Gather everyone around the firepit as the sun drops, pull out the board games on a lazy afternoon, or fire up the BBQ for long lunches at the outdoor dining area under the trees. Three bedrooms offer flexible bedding to suit families and groups, with a full kitchen for shared meals and hot showers waiting after a day out.
A fully paved footpath leads straight into town in around 20 to 25 minutes, so you can wander in for coffee, dinner or supplies without the car. From there you can pick up the flat, easy Blackwood River Walk along the foreshore, or head a little further to the Kondil Park bush loops, lovely when the wildflowers are out. The wider region is known for its mountain bike trails, scenic drives and wineries.
Fast Starlink internet keeps everyone connected for streaming or remote work, and there`s secure lockable bike storage, a wash-down area and off-street parking for multiple vehicles and trailers. This is a calm bush retreat designed for comfort, care and shared enjoyment. Please treat it as you would your own home.
Bikes & riding gear Bikes are not permitted inside the house at any time. Please use the provided areas for bike storage, cleaning and maintenance only. Helmets, shoes and muddy riding gear must also remain in those areas.
Polished concrete floors The floors are mechanically polished concrete and highly durable, however grit and dirt can mark the surface over time. Please remove shoes on entry and ensure riding shoes and dusty gear are kept outside.
Bush setting The house is surrounded by native bush and wildlife. Please respect the environment, do not disturb animals, and keep noise to a minimum, particularly in the evenings.
Fire safety No open fires or fire pits. All local fire restrictions must be observed.
Guests & occupancy Maximum of 6 adults only. No parties, events or additional visitors without prior approval.
Smoking Smoking and vaping are not permitted inside the house.
Dam & water safety The dam is a natural, unfenced water body. Water quality is not monitored or treated. Swimming, drinking or use of dam water is strictly at your own risk. Children must be supervised at all times.
BBQ & outdoor areas Please clean the BBQ after use and return outdoor furniture to its original position.
Care & departure Please leave the house tidy, place rubbish in the correct bins, and report any damage or issues promptly.

Amazing property, everything about this place is 5stars. Beautiful private outlook, polished concrete floors. Every amenity works and is so easy to use. Very close to the centre of town and the staff are amazing, Tracey is such an accomodating host, the cleaning crew are lovely and the firewood box is never empty, see you next year guys..
