Yes, it's above a KOA campground, but the noise is minimal and the view is incredible. As everyone says, the driveway is something else! It's was pouring when we got there, but had no problems. A beautiful view and a great stay.
Great little cabin. Clean and welcoming place to use as a base to explore the area. Super steep driveway. The cabin is located behind and overlooking a KOA park making it a little noisy. Overall, it was a pleasant place to stay that suited our needs.
this was a very nice cabin! i didn't have any issues! the only thing is it was difficult to find at first (GPS stops at the beginning of the road) and i wasn't aware of the very, very steep driveway. otherwise it was a very nice stay!
Great cabin especially if you need to be near Hiawassee or the Hiawassee KOA , it worked perfect for us as we had most members of our party staying at the KOA, a short 12-15 min. drive to down town Hiawassee, near Helen and Anna Ruby Falls. I will note that both bedrooms are upstairs if that is a concern. The view is awesome and the drive way is steep, which I had read in a prior review, it was raining when we arrived and I was a little concerned at first, but I drive a smaller Ford Escape and I put it in low gear and drove up it. After the first time, it is a breeze. I recommend 10 out 10 for value as well.

We always enjoy visiting North GA mountains. However, this cabin needs some repairs. Several blinds do not have louvre rods, the oven only bakes up to 350 degrees, the master bedroom footboard is not connected to bed frame. It is propped in place between chest and frame. Several kitchen cabinets are very loose. The fireplace did not work when the directions were followed to the letter. The instructions advised of 75 fee to light the pilot flame. LOL!! There should not be an advertisement for fireplace. Most importantly, the water pressure at this cabin is horrible!! Will not be renting this cabin again.
The cabin is lovely, beautiful views, clean and well equipped. Communication and the entire process went well. If you are not used to mountain driving and incredibly steep driveways then this may not be for you. The driveway goes straight up, is narrow, and has a very sharp turn at the top. Everything was 5 stars except for the driveway up to the cabin. If you don't take the time to read the reviews it might be a surprise.
Everything was great with the cabin except three things;
1–The driveway requires a 4X4 if it’s to be climbed with any snow/ice in the forecast.
2–We had some very HEAVY rain during the night and it leaked from the vent over the entrance door (about 1/2 cup total).
3–The power went out Thanksgiving Day in the AM. Wanted to start the fireplace but there was no specific instructions on how to do this. If I messed up it would have cost me $75 to relight the pilot flame! As I was calling the number to find out how, the power came back on and it wasn’t required but I would recommend placing some specific instructions for the fireplace.
Other than the above everything else was terrific!
Nice cabin with great view but close to a campground. Steep drive access but worth the climb. Upstairs stayed a little warm but it was late August in Georgia. Overall a fun place and quiet.
There are many beautiful areas to enjoy in the surrounding areas. However, our stay had some unexpected challenges. Hopefully this honest review will provide some helpful details to future guests.
We arrived to find the cabin had not been cleaned. So we spent our first few hours waiting for the property manager to arrange for someone to come and clean and provide fresh linens and towels. Fortunately, Carol, who pinch hit at the last minute, was extremely pleasant. (After several follow up phone calls, we were appropriately compensated for the difficult start to our stay.)
While the view of the surrounding peaks from the balcony is truly fantastic… one detail is missing from the pictures. The cabin is immediately above a HUGE RV park. We were super nervous about this as we drove through the park to reach the cabin as it was a total surprise to us. In fairness, I will say we didn’t hear much noise from below and most of the park is obscured by the trees, but personally I would have much preferred knowing about it in advance.
The appliances in the kitchen are aging. The stove won’t heat above 350 degrees… so don’t plan on cooking a pizza (as we planned to do on our first night). However, I will give props for having both a propane grill and a small charcoal BBQ, complete with provided briquettes.
Overall, we enjoyed our stay, but will probably look elsewhere in the future when we visit the area.
Very beautiful home.I had a very Relaxing & enjoyable time with my spouse. No issues at all. Quit place on the hill yet still close enough to civilization for our liking.
We had a great stay for our first date. The view is beautiful, the cabin was clean, bed was comfy. Everything worked. About thirty minutes to Helen which was fine because of the beautiful Mountain View’s! The manager was very responsive with all my questions. We will definitely book again and hopefully for many years to come!!
This was a wonderful rental property. The view , the grounds, the amenities are all on point.
It’s been a while since I have had such a wonderful and relaxing vacation. I would rebook this property over and over!!
The property was very well kept, clean, and had most everything we needed. We were up there to visit Helen, GA; however, after seeing Helen... we were glad we stayed in Hiawassee; it's beautiful! After a long day of boating Chatuge Lake (at Boundary Waters Resort & Marina), we came back home to relax by the campfire and grilled some steaks. We sat out on the balcony and watched the rain with the beautiful view. The only thing that upset me was that there are parental controls set on all TV's. I communicated with property manager a few times to get the code for the parental controls and never received help. When we were stuck inside because of the rain, we got a little bored watching kid programs and gameshows. We wanted to watch movies on Netflix/Prime, but were locked out. Other than that.... it was great! We have told our family that next time we are bringing the grandkids! (I hope they fix that parental control issue before we come back.)
We absolutely loved this property!! Check in was easy and it truly felt like home to us. The view from Black Bell is AMAZING, the seclusion was awesome, the cabin was made for true relaxation. We truly enjoyed everything about it!! Can’t wait until next time.

Why Do You Need A Buyer's Agent? First of All Having a Buyer's Agent Does Not Add to your Cost. The seller along with the seller's agent pays the buyer's agent fee. Many buyers mistakenly believe they would get a better deal if they do not use a buyer's agent. They assume that since the seller has to pay the agent a commission, they would be willing to pass those savings on to the buyer if they do not use an agent. This is NOT true. In fact, seller's agents charge the same price regardless of whether or not you use an agent.
Here are a few things a buyer's agent does:
Helps you through the negotiating process. This is probably the most important part of having an agent represent you. The agent working for the builder or seller has one job and that is to sell you a home – maximizing the profits for their seller. You have to understand everything you're signing including addendums to the contract, possible delays, what would happen if your current home doesn't sell, etc. The most important thing to remember is that a buyer's agent helps walk you through everything step by step and works FOR YOU, not the seller. Makes sure you don't overpay for a home. If you buy your home directly from the seller's agent they are only looking out for the seller's interests. A buyer's agent will provide you with valuable comparable properties and five you their opinion of the value. Much, much more! A buyer's agent is a valuable asset to any home purchase and should never be considered an unnecessary part of the process.
Respectfully, Robbyn Allen Realtor/Property Manage
