Octagonal living at its finest; The Seed House is fully renovated and features modern amenities like wifi, coffee, tea, kitchen basics, 100% cotton linens, smart TV, games, and yoga gear. The barn is nestled at the tree line, bordered by a huge lawn + gardens. Your stay will be relaxing and private and leave you with a special sense of place.
The Seed House is renovated in a rustic Americana farmhouse style. Its unique octagonal shape is derived from eight former seed bays that fan out around the central silo. Most of the space is comprised of contiguous living areas for dining, lounging, yoga, board games, TV, or however you want to spend your time indoors! There is an adorable octagonal kitchen in the center silo stocked with all the basics. The 2 bedrooms are at the back of the space with an adjacent bathroom that is accessible from the main living area. There is also a queen sofa-bed and single day bed in the main living area.
We have a small covered deck out front, a fire pit around the side, and a huge lawn to stretch out on; all great spots to sip on your favorite beverages, read a book, steal a wink, or whatever you do to relax. We had a great host who responded quickly to any questions. This was a great location for us. Our dogs loved the grounds and it was like being on our own little island because of the privacy and the quiet. The interior is just as pictured. It’s clean and full of great amenities. A great home away from home!
Nice place. Very cute Lee decorated. Great atmosphere. We had a fox greet us one night a little bit off the beaten path. George’s restaurant was quite good.

It was beautiful and perfect for the time we were staying. Really loved it.
Unique property with thoughtful touches throughout the home. My kids loved the whimsical garden pieces! Our dog loved running in the spacious yard and hanging with us by the fire pit at night. The house is very tastefully designed and we had everything we needed during our stay. Walked to the downtown area and enjoyed the restaurants and all the historical buildings. The owners were always available and responsive. Thanks for a great getaway!
Our family of 6 had a great time! We have 4 kids under 8 and it was great for the two youngest. We didn't have to worry about the baby going up or down any stairs inside the house. The house is awesome, great octagon layout. Upon check-in out, we even got a tour of the property and a bit of history. Awesome time! We'll be back.
We couldn't have been happier with our stay at the Seed House. It was perfect! This quaint property is set off of the street and offers all the little touches to make it feel just like home. The home was extremely clean, pet friendly (even tho we didn't get to take our pup this time) and offers great accommodation for a couples' getaway or a family trip - the lake is an easy 25 minutes away. There are also lots of historical areas around, for anyone interested. The owner was always available and quick with responses. We did not have a single problem while there, but he checked in to make sure we were ok and didn't need anything. If you want a clean, cozy spot to stay, you will not go wrong with the Seed House.
My friend and I needed a place to stay for a fishing tournament on Lake Gaston. Everywhere close to the lake was either WAY too expensive, unavailable, or in a terrible area. I came across this place on VRBO and it was perfect!
The pricing, the area, the availability, and the fact we could not only park both of our trucks and boat, but charge the boat as well were the immediate perks. Once we opened the door to the home, we found everything we needed and more! The only thing we had to do was drive a couple miles away to the grocery store for food.

What a FANTASTIC place!! Scott was more than accommodating, has a wonderful property, and communication was a breeze!! An old Army friend and I were on a fishing trip to Kerr Reservoir, and this was the perfect place for two old Soldiers looking for some solitude after long days on the lake. We shall return!!

My folks rescued this property in 2015 and have spent years renovating and preparing it as an event venue with short-term rentals. Here is a little bit of the story:
Two blocks from charming Main St. Warrenton, NC, sits an old cotton gin. Long since a fixture of the town’s landscape and agricultural past, the gin is now restored as an inclusive destination for weddings, events, and community gatherings.
The Old Cotton Gin was originally constructed as a tobacco prizery in the late 1800s and used by the Warren Cotton and Fertilizer Co. throughout the mid-twentieth century. It was badly burned in 1947 and rebuilt with American steel as the structure you see today. The property sat unused and overgrown for many years until 2015 when locals Anne and Tommy Satterwhite rescued it and began restoration. As a child, Tommy, a Warrenton native, played with friends in the overflowing piles of cottonseed stored in the siloed barn; now called The Seed House.
Today, The Old Cotton Gin is a welcoming and inclusive place for memories to be made. The metal buildings create a unique backdrop or interior for your ceremony, reception, or event. For overnight accommodations, The Seed House and Franklin St. House have you, and up to 11 of your guests, covered. During the spring and summer months, Anne’s gardens are full of jaw-dropping blooms that inspire a magical feeling.
