The living room is nicely appointed with leather furnishings, a large screen TV and a gas fireplace, great for a cozy evening with family or friends after a day of exploring the Roaring Fork Valley!

THE SPACE The kitchen is spacious and well equipped for preparing meals and the dining room comfortably seats 6. Choose to dine indoors, or in warmer months, on the patio with incredible mountain and pond views!
The primary bedroom offers incredible mountain views, an en suite bathroom and private access to the outdoor seating areas and pond. Two guest bedrooms are nicely furnished with a queen bed and share a full bathroom.
IMPORTANT TO NOTE THIS IS A NON SMOKING PROPERTY. The use of tobacco, cannabis or vapor devices is strictly prohibited. Disregarding this Rule may result in a fine.
Travel Protection: We HIGHLY recommend purchasing our trip cancellation insurance as there are NO REFUNDS if canceled within 7 days of arrival, regardless of the reason (including illness, flight delays, weather, road conditions, etc.). Fly fishing badges are NOT provided at this home, therefore fly fishing is NOT permitted at the Ranch. There is excellent fishing locally in the Roaring Fork, Frying Pan and Crystal Rivers.
The garage is not available for guest`s use.
A 110 outlet is conveniently located near the driveway for EV charging.

The Ranch at Roaring Fork encompasses two miles of river frontage, 4 miles of stream, and 8 ponds. These waters provide an abounding habitat for wildlife. Deer, geese, marmots, and other animals all thrive in this setting. As such, please be advised that there may be wildlife droppings around the property that are part of the natural environment. Please be prepared to wear shoes while walking from the house to the pond. The front yard, with shade in the afternoon, is the best place for lawn games in the grass.
Included in the price of your rental is an Administrative Fee for $59. This is required protection insurance provided by Waivo for up to $2500 in accidental damage. The full agreement and list of coverage details can be found in the Additional Rules section on the checkout page.

Under no circumstances may a stove, oven or range be used as a source of heat. All appliances are to be used only for their intended purpose. K. Charcoal and Gas Barbecue grills may not be used inside any structure located on the Property. L. Guest may not bring a grill (of any type) or fire pit for use on the premises. M. Tents or other structures may not be erected on the Property without written approval. N. Commercial photography or filming is not permitted on the Property. O. All windows and doors must remain closed during inclement weather. P. Guest shall notify Manager of any pest control problems. Q. The use of any provided swimming pool or hot tub is at Guest`s own risk. Guest further understands that any interruption of use will not alter or change any of the terms of this Agreement. R. Guest may not block the fire escape at any time. S. The Homeowner does not permit gatherings at the Property. A disturbance caused by Guest or any person permitted on the Property during Guest`s stay which results in any police action or complaints from neighbors is considered sufficient cause for immediate termination of this Agreement with immediate eviction and forfeiture of all monies paid as permitted by law. T. No towels or linens shall be taken from the Property. A cleaning fee is automatically added and charged for each confirmed reservation. Guest is expected to leave the Property in a neat and orderly condition. An additional cleaning fee may apply if excessive cleaning or trash removal is required upon Guest`s departure. U. A mandatory damage protection policy fee for third-party accidental rental damage insurance will be automatically charged to each booking. Should the assessed damages and or the amount of missing items, exceed the maximum limits of the insurance policy, Guest shall be held responsible to pay for the deficiency.

This was such a great property. It was absolutely gorgeous with the pond behind the house. The kitchen was well stocked with plenty of dishes, pots, pans, spices, condiments, etc. for us to be able to cook from the house. It was close enough to town to be able to do fun activities, but far enough out that it was very peaceful and serene. We truly enjoyed our stay!

Very clean house in a small quiet neighborhood that’s big enough for 5 adults. It also has a beautiful pond in the backyard. I’d stay there again for sure.
Our family (ages 1-73) enjoyed a lovely Christmas holiday here. The kitchen is well stocked, the bedrooms are clean & comfortable, & the views can’t be beat! We took several walks around the area & also enjoyed petting the horse. Check in & out was easy, too. Great stay!

Nice neighborhood , quiet. Lovely pond behind the house stocked with trout. Mosquitos were present as it is summer. Otherwise a very pleasant place to stay.

Pros: close to Carbondale and surrounding towns, very comfortable big home located within great area. Cons: adjacent to highway so significant noise from one bedroom and when outside, bed and bath linens, shower curtains felt old and sort of grungy (easy fix with minimal investment), dated decor, hot tub not working, no fishing pass. No false advertising, just a bit disappointing.
