The Property:
This townhome has 3 levels of living space for ample privacy at bedtime along with a central kitchen, living, & dining room where everyone can gather together. The main living area is warm, comfortable, & functional. It is also where you'll start to notice that this property has good quality. The solid stone counters found in the kitchen are matched in the bathrooms, where you'll also find custom tile. There's even a carved stone vessel sink in the powder room. Quality is also evident in how the bedrooms each have matching furniture & smart TVs. Perhaps best of all, this property has incredible views from every room, a rare treat. Rest in high quality beds & linens, then wake up to those amazing views! Each level has its own deck, & you can ski directly to & from the lower level deck. The ski access is a green trail, easy enough for beginners, but you can also take the ski season private shuttle to & from the Gondola Transit Center. The club amenities are less than 100 meters from your door, & with men's & women's locker rooms, you can walk back & forth in comfort.

Location:
You can Ski In Ski Out as well as Hike or Bike in & out, from this fantastic location! This townhome actually borders the ski area & national forest. It is perched on a ridge just above the “Right O Way” ski trail, which is what gives this condo such amazing views. Put on your boots, step outside, step into your skis or boards, & glide a short distance down to the beginner level Right O Way ski trail, which is groomed nightly & leads directly to both Gondolas. This location has separate ski in & ski out routes to & from the Right O Way trail. The ski in route begins farther up the hill, so that skiing back to your door is flat, not uphill. Skiing out is slightly downhill but kids & beginners can easily manage it. Look at our photos for illustration & let us know if you have any questions. Please also note, this development has a seasonal private shuttle. During ski season, you can ride the shuttle to & from the Gondola Transit Center. From there, you can take the escalator down to the Gondolas, as well as hop on the free city buses to visit grocery stores & anywhere else in town. When you stay here, renting or bringing a car can add convenience, but is optional.

Arrival, Accessibility, & Parking:
Once you book, we're here to support you before, during, & after your stay. We will provide you with arrival instructions, local information, & answer any questions you might have. Accessing this property requires zero stairs. A wheelchair could roll into the main level. From there, you have one flight of stairs to the upper or lower level. Reserved, private parking is provided for up to 2 vehicles. There is some additional shared outdoor parking available on a first come first served basis. Trailers, Campers & RVs are prohibited. 4WD recommendation: The roads which lead to & from this property are generally well maintained. However, the road is winding & comes up the hill to this location. Keep in mind that Steamboat's Champagne powder snow is often measured in feet, & can pile up quicker than plows can keep up with. When traveling during snow & winter weather conditions, 4 Wheel Drive or All Wheel Drive & tires with good tread are recommended.

** Air Conditioning - Most mountain resort properties were not built with air conditioning. During most hours of the day & weeks of the year, AC is not needed. Summer nights are cool & fans are provided at most properties. Check the average high & low temperatures & weather forecast for your dates of travel, & look at the list of amenities to see if AC or fans are part of the rental property & look for ceiling fans in photos.
** Pet Free - Pets AND Service Animals are NOT PERMITTED in the property or on the premises. This is a privately owned home & is a PET FREE property. Due to the existence of pet allergies, this home is marketed & maintained as free of pet hair & dander. Allowing pets or service animals would result in a fundamental alteration of the nature of the property, & may pose a direct threat to the health & safety of others. Therefore, in accordance with the Americans with Disabilities Act & the Fair Housing Act, PETS AND/OR SERVICE ANIMALS are not permitted in the home or on the premises. There may be circumstances that create an exception to this policy, but only if the Guest provides advance notice of the presence of a service animal in writing before booking, & receives specific approval.
** Group Sizes, High Occupancy Fees, & Maximum Occupancy - Some properties use a “High Occupancy Fee” to “raise the rate” for larger groups, & are thus able to list a lower nightly rate for smaller groups. Each rental agreement & associated rates are for a specific group size. Guests must enter the correct & maximum group size at the time of booking.
** Video & Noise Monitoring - Please note that noise monitoring devices, & security cameras, do exist on the exterior of the property. Cameras are positioned to cover all entrances & exits of the home. Cameras are present to ensure the property remains secure & safe, as well as to ensure that guests are honest & upfront about their planned use of the property. If you plan to bring more people than you've indicated, more dogs than indicated, to host a party or event, or do not intend to respect neighbors or the value & quality of the property, then this is not the place for you, & you should not book the property. For normal, respectful groups, we are sorry that these statements & measures are necessary. Security cameras & noise monitoring devices are an example & demonstration that the property's owners are taking steps to ensure the home remains available for rental, & in good condition, for your benefit.
