* NO smoking, drugs or vaping is allowed on the premises. Utah law prohibits outside smokings within 25 feet of building entrance, exits, air intakes, or window. Violation will be subject to a fine of $500 per occurrence plush costs for damage.
* Dogs are allowed for an additional non-refundable fee of $50 per dog, per stay, with a maximum of 2 dogs allowed. As much as we love cats, we do not allow cats or any other animals aside from dogs at our property.
* No events, parties, or large gatherings
* Please report any damages that occur during stay
* There is a $500 fee for smoking in the premises.
* Please keep cars off the street for parking especially during the winter. Snow plows frequently clear streets and will snow block your car if parked on the street. The city also issues tickets during the winter months of Nov to Apr.
* Please leave ski boots, muddy shoes, at the door mat when entering the home.
* Please respect the neighbors, quiet hours are 10:00pm to 8am. The neighbors have been instructed to contact us regarding any rowdy or suspicious behaviors.
* Guests may request an early check-in (up to 3 hours before 4pm) or a late check-out (up to 2 hours after 10am, so long as there is not a reservation booked at our property for the day of your request. Please message us a day in advance to confirm availability and receive the applicable fee quote.
* Extra Guests: If more guests than permitted are found at the property, we reserve the right to deny entry based on the platform's policies. Extra guests will be treated as trespassers. An additional fee of $50/night per extra guest may apply, or we might request that you vacate the property.

The house did everything it was supped to to, it was just not very clean. Here’s what we found: leftover food in refrigerator, utensil in drawer were dirty, dirty dishes in dishwasher- that smelled, food caked on kitchen table, garbage cans full and dirty diapers on the ground. Also, the check in code did not work, and we had to call in. Overall the house is a bit tired. Kind of petty, but where was the “balcony”?

The outside was in disrepair and was embarrassing to have neighbors talk to us about it. From the outside it looked like an abandoned house and the neighbors were not happy. Garbage, weeds and yard was completely dead …..there was literally moldy water in the dishwasher drain. The smell was so terrible, we vacated when we opened the door to it.

We understand why this highly disappointing experience led you to vacate the home, and we sincerely apologize for the embarrassment and discomfort you endured.
We want to assure you that we have taken your complaints very seriously. Our cleaning team immediately addressed the interior issues, and the maintenance team has already arranged for a vendor to rectify the exterior issues with the lawn, weeds, and garbage. We are committed to ensuring our home meets the highest standards of cleanliness and curb appeal for all guests.
We deeply regret that we failed to provide you with a well-maintained and welcoming property.
Unfortunately, the reason for leaving was the awful state of the house. We've used VRBO many times in the past and have never experienced anything like this bad. Everything about the place was neglected and dirty. I'll list some examples; 1. The front and rear "lawns" were completely dead. Looks like the sprinklers are either busted of have been off all year. 2. There was dog poop in the rear yard. 3. The driveway gates are busted and almost impossible to open and close. 4. The floors in the house were filthy. 5. The basement bathroom looked like it had not been cleaned. Hair everywhere, dirty tub and towels were stained and covered in hairs. 6. The kitchen sink faucet had practically no flow - useless to even rinse off a dish. 7. Windows badly need cleaning. 8. Cracked wine glasses in the cupboard. 9. Fixtures and fittings broken in most rooms. 10. The dryer was stuffed with towels 11... We were able to find another house just 10 minutes away, similar vintage but beautifully remodeled with modern appliances, lush green lawns, and just a tad less expensive.
