ABOUT THE HOUSE
On the second level, natural light pours into an open living/kitchen/dining area with vaulted ceilings, tall windows, and cherry hardwood floors.
In the sitting area, a comfortable couch, love seat and recliner sit before a 54” flat-screen TV and gas fireplace.
The well-equipped kitchen is outfitted with granite countertops, stainless steel appliances, and a four-person bar. The adjacent wooden dining table seats six.
Take in the fresh air on the upper-level deck, overlooking a large fenced backyard.
On the lower level, a second living area offers more space to relax with a couch, fireplace, and 43” flat-screen TV.
The master bedroom boasts a king bed, huge walk-in closet, and two plush armchairs. An en-suite bathroom has a dual vanity, jetted tub, and custom tiled walk-in shower.
An airy second bedroom offers a full-size bed and twin-over-twin bunk bed, while a third bedroom has a full-size bed.
The house also has a guest bathroom with a dual vanity and tub/shower combination, as well as a half bath features a dual vanity.

Note: After you book this home, you will be required to sign a brief Good Neighbor Contract. This is a requirement of City of South Lake Tahoe (this is based on the City's legal requirements to rent a VHR). The contract will state that you agree to follow all Vacation Home Rental Ordinances. Several of the most important laws will be outlined. Failure to sign this contract in a timely manner will cause your booking to be canceled, and you will be charged a cancellation fee based on our advertised cancellation fee, based on the time of cancellation.

Worth Mentioning
* Both the City of South Lake Tahoe & The County of El Dorado have become extremely strict in enforcement of posted rules which can be found in the rental agreement. Be sure to become familiar with said rules to avoid steep fines and visits from the authorities
* This home sits in a quiet (mostly residential) neighborhood and therefore extra consideration should be made to keep the noise down.
* This home will be stocked with a starter set of consumables such as soaps and paper products and 1 large towel and wash cloth per guest. This should be adequate for a group staying for several days. Guests are advised to either bring or purchase additional after arrival if your stay is longer than a few days.
* We have a strict no party policy, the registered guest will need to be 25+, excessive use of the property/ extra cleaning required/ failure to follow checkout procedures/ breach of rental agreement will result in steep additional charges and possible eviction.

Note on cancellation policy: Please note that booking a visit to Lake Tahoe comes with some risks of guests wishing to cancel and receive a refund due to natural disasters or weather related events. Our cancellation policies are strictly enforced regardless of the reason for cancellation. If you need to reschedule your date, you must be in compliance with cancellation policy first. If there is a blizzard, road closure, fire, smoke, rock slide, avalanche and/or any other natural disasters, our cancellation policy will still be enforced as we cannot expect our property owners to be held accountable for refunds for natural disasters which are expected to occur in the High Sierra Nevada Mountain Range on a constant, regular basis.

WE STRONGLY ENCOURAGE ALL TRAVELERS TO PURCHASE TRAVEL INSURANCE TO ENSURE PROTECTION IN THE EVENT YOU FEEL THE NEED TO CANCEL FOR ANY REASON.

Cleaning fees also include: Maintenance, supplies, restocking costs. This pays for guest consumables (Such as laundry detergent, soaps, shampoos, starter set of paper towels, tp, etc. For longer stays, we ask guests to purchase). Replacement of items such as broken coffee makers, portable heaters, fans, linens, towels and more. Regular trash removal from bear bins to town dump. We ask guests to assist with optional checkout procedures that are very time consuming such as start dishwasher, wash a load or two of towels. While these procedures are optional for guests, they are highly appreciated to help save our cleaners time, particularly for our back to back turnovers which are very difficult in the Vacation Home Rental industry. – Thank You Lux Villa VR
