This villa, located in Ucel, is ideal for 8 people. The house is new, on one level and is located in a residential area 2 minutes by car from the city centre of Aubenas. It has a 7*3.5 swimming pool with bar tarpaulin and deckchairs. The house is located 800m from the Ardèche river and a few minutes drive from beautiful swimming spots.

The villa has 3 bedrooms:
-Bedroom 1: bed 160*200
-Bedroom 2: 160*200 bed
-Bedroom 3: 4 bunk beds 90*200
1 bathroom and 1 separate toilet.
The villa has a vacuum cleaner, washing machine, dishwasher, oven, induction hob, Nespresso machine, TV with Netflix.

The house is fully fenced. Parking is available on site in a private parking space. The house has a 500m² garden with 2 terraces. The house has a Weber barbecue, a children's playground and a ping pong table.

The house is ideally located for tourism. Its central position allows you to visit the great diversity of landscapes offered by the Ardèche, and its many famous villages (Balazuc, Vogué, Vallon Pont-d'Arc, Antraigues...).
Many activities await you in the surroundings, such as paragliding, tennis, cycling, horse riding, caving, canoeing, climbing, fishing, hiking, hunting, mountain biking and the Caves including the Chauvet Cave.
Many swimming spots from the house or a few minutes by car. (La Volane, La Besorgues, Le pont du diable, Lac d'Issarlès...).
Many night or day markets within 5 minutes by car.

For the winter months:
Heated municipal swimming pool less than 1km from the house. Fitness, weight training and boxing room less than 1km away. Vals les Bains thermal baths 5 minutes by car (Sauna, Hammam, Nordic baths, swimming pool heated to 38°C, outdoor swimming pool heated even in winter)

Parties are not allowed, as the house is located in a residential area. In addition, smoking is not allowed inside the house.
A supermarket can be found within 2km.
A tourist tax will be requested on arrival approximately €1 per person per night.

• By car: the A7 motorway exit is less than 30 km away.
