Very nice accommodations. Host was very helpful and touched base once during our stay. The black sand beach was amazing. Saw turtles every day. Very peace and quiet. Wish we would have stayed longer than 2 nights.

Everything was just as advertised and was a great place to stay. Only problem was that the condo didn't get much breeze that came through and didn't cool off at night as much as we would have liked. The over head fans did help but being from the PNW it was very warm for sleeping. Other than the place was cute and perfect for our stay.
The condo was incredible, and exceeded our expectations. The outdoor area was wonderful--very private, with a view of the ocean. Everything was as pictured--very clean and cozy. It has everything we needed for our stay. The location was incredible--so close to the beach! We saw the green sea turtles every day.
This was a very clean and comfortable location, near the black sand beach on the Big Island. Not near any shopping centers or full grocery stores as you might be use too, but we stopped at a Costco on the way out to the home and stocked up with supplies so we never felt in need of anything. We stayed there for part of our stay in order to enjoy the seclusion and peacefulness. Then spent the last 3 days in Kona ...to "re-acclimate" to the city life. Overall a very good vacation.

The stay was wonderful in every way! The location is ideal for exploring Volcanoes National Park, but it's also not far from other great day-trip options and the black sand beach. The space is perfect for two people; the kitchen is well-stocked if you want to cook, and there are extras like a cooler and snorkeling gear for exploring the water. Would definitely stay here again!!
This was a perfect choice for us. Clean, comfortable, beautiful, quiet. While no A/C could have been an issue we were not inconvenienced by it. The surrounding area was not a metropolis but presented us with some exquisitely gorgeous beauty. We enjoyed Ka’u Coffee Company and took a meandering drive down the road it was located on. It was like entering a botanical garden. Utterly gorgeous!I totally recommend this condo for comfort, views and ease of booking. Kitchen space and utensils for cooking. You won’t be disappointed if you should choose to stay here.

The room and pool area was clean. The laundry room and outside of the property were not clean. There were several soda cans around the property which we picked up. The amenities are bare, 1 towel per person for the entire stay or do the laundry for a clean towel each day. I'm not doing that on vacation. As you walk to the beach theres homeless people living along the road which surprised me. Its actually an abandoned golf course resort. Looks like at one time it may have been a much more beautiful place.

Thank you for your feedback. I'm glad you found our condo clean and enjoyed the community pool. The pool and outdoor grounds are part of the shared condo complex and maintained by the property management team—not under my direct control—but I’ve passed your observations along to them.
Most guests choose a vacation rental knowing it offers a different experience than a hotel. If anything in our listing suggested daily maid service, I sincerely apologize for the confusion. Our home is priced around $130 per night, while nearby ocean-view hotels on the Big Island often run closer to $400. That difference reflects the tradeoff: more space, a full kitchen, and a relaxed, home-like setting—without hotel-style amenities or daily housekeeping. This is our personal home in Hawaii, and we’re sorry we didn’t meet your expectations.
Regarding the walk to Punaluʻu Beach, the park allows camping, which might be mistaken for something else. It’s a public space managed by the county, and while it’s not part of our property, I understand how campers and tents might have shaped your impression of the area.
The grounds surrounding Colony I were once a golf course, and while it’s no longer operating, many guests appreciate the quiet, natural beauty of Kaʻū—the most rural part of the Big Island. We do our best to help guests understand the character of the area, but it seems we may have missed the mark this time.
We’re always working to improve, and your comments help us do that. Thank you.
Wonderful condo, in an amazing location. Was able to relax and rejuvenate. Very responsive owners. Just what we needed . Highly recommend the area and the condo
Everything was great. Good central location. Peaceful property. I only wish there were some pedestal fans. It got a bit warm at night. I loved eating breakfast on the lanai.
This was a perfect quiet getaway! The condo was clean and had everything we were looking for. Pool area was great and the complex as a whole was quiet and relaxing. Highly recommend!
My husband and I felt this property was the perfect fit. It was peaceful and scenic. The condo had a delightful ocean view and you could hear the waves crashing on the lava shores. It had a great layout, nice decor, a super comfortable bed and was very well equipped. The pool and hot tub were also great. The hosts, Tom and Christen were quite helpful.

We had a great time hosting Jill; it's a real deficiency of the VRBO site that there's no method to write a review of our wonderful guests. We appreciate her leaving such a helpful and informative review for other visitors and are happy they had a great time in Hawaii.
Perfect place if you love National Parks, hiking, nature and relaxing. EXACTLY as described and the added information with things to do, absolutely on point.Bonus: Seeing turtles every single day with just a short walk to the black sand beach. Great way to spend our 25th anniversary!
Our host was very accommodating and had great advice for things to do in the area. The condo was clean and the Lani had a wonderful view. There is a pretty black sand beach within walking distance from the condo. The hot tub is closed for now.

We are happy to report that the hot tub is open again (as of December 2020).
The property was as advertised. It was well kept and quiet. Everyone was friendly and helpful. The unit was comfortable and bright. Enjoyed the pool but was disappointed that I couldn’t use a noodle to float as I have the use of one arm only.

David and his wife visited for a month and we're so pleased to hear they enjoyed their stay. Thanks for the review David and we hope you'll return.
This tidy condo was just as advertised. It’s an easy walk to Punalu’u black sand beach. There is a dearth of restaurants in the area, but the hosts have kindly provided a few suggestions, and directions. The hosts were helpful about helping me get an item I forgot when I left, and who can ask better than that?
Very nice property in small, quiet, well-maintained development. Condo was clean, nicely furnished and well equipped, with small outdoor patio with ocean view. Development has a pool and lovely hot tub overlooking the ocean. Not many amenities (shops, restaurants) in the surrounding area, but convenient for Volcano National Park and exploring the less developed areas of Hawaii big island. Great escape from the Seattle winter!
Hear the birds, ocean and have the pool nearly to yourself every day. Go exploring. Take a hike. Snorkel. Hang out. All in paradise. Highly recommended!!
We loved the stay here! It was quiet and peaceful, it had everything you need!! It is a rural setting, which we weren't prepared for, so arriving after 5 pm on a Sunday, we found no grocery stores open or restaurants, within a half hour. On Monday, all of that changed, just be prepared. We used their cooler and water toys, there was plenty of room.

We appreciate Lu's review and we're so happy it was a great stay! It's a PDF attachment and we sincerely, and earnestly, recommend that you read it. Many guests, in preparing for their to visit rural Hawaii, follow up with questions - and we're happy to help, anytime. Aloha T&C
We had a terrific time during our stay. The condo was clean and well supplied. It was a convenient location for us to hit everything in the south end and the east side of the island! We loved the black sand beach and walked down for sunrise daily. Saw sea turtles every morning. On the clearest morning we could see Kilauea glowing in the dark right on the edge of the property. Thanks Tom for a wonderful experience.

Thanks, Le! We're glad you enjoyed your stay - our proximity to Volcanoes National Park is one of our best features...but as you discovered, there is a oasis at Punalu'u Black Sand Beach Park and serenity in being off the beaten path. We hope you'll return sometime! Aloha, T&C
