For bookings of 14 nights or more, a mid-stay cleaning service is recommended. You can choose to receive a Refresh & Restock and Full Clean for $165. For extended stays, cleaning services will be tailored to ensure our team can periodically clean, maintain, and inspect the property, keeping it in top condition throughout your stay.

Important information before booking:

• Check in and check out times
Check in is from 3pm and check out is strictly 10am. Early check in or late check out cannot be guaranteed as cleaning is handled by external partners with fixed schedules. Late check out may incur additional charges to allow cleaners access.

• Key and fob access
Only one key and a fob are available due to building security restrictions. Groups will need to coordinate access amongst themselves during the stay.
Key collection and return are facilitated by a third party and are available between 7am and midnight only.

• Parking
No onsite parking is available at the building. Off-site/Street parking recommendations can be provided upon request.

• Luggage storage
The apartment complex and building management cannot store or hold luggage at any time. Offsite luggage storage options are available upon request.

• Heating and cooling
To manage energy use between stays, heating and air conditioning are turned off before arrival. Guests can switch these on upon check-in.

We respectfully ask that you review the house rules before confirming your reservation and adhere to them throughout your stay. Please be aware that parties or events of any nature will not be permitted. Non-compliance with this regulation will result in eviction from the premises and charges for any necessary damage or extra cleaning.
By booking this stay, you agree to sign a short-term rental agreement and provide a valid form of government-issued ID prior to check-in.

1. You must respect the property and treat it with care. Any damage, negligence, or misuse may result in additional charges.
2. Smoking is strictly prohibited inside the property. A $400 fine will apply if any signs of smoking are detected indoors.
3. Parties, events, or loud music are not permitted under any circumstances. Violations will result in penalties, and in some cases, immediate removal from the property without a refund.
4. Pets are not allowed at the property unless explicitly approved in writing. If a pet is brought in without approval, additional cleaning fees and penalties will apply.
5. Please help us keep the space clean for the next guest. While professional cleaning is provided after each stay, excessive mess or failure to maintain reasonable cleanliness may result in additional cleaning charges.
6. Lost keys will incur a $400 replacement fee to cover locksmith services and lock replacement if necessary.
7. Early check-in or late checkout must be arranged in advance and approved by the host. Additional charges may apply depending on availability.
8. If you miss your scheduled check-in time and require additional arrangements, a fee will apply for the extra coordination and support required.
9. Any damaged or broken items during your stay will be assessed and charged accordingly based on the cost of repair or replacement.
10. Mail and package deliveries are not permitted at the property. We cannot accept responsibility for any lost or undelivered mail sent during your stay.
11. If the keys or fob are not returned by 10am, a $50 per hour fee applies, as delays can cause our cleaners to miss their scheduled visits and impact the arrival of future guests.

Failure to comply with any house rules or long-term stay policies may result in immediate termination of the stay and eviction without refund, in line with Airbnb policies.

---- Long Term Stay Policy for Reservations Over 28 Nights ----

This section is a supplement to the standard House Rules and applies to all reservations longer than 28 nights. All existing house rules remain in effect in addition to the policies below.
- Identification and Guest Verification
All guests staying longer than 28 nights must complete identity verification. Government-issued photo ID for the primary guest must be submitted immediately after booking for security purposes and prior to check-in. The booking guest must be present for the stay and responsible for all occupants.

- Additional Agreement Requirement
For extended stays, guests may be required to sign a separate long-term occupancy agreement before arrival. This agreement helps clarify expectations, responsibilities, and house rules for longer stays. Failure to complete this requirement may result in the reservation being cancelled.

- Cleaning and Supplies During Long Stays
The property is provided as short-stay accommodation. Guests are responsible for maintaining general cleanliness during the stay. Mid-stay cleaning can be arranged for an additional fee upon request.

- Maintenance and Repairs
The host will respond to maintenance issues as quickly as possible. Emergency repairs, building works, or essential maintenance may occasionally occur without prior notice. These situations are outside the host’s control and do not qualify for cancellation, refunds, or compensation.

- Building Works and External Factors
The host is not responsible for construction, maintenance, lift servicing, or other works carried out by the building, neighbouring properties, council, or utility providers. Noise or disruption from such works does not qualify for refunds or cancellation.

- Utilities and Excess Usage
Utilities such as electricity, water, gas, and internet are included for normal residential use. Excessive or unreasonable utility usage may incur additional charges during long-term stays.

- Property Use and Guest Conduct
The property must not be used as a business address, mailing address, or for commercial purposes. No subletting or additional occupants beyond the booking is permitted.

- Regular Access for Maintenance
For longer stays, the host may require reasonable access with notice for routine inspections, maintenance, or safety checks.

- Right to Refuse or Cancel
Failure to comply with house rules, verification requirements, or the separate long-term agreement may result in cancellation of the reservation in accordance with Airbnb policies.
