BEAVER VALLEY ESTATES - COMMUNITY RULES
The guest limit on this property is six (6) people (day or night) and there is a maximum of 2 cars allowed + 2 ATV/SxS.
There is a 10 pm noise curfew in effect to maintain the rural character and serenity of the neighborhood.
When there is no Tonto National Forest burn restriction in place, you can enjoy a fire in our fire pit and hang out around the fire past 10 pm...just keep your voices down as many residents go to bed fairly early and sound travels far.
A Stage 2 or higher restriction prohibits the use of the fire pit but the propane BBQ is okay. No smoking except in an enclosed car.
A Stage 3 restriction prohibits the use of propane BBQ.
If a fire restriction is in place and you light a fire, we can assure you that the Fire Department and Sheriff will be called by the neighbors and you will be fined, so please check out the current forest closure status at https://www.fs.usda.gov/tonto.
Our community is also a proud member of the Dark Sky Coalition which I am sure you can appreciate and will benefit from. Therefore please keep the porch light switch in the down position after 10 pm, (when it is in the up position the motion sensor is enabled.
To access the river, do not walk between properties unless a path is clearly defined. Instead, park near where the street crosses the river and walk up or down on either side. The river banks are for the use of our community residents and guests only and are not private property. However, please be respectful of the property owners along the river, don’t stray from the river banks, maintain a respectful noise level and pack out all of your trash (leave no trace).
NOTICE: Be mindful of the weather forecast and check a radar map to ensure that no storms are within a 30-mile radius, at the minimum. It may be sunny here and seem pleasant, but the river can swell quickly and turn into a dangerous flash flood situation if it is raining on or near the Rim above.

The house was clean and the neighborhood was friendly. The river does take a walk to reach. The property is very much situated in a community, so the neighbors are very close by.
The cozy cabin was a great little space to stay for the weekend! Our kids thought that the quirky setup of the cabin was fun and it was also very easy to find a spot to relax. Our one complaint about the space was that there were lots of spiderwebs inside and out and the chairs that were set outside were pretty dusty, so we didn’t use them. Overall, we would stay in this rental again!
The place is clean and in a friendly & quiet neighborhood.

Great location! Lots of rentals in the area and very close to great hiking and filu.fun
This cabin was very comfortable stay. The check-in was extremely easy and had everything you could need. Will definitely return.
We enjoyed our stay at this property for Father’s Day Weekend. Quiet neighborhood close to the Verde river and you can hear the river from the porch. We had some concerns about spiders and A/C not cooling down the house, from other reviews but we didn’t have any issues. The walking trails to the river are close with great views and it’s very close to Waterwheel hiking trail which is stunning. We highly recommend!

The cabin was very nice and comfortable, had everything we needed. We enjoyed out time and the creek. Not easy walking as road narrow and fair amount of traffic. But we did walk, loved the fireplace.. didn’t have enough hot water in shower. All in all. Would definitely go there again!
Stayed for SEVERAL days over the Christmas holiday and the cabin was nice, clean and had a homey feel, had a small issue getting in the first night but was able to get that taken care of quickly. The ONLY issue I found with our stay at this property was ALL the cameras everywhere and moved as if they were watching your every move, which to me and my partner was EXTREMELY creepy to us and made us feel very uncomfortable. We have stayed at several cabins throughout Northern Arizona and this one was the first that we felt this was about, so IF you feel uncomfortable about being watched on cameras throughout your stay I would caution you with this rental?Other than that the cabin and our trip was everything we wanted it to be!

Beware of cameras.
We rented this cabin for a Christmas getaway trip for our family. Very nice location, neighbors are very nice. Like other reviews have stated yes there was a big amount of spiders in the home, coming out of the drains etc… Home was very clean, lots of beds. First night was good we met the neighbors and they were all super nice. Next day we wake up to an email charging us an extra 200 for “additional fees”. We called the property manager to ask what the extra fees were for and he was extremely aggressive on the phone. Basically cussing us out the whole time which whatever we can live with that. The additional fees were for things he saw going on inside the home… We had got our nephew a new bike which we had placed with his other gifts to be opened. He charged us for that, which is fine since we did “break a rule” and we did remove the items he did not want inside but the fact that he was able to tell us things from inside the home we got curious and noticed that the cameras on the front and back porch that had been turned to the street view were turned inside looking through the windows. The cameras are high enough to show through these windows. He watched us the whole first night as well as the whole time we were there. The next day we felt super uncomfortable so we didnt even stay at the house that day but went back at night to have a little bon fire and shower and sleep. He would follow us with the cameras while we would be outside and going back inside the entire time. I’ve stayed at many places with cameras which doesnt bother me its for their property security which is fine but the fact that he watched us from the moment we arrived until we checked out was out of line. So for anyone thinking of renting this home just be careful with that. Also there was ZERO hot water. We had to boil water on the stove to even shower. Im not a Karen or anything and I was fine with letting everything else go but I would hate for him to be watching other families the whole time on their vacation. Just be careful with this home and the property owner.

First of all I did not curse at you or anybody in your party I was nothing but nice to you all, and regarding the cameras one is a Ring doorbell which it can only see towards the road the one outside on the eve can not see inside the cabin. We tried to accommodate you and your family and made an exemption just because it was Christmas an let the extra persons stay, as for the bike and water coolers you had in the cabin we could see on the ring doorbell the next day when they were taken in and out. When we spoke on the phone you did not mention anything about hot water or anything else as you stated on your review. You violated the contract in several ways, too many people, too many vehicles, coolers inside the cabin. We settled for $200.00 extra Wich are still outstanding meaning you did not pay up to now. You gave us a horrible review just to satisfy your self... Thank you
Property was very clean, but because of the location has a lot of spiders. The AC was not on when we arrived. 97' outside 85' in the house. With only 1 wall unit the house took 8 hours to cool down. Our first night sleep was miserably hot. The mattresses are only memory foam so very uncomfortable as well. Loved how close the propterty is to the river.
We had a great time on our trip and the little cabin made it all that much more enjoyable.
If you’re scared of spiders, you might want to bring some spray or something because we did kill about 27 in the house during our three night stay.
We would definitely stay at this place again!
