoors.
