Very nice accommodations. Host was very helpful and touched base once during our stay. The black sand beach was amazing. Saw turtles every day. Very peace and quiet. Wish we would have stayed longer than 2 nights.

So cozy!

This was a great spot for our short-term stay. Loved the easy access to the beach and to the Hawaii Volcano National Park.

This was a very clean and comfortable location, near the black sand beach on the Big Island. Not near any shopping centers or full grocery stores as you might be use too, but we stopped at a Costco on the way out to the home and stocked up with supplies so we never felt in need of anything. We stayed there for part of our stay in order to enjoy the seclusion and peacefulness. Then spent the last 3 days in Kona ...to "re-acclimate" to the city life. Overall a very good vacation.

The room and pool area was clean. The laundry room and outside of the property were not clean. There were several soda cans around the property which we picked up. The amenities are bare, 1 towel per person for the entire stay or do the laundry for a clean towel each day. I'm not doing that on vacation. As you walk to the beach theres homeless people living along the road which surprised me. Its actually an abandoned golf course resort. Looks like at one time it may have been a much more beautiful place.

The pool and outdoor grounds are part of the shared condo complex and maintained by the property management team—not under my direct control—but I’ve passed your observations along to them. Most guests choose a vacation rental knowing it offers a different experience than a hotel. If anything in our listing suggested daily maid service, I sincerely apologize for the confusion. Our home is priced around $130 per night, while nearby ocean-view hotels on the Big Island often run closer to $400. That difference reflects the tradeoff: more space, a full kitchen, and a relaxed, home-like setting—without hotel-style amenities or daily housekeeping. This is our personal home in Hawaii, and we’re sorry we didn’t meet your expectations. Regarding the walk to Punaluʻu Beach, the park allows camping, which might be mistaken for something else. It’s a public space managed by the county, and while it’s not part of our property, I understand how campers and tents might have shaped your impression of the area. The grounds surrounding Colony I were once a golf course, and while it’s no longer operating, many guests appreciate the quiet, natural beauty of Kaʻū—the most rural part of the Big Island. We do our best to help guests understand the character of the area, but it seems we may have missed the mark this time. We’re always working to improve, and your comments help us do that. Thank you.

Panalu’u Beach Condo Paradise

My husband and I felt this property was the perfect fit. It was peaceful and scenic. The condo had a delightful ocean view and you could hear the waves crashing on the lava shores. It had a great layout, nice decor, a super comfortable bed and was very well equipped. The pool and hot tub were also great. The hosts, Tom and Christen were quite helpful.

Great Host

Our host was very accommodating and had great advice for things to do in the area. The condo was clean and the Lani had a wonderful view. There is a pretty black sand beach within walking distance from the condo. The hot tub is closed for now.

So Peaceful

We loved the stay here! It was quiet and peaceful, it had everything you need!! It is a rural setting, which we weren't prepared for, so arriving after 5 pm on a Sunday, we found no grocery stores open or restaurants, within a half hour. On Monday, all of that changed, just be prepared. We used their cooler and water toys, there was plenty of room.

Fabulous location!

We had a terrific time during our stay. The condo was clean and well supplied. It was a convenient location for us to hit everything in the south end and the east side of the island! We loved the black sand beach and walked down for sunrise daily. Saw sea turtles every morning. On the clearest morning we could see Kilauea glowing in the dark right on the edge of the property. Thanks Tom for a wonderful experience.
