This 2nd floor Beachside Villas condo has everything you need to enjoy your 30A vacation. Relax on the balcony and enjoy the views after spending a day on the beach in the Gulf of Mexico's emerald green waters. There is plenty of room for up to 6 at the dining table and 3 more at the kitchen's peninsula. This kitchen is fully equipped so you can prepare home-cooked meals, blend up your favorite cocktail, or simple pack up your snacks for a beach day.

Enjoy updated flooring throughout, no carpet to worry about! There are TVs in each bedroom, plus a large TV in the main living area. There are also DVD players for your movie enjoyment. Plenty of entertainment for any rainy days when you can't head out to the beach or one of the complex's 2 pools.

Sleeping Arrangements:
Bedroom 1: Queen bed, TV, balcony access. Private bathroom with tub/shower combo
Bedroom 2: Queen bed, TV.
Bedroom 3: Twin bed and twin-over-full bunk. TV and DVD player.
Sofa in the living room pulls out to a queen bed.

Beach Access:
If you’re ready for a beach day, head down to your access right at the end San Roy Road, about a 4-minute walk. Enjoy both the Gulf and Eastern Lake. This is a 2+ acre stretch of beach with plenty of room and is the recommended beach for your stay at Beachside Villas. And, for your convenience, Beachside Villas provides transportation to and from this beach access via golf cart service from March – October (please call us for specific dates).

Beachside Villas:
Beachside Villas has such a great family-friendly atmosphere. Enjoy a game of shuffleboard, tennis, or pickleball. You can even grab pickleball equipment at the onsite HOA office. Soak up the sun at either one of the 2 pools. One of the pools is heated seasonally. Grill up an amazing BBQ feast on one of the community charcoal grills. The location can't be beat - quiet and secluded but close to everything you'd want to do on your 30A vacation: fantastic restaurants, shops, golf courses, and bike rentals. Seaside and Rosemary Beach are just a few miles away.

Book Beachside Villas 221 and enjoy exclusive Xplorie perks! one ticket per day, per activity! (over $700 in nightly value) Experience axe throwing, ziplining, and sunset dolphin cruises. Play golf at Emerald Bay and Regatta Bay, enjoy Black Light Mini Golf, and have a blast at Urban Air Adventure Park. Your vacation will be more than just a stay—it’ll be an adventure!

A Benchmark welcome bag and initial starter kit of amenities are provided for all guests. For the kitchen this includes: 1 roll of paper towels, 1 dish sponge, 1 dish soap, 2 dishwasher pods, and 1 liner for each trashcan. For each bathroom it includes: 1 roll of toilet paper, 1 set of soap/body wash/shampoo/conditioner/lotion. For towels you will receive: 1 body towel/1 washcloth per guest and 2 hand towels per bathroom, plus 2 washing machine pods.

Comfortable, convenient and great communication

We had a great stay, plenty of space, could see the ocean from the balcony and short walk to the beach. Pool and Tennis courts were great and also took advantage of the grills near the pool house to cook fresh fish!

Great location!

This condo is a great location to the beach and shopping area. It was able to accommodate 7 of us. The beach is a short distance walk and not too crowded. The master bedroom mattress is a little squeaking because of the plastic noise.

Great location

We booked this condo last minute as our original travel plans were canceled. Overall, everything was great and we were very happy. The location was super convenient and a quick walk to the beach. Everything we needed was provided (kitchen, paper products, etc.). The condo itself was spacious, had new smart TVs, a (small) ocean view, and heated pool. The only considerations to note are the dated furniture and bed linen quality. For the price, we were very happy, but the couches, mattresses and sheets could use an update.

Great location near the beach!

Great view from the balcony facing the Gulf. Nice accomodations, with all the needed amenities (except limited paper and cleaning products) for a comfortable vacation stay. We enjoyed the beach every day, and the local area has plenty to do within a short drive or walk. A few things were not quite up to par; floors were sandy upon arrival, drains were all slow - master bath tub backed up every use, balcony doors stick and were hard to open/close, MBR door stuck. I would recommend bringing tp and paper towels as only 1 roll per bathroom and 1 small roll paper towels are provided.

The beds were comfortable and the set up was fine. There were a few problems with the appliances. The refrigerator was not freezing and the washer had a leak. They responded to these problems very well. We would stay at this unit again and recommend it to others.

Memorial Day Weekend

The property was perfect for our group. 3 small families. 6 adults and 4 kids all under the age of 8. Plenty of room. We loved being so close to the pool and the beach trolly was great to get us all down to the beach. Condo was well stocked with everything you would need for a short or extended stay. The only problem we had during our stay was during the check in process. We arrived about an hour early and called Benchmark to see if the unit was accessible. The woman we spoke to on the phone said a maintenance worker was there fixing a door and if we saw him leave we could call back and get the code to check in early. We saw him leave and called back. This time to a different woman who told us we could not check in until 4. Which was perfectly fine but we wish that had been communicated the first time we called. Either way our stay was great just wish the communication had been better during check in.

4th of July Stay

Rating Details: The property manager was somewhat unhelpful. The vacation rental was very clean. I was more than happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The layout of the condo was good. The master bedroom and bathroom were decent size. They other spaces were tight but sufficient. I would suggest adding a couple of full length mirrors behind a couple of doors in the second bedrooms. The other mirrors are hung so high you cant see yourself. We enjoyed the tennis courts, but had a hard time finding staff on site when we needed things. We only saw the golf cart to the beach once. The beach access situation in general was aggravating. Just a little too far to walk and carry your things and the golf cart shuttle wasnt there to help every time we needed them. I had to wakeup at 5am just to get a spot on the beach close to the water.

Dirty and Uncomfortable

Rating Details: The property manager was somewhat unhelpful. The vacation rental was very dirty. I was more than happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The location of the rental is great with a short walk to the beach. However, the condo was not cleaned well prior to our stay. Counter tops were dirty with missed spots and the floor was not properly vacuumed. It was obvious the cleaning was done very quickly and many areas were missed/not properly cleaned. There was also a pile of sand on one of the living room chairs. The master bed was extremely uncomfortable(like sleeping on concrete) and I had to visit a chiropractor after sleeping on it. I would not stay here again.

Great Location!

Overall, I recommend this vacation rental. Reviewer Comments: This is a second time staying at Beachside Villas and the first time renting this unit221! I love this area and the quietness! Upon our arrival the unit’s cleanliness could have been better. The floors were dirty and appeared to not have been swept or mopped. There was pieces of glass in the rug in front of the kitchen sink, the floors turned our socks and bare feet brown/black from the filth. I tried to vacuum over the rug to get up all the glass but the vacuum in the unit didn’t work well. The carpets/rugs are stained. The sliding glass doors leading to the balcony looked like someone or something had licked it or had paw/handprints all over it. The master bath shower doors needs replaced as it is hard to slid open and the drain doesn’t work properly while the shower is on causing you to stand in inches of water while you shower. The kitchen was stocked well with dishes, glasses, silverware, small appliances, but could use a dish rag to wash with for delicate items. The balcony had a nice view of the water and we spent a lot of time out there. The beds were not the most comfortable but we managed. The new beach access and BSV beach area down SanRoyRd was a pain and crowded which made access to the water hard. There is a golf cart that takes you to and from the access which is helpful. FYI, you can rent umbrellas and chairs at the beach via the Sugar Dunes and building 6 access from a chair service that sets up in the wet sand for easier access, this info wasn’t given and I rented backpack chairs and umbrellas from the service recommended through this unit. We were informed my another visitor of BSV on the third day of our stay. Overall I would recommend this unit just based on the location and the quiet neighborhood and a great place to ride bikes.

Nice quiet condo complex

The layout was great for the 6’of us.The only issue we had this time (we have stayed here before) is the new beach access rules and the fact that all but one area is now private. It was very difficult getting all of our gear to the beach since we had a large group and several small children.

Great beach getaway

Overall, I recommend this vacation rental. Reviewer Comments: We were looking for a great place where we could easily walk to the beach since we have two younger children. This place worked very well and we were very happy with the location. We stayed in this area last year and the zoning of the beach has changed which at first was a little annoying but there is a cart that takes you down to the inlet. The inlet was AMAZING for little kids! It was super shallow and minimal waves so my kids loved it. That was a great plus. The rental itself is great if you are looking for an easy beach condo. The beds were not the most comfortable but I feel like most places don’t have amazing beds. It was just enough room to give us decent space. The balcony was wonderful to eat breakfast on and to watch the sunset on. We would definitely come back. There was a dirty tea pot still on the stove when we arrived and some silverware did not seem clean but I just washed them.

We had a great time. My only complaint is the floors need to be mopped. Our feet were black from walking around inside the condo after we checked in which indicated it had not been mopped prior to our arrival. Great location.

Overall, I recommend this vacation rental. Reviewer Comments: We had an amazing time staying here! Quick walk to the beach, and kind of away from the traffic jams of 30a. Short, 10 min drive to Publix. The unit had all the necessary cooking/eating utensils you need. Would highly recommend for larger families with kids. Can not wait to book this for next year!
