Property Truths
This home welcomes peaceful, respectful stays and is perfect for relaxing and reconnecting on Siesta Key. However, if you are visiting to “party” or have members of your group who might engage in “disorderly behavior” this rental is not a good fit. This location has outside security cameras, Dba based noise monitors, and it's Rules are strictly enforced. For a “lively escape” please ask me (Danny) for a better option. I'll help find the right rental for your trip and even give you a discount big enough to put the first round of drinks on us.
The Beach
Skip the crowds and commercial feel at Beach Access 13, just 350 feet away! Although a favorite of locals and visitors, Access 13 has no public parking and only serves the immediate neighborhood. This crescent shaped beach and cove features Siesta Key's calmest clearest water and its white quartz sand and tide pools are perfect for relaxing. What could make this better? Point of Rocks Reef is only 60 yards south!
The Location
No car needed. Nestled on a quiet street with no thru-traffic, businesses, or public parking. Walk just 1-min or 350 feet to the beach access. Walk 7-min to Siesta's top eco-adventures—boat, bike, jet-ski, and fishing tours. Prefer to relax? Sunbathe on the pool deck, nap in the open-air living room. Hungry or thirsty? Enjoy Siesta's top-rated seafood, ice cream, and waterfront dining all nearby. Just a 3-min walk to favorites like Big Water Seafood, The Spear Fish Grill, Crescent Club, and Orange Octopus.
Reef Snorkeling
Siesta Key is already paradise—now add one of the Gulf Coast's best snorkeling spots! Just 60 yards south, Point of Rocks offers safe, shallow waters filled with tide pools, colorful marine life, and shelling treasures. Most days you'll spot chameleons, sponges, mother-of-pearl shells, conch, and maybe even dolphins or turtles. Ideal for exploring by foot, snorkel, paddleboard, or kayak.
Bedroom Details
This listing has three king bedrooms including a traditional master, second bedroom, and fully integrated mother-in-law apartment suitable for a small family. On the first floor (ground floor) is a king apartment with bath and separate living room containing a queen sleeper sofa and TV. The second-floor master bedroom (one floor above ground) has a door to the living area balcony and luxurious shower bath en-suite. The final second floor king bedroom is also a bigger sized room with a TV. The property features two living areas, four dining areas, and three full bathrooms. For a three-bedroom rental just 350 feet to the access of one of Siesta Keys best beaches, this is a very generously sized space.
Beach Gear Provided
We provide beach towels, chairs, carts, and umbrellas. If you don't have what you need, just reach out and we can usually get it for you. Correction for Air-b-n-b listings this location doesn't provide "snorkeling gear" but this and anything you need can be rented or purchased nearby.
Household Items Provided
We provide bedding, kitchen items, most major and minor appliances, blow dryers, and hangers. Simple soaps and paper products come in starter-supply that will get you through a short stay and anything you need can be purchased nearby.
What to Bring
It's a laid-back island so pack as lite as you like. Our fashion is casual, wash and wear, and all units have laundries. Also, anything you forget to bring can be found nearby in good supply and fair prices.
Post Booking Support
We understand vacation time is precious and will make sure you get the most out of it. Our number is the only contact information you need. All units are at the top attractions on the island. Cars are never required, but you will have private parking near the unit. No check-in restrictions, check-in any day of the week at any time using a private door-code. Never a cleaning requirement at checkout. Free early check-in when possible. No hidden fees or solicitations. Every unit including this one is available for instant booking. We can recommend the best spot for fishing or fresh fish, Michigan or Ohio State games, romantic-dinners marriage-proposals or singles, eco-tourism, family friendly activities, or safe ways to lose your kids when you(they) need alone time.
Terms and Rules
Prohibited Activities - parties, electronically sourced music, groups exceeding eight adults, attempting to enter private owner garages storage-closets and other locked spaces, and, after 9:30PM, noise outside the unit registering above 40Dba. A Guest guilty of prohibited activity who fails to immediately cease said activity will be removed from this property.
Payments and Cancellations – payments are 50% refundable when canceled at least 60 days before arrival. Payments are not refundable when canceled less than 60 days before arrival.
Hold Harmless - Guest agrees to hold the Property Manager and Owner harmless from any liability for injuries while on vacation.
Indemnification by Guest - Guest (renter) shall hereby indemnify and hold harmless the Property Manager and Property Owner against any and all claims by members or guests of Guest's party for personal injury or bodily harm; property damage or any loss arising from the use of the premises and its amenities, equipment and features regardless of the nature of the accident, injury or loss including but not limited to losses CAUSED BY THE NEGLIGENCE OF THE RELEASED PARTIES. Guest hereby RELEASES AND DISCHARGES the Property Owner, the Property Manager together with its owners, officers, directors, employees, sub-contractors and agents from any and all liability, claims, demands or causes of action that Guest and/or any member or guest of Guest's party may hereafter have for injuries/damages arising out of use of the premises, facilities, features, amenities and equipment.
Guest Responsibilities - It is the Guest's responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning using or being in the pool and/or spa and around the dock and canal areas if applicable. Guest agrees to have a responsible adult supervising minors and guests at all times when using any home features to include the pool and/or spa, waterside features or any equipment provided with the home. Guest is hereby notified that the pool and/or spa can be dangerous, and Guest accepts fully the risks involved. Guest acknowledges it is their responsibility to ensure all minors are supervised at all times, no diving is allowed in spa or pools, no running or rough housing around any outside water feature, no glassware or bottles in outside pool areas. Guest is further notified to be cautious when exiting the rear of the home as the pool, spa, deck areas and water access areas (if applicable) are open and in close proximity to the water and/or entryways and can be considered a hazard. Guest agrees to ensure that safety locks remain clasped when small children or minors are included in the guest party. There are no rails to prevent a fall into the pool, spa and/or canal areas (if applicable). Guest acknowledges the hazards of such open areas and accepts the full responsibility for the well-being of members of his party. Guest agrees to preview and accept full responsibility for use of the premises, features and amenities at the time of initial check-In, and acknowledges approval and acceptance of such by Guest's willingness to remain on the property.
Travel Insurance - If you prefer insured bookings, we also offer travel insurance. Basic Travel Insurance- cost is 7%, covers 30 different issues, coverage begins only after protection has been purchased. CFAR (cancel for any reason) insurance is available in states applicable- cost is approximately 11% (7% basic plus additional 3.8% to add CFAR). Basic and CFAR must be purchased together as CFAR cannot be purchased individually. CFAR covers 60% of the trip cost with no questions asked. Travel insurance must be purchased within 14 days of booking and 30 days before check-in. Claim must be filed two days prior to arrival, available to U.S. citizens only.
