Limin'House has been meticulously repaired (Irma) and updated and is ready to welcome guests! New additions include a firepit and wine fridge. Freshly painted inside and out and all new kitchen appliances. Come see us!
All new outdoor furniture as well!
Limin' House is situated on a hillside overlooking Soper's Hole and Marina on the lush west side of Tortola.
Smugglers' Cove, a secluded crescent beach is a short ride or walk on the other side of the hill.
Many restaurants and shops, from casual to fine, are also a short ride from the villa.
You will enjoy spectacular sunrises and sunsets overlooking Sir Francis Drake Channel and the islands of Norman, Peter, St. John, St. Thomas and Little Thatch.

Wow! This place is amazing. An incredible setting with spectacular accommodations. We loved the outdoor space. We cooked all of our dinners at the house. The views from high on the hill were extraordinary. Great access to Tortola beaches. Our communication with the property manager was excellent: Debs was so responsive. The pictures do not fully capture the jaw-dropping views. We’ll be back!!!

We chose to give ourselves memories instead of things this Christmas, and we definitely chose the right location! Limin' House is beautiful, comfortable, perfectly located, wonderfully managed, and the best view on Tortola. Perfect get away that had everything we needed and a property manager who was super helpful and responsive. Loved our time there!

Amazing House!!

We spent the holidays at Limin House and could not have asked for a better place to stay. Susan was very responsive before the trip and Debs was an absolute pleasure during the trip. The house was stunning and pictures do not do it justice. Everything was clean and the house was fully stocked with everything we could need. Hopefully we will plan another stay in the future!

Beautiful view of Sopers Hole

Limin’ House is a fantastic place to stay on the west end of Tortola. It is walking distance to the shops and ferry but be aware that it is a long way back up to the house which shouldn’t be a surprise given the amazing view. The villa has some quirks but is certainly colorful.

We stayed for two girlfriends 40th birthdays. Every view was breathtaking, the house was amazing, and Susan was so easy to get in touch with when we had a small issue. I would highly recommend staying here, and enjoying a view from every single area! Love it and will be back!!

Really nice property from the layout of the house to the landscaping and views. Even though the pictures are lovely it was even better in person. House well stocked with cooking supplies. Excellent communication and very nice on island caretaker. Highly recommended.

AWESOME for family and friends!

Limin' House is just perfect for family and friends to spend relaxing time with a gorgeous view in a gorgeous villa. Everything we needed was right there and we were just a short distance from the restaurants and cute shops in the west end. The property was beautiful, clean and so great for family gathering in the open air kitchen and living area and also very private for sleeping and alone time. Every area of this property is perfect! The ferry being so close makes island hopping so easy too. We will be back again for sure - hoping next year!

Fantastic house with Incredible views

We had a group of 9. 3 couples and our 3 teen daughters and it couldn’t had been more perfect. The location is convenient to Sopers hole which make hopping over to Norman island and Jost very easy. The house was a great set up for our group. The indoor outdoor spaces were perfect. We spent 2 days lounging in the pool with the best 2 views on the island. The house really had everything we needed from towels to beach chairs, 2 ice machines, great grill.. Everyone in our group was extremely happy!

Great House/Great view

We had a wonderful week in a world class house with a world class view. All the amenities that you ask for. Tortola is a great island with fantastic beaches, good restaurants and friendly people. Our only issue was the driveway which is steep narrow and scary. If you rent a car, choose a small one. Parking space is very limited.

Absolutely Amazing!

The Limin' House exceeded all possible expectations! The house is absolutely stunning. Each room is more beautiful than the next and was the PERFECT location for a group of friends to get away (4 couples). The view is spectacular and the location was ideal. We loved being able to walk into West End and over to the beach. Don't think twice- BOOK it! It really may the BEST house we've ever rented!!

Loving Life at Limin House!

This was a fabulous get-away for our group of friends. The views were truly unparalleled! Every single need was not only met but exceeded! We spent relaxing mornings watching the harbor activity and then walked to Smugglers Cove Beach for peaceful afternoons enjoying the beautiful Caribbean beach and water. Drinks and food from Patricia’s Bar and Grill are a MUST at Smugglers Cove Beach! We left Limin House feeling restful and rejuvenated, with so many wonderful memories. We sure hope to come back some day!.

Best House in Tortola!

My 17 year old daughter and I stayed here for 3 days prior to her attending the Sea|Mester sailing/college program. The stunning house overlooked the marina where the ship was docked. This has to be the best house and best location in Tortola. The pool and outdoor spaces were amazing. We drove to Smugglers Cove Beach which was not busy and probably the best beach on the island. Great dining and supermarket at the marina. The host and property manager are excellent. I almost booked a less expensive house but sooo glad I didn't do that. This place is worth every penny. Seriously if you are reading this, just go book this house now!

Magnificent!

This villa is absolutely beautiful. The layout, the fit and finish, the views! The rainbows without fail were on display each morning. And it was right where we needed it to be. The proximity to Soper's Hole, Smuggler's Cove and Cane Garden Bay. The drive into Road Town wasn't far either. Soper's has a grocery store, restaurants, coffee and gift shops, car rental, everything you need is right there, in a quaint, picturesque setting. The villa quite honestly was hard to leave each day! With the pool, the grill, the immaculate kitchen, balconies off every bedroom, it was the perfect spot to stay, relax and enjoy the day.

Extraordinary!

We had an amazing Christmas week at Limin' House with our family of 7 - parents and 3 adult kids with their SO's. The bedrooms are lovely and comfortable and the living area is simply gorgeous. We cooked great meals, lounged poolside, played games in the evening in the open air living space and enjoyed delicious drinks made in the margarita machine! The house is well equipped, easy to navigate with views from every vantage point that were simply stunning. Truly breathtaking. We just loved "limin" at Limin House - reading books and enjoying time together. Susan kept in touch with us throughout and Anthea welcomed us and helped us settle in. It was perfect. One detail to be aware of - it's hilly so get ready for great walks and make sure you rent a small car that can handle the roads. Enjoy!

Limin’ House

Fabulous trip! From the beginning, reviewing and booking, Susan was great. Deb was there when we arrived for the tour of the home and was quick to reply if we had any questions or needed anything. The house is as advertised! Gorgeous home overlooking Soper’s Hole with distant views of St. John and Norman islands. The rooms were spacious, clean and well decorated. The pool was clean and relaxing. Great for winding down after a long day of Island hopping. We rented a boat from Nanny Cay for day trips to island hop for 3 days going to Norman, VG and JVD. We were able to dock the boat with Lighthouse Marina and could see the boat from the house balcony and pool. Debs was great hooking us up with snorkeling gear from the shop in Soper’s Hole. For 2 couples with 4 daughters aged 16-21, we could not have asked for more. I highly recommend Limin’ House.

If you come to Tortola, must stay here!

The house is even more beautiful than the pictures. It was all we could ask for and more. Plenty of room for four couples. The outdoor living areas are amazing. After being out exploring all day, it was so nice to come back and get in the pool and enjoy frozen drinks from the provided drink machine at the pool bar. I cant say enough about tbe view. It has to be the prettiest place I’ve ever traveled to and having a home base like Limin house was amazing. The property took our breath away. So much attention to details. Landscaping was beautiful. I dont have one complaint or suggestion to makr the house any better. It had it all. Debs, the house manager went above and beyond to make sure we were all happy. Met the grocery delivery for us, helpedme get my delayed luggage recommended the best driver on the island for the week! She was fantastic. If give the house ten stars if I could.

Wonderful family stay at the Limin House!

We had very relaxing family visit to Tortola the week of Thanksgiving. We were greeted by Debs who did a great job showing us around the house and giving us some ideas for restaurants and activities. The house had the most beautiful view overlooking the marina, which was only a 5 min drive away and also a short drive to Smugglers Beach, which was great. There were multiple restaurants and a great place for breakfast (Omar's) in the marina, which our kids wanted to visit many times! We were also close to world class beaches and fun drives to explore the island. The house was clean and had everything we needed - lots of places to relax and lounge, which was our main reason to go. We also used the grill many times and cooked at home a few of the days - very easy to use everything. They had ice makers throughout, a functioning margarita machine and a clean, warm pool. The air conditioning was cold in all rooms and the outdoor showers were a bonus! One thing to note is that the bedrooms are on two different sides of the open air house with a good amount of distance in between and bedroom doors are kept shut at night to keep the rooms cold. This worked great for our teen who wanted to be on the opposite side of the family but our younger child got a bit nervous in his own closed door room in the evening. Having said that, it was close enough to our room to make it work (although he did feel alone and ended up sleeping in our room one night, which worked fine). Overall, it was a fantastic visit to a beautiful home in a perfect location and we wish we were still there!! Thank you for making it a great experience!

Extraordinary!

We’ve been vacationing in the USVI’s and BVI’s for years and have stayed in many amazing houses...this by far is the most beautifully appointed and cared for. The sunrises and sunsets, the easy ride to Smugglers, Sophers, Sebastians and Banankeet. Our lazy afternoons drinking and sunning by the pool. Our evenings watching movies in the comfy, beautiful living room. Our expectations were more than exceeded. When do you go away and want to stay at the house more than go to the beach! Susan and Debs were wonderful and I’m already planning Tortola 2021! Thank you for the memories and great photos.

I have been travelling to Tortola since the early 1980's. Limin' House was completed in 1995 and I have enjoyed sharing this home with many guests since 1996. It remains a haven for renewal and relaxation, for both myself and my guests.

Why they chose this property

Tortola is easily accessible from the U.S. The currency is the dollar and the language spoken is English. Every imaginable water sport is available including sailing, surfing, windsurfing, scuba and just floating in pristine water. The island is beautiful and safe.

What makes this property unique

Limin' House is designed to accommodate families or couples. The dining/lounging verandah is centrally located and adjacent to both the pool and the kitchen. It is the favorite spot for entertaining and relaxing. Each bedroom has a private balcony and/or patio, so when privacy is preferred it is easy to find!
