Perfectly situated home minutes from Indian Rocks beach, Redington beach and 10 minutes away from the #1 beach in the US: Clearwater beach.
This 3-bedroom home features a stylish living space that comfortably sleeps 8-10 people, with all the essentials you'll need for a perfect, comfortable stay and beach day (including beach towels, blankets and umbrellas; but unfortunately, minus the piña coladas- we’re working on that though :)
Home has three bedrooms, two full-sized bathrooms, Living-room, family-room, large Kitchen, office, outdoor eating area with grill and pool.
* Master Bedroom (#1): King-size bed with 55-inch LED Smart TV. Bedroom is comfortably furnished with fresh linens, pillows and bedding for a comfortable and relaxing stay. Additional pillows and sheets provided for your convenience.
* Queen Bedroom (#2): Queen-size bed with 55-inch LED Smart TV. Bedroom is comfortably furnished with fresh linens, pillows and bedding for a comfortable and relaxing stay. Additional pillows and sheets provided for your convenience.
* Double Bedroom (#3): Two full-size beds with 55-inch LED Smart TV. Bedroom is comfortably furnished with fresh linens, pillows and bedding for a comfortable and relaxing stay. Additional pillows and sheets provided for your convenience.

We do have rules, but what home doesn’t? We put lots of love in this home to make it the perfect stay, and kindly ask you to treat it with love and respect. We are happy to accommodate reasonable/practical requests (with permission), but do have basic consideration rules in place to ensure this is a "win/win" situation. This house is our home, and we enjoy hosting like-minded people who are looking to make beautiful memories here and will treat our home and belongings with respect.
This home was recently fully upgraded and furnished to provide you with the best experience possible. We pride ourselves on being honest with fluid communication.
GUEST RULES:
-ABSOLUTELY NO SMOKING OR DRUG USE IN THE HOME AND/OR AROUND THE PREMISES (outdoor smoking ok). Any smoking detected in the home will result in a $300 fee.
-No pets
-No parties
-NO Balloons or confetti
-MUST advise on the exact number of guests (including children) staying on premises during your stay (ADT camera and other security measures we have in place will confirm, so please just be honest up-front)
-Must be able/willing to comply with our home policies (noted below)
**There is an additional space attached to the house and available for rent to accommodate larger groups. This is subject to availability/contingent the space is not rented by other guests**

COMMUNITY: We are all for having a good time, sharing laughs and creating memories, but not at the expense of our neighbors or community. Termination of the lease will occur if there are neighbor complaints or if the police are called.

COMMUNICATION: We kindly ask our guests to be honest, transparent and communicate any issues or requests for an immediate resolve. ANY and ALL guests staying in the home MUST be announced upon booking. Our ADT camera and other security devices around the property will show the amount of guests entering the property- so just be honest. Tampering with these devices will result in immediate termination of the booking, and possible legal action against the individual who disrupts the security measure we set forth.

TRASH: Garbage is picked up on Tuesdays and Fridays. Although we do our best to ensure the trash is out on its’ respective days, we are not responsible if the bin is full between services and consider this normal use. Additionally, we are not liable for any inconvenience if the trash is full or odor is strong. Guest must be willing to bring the trash bin(s) to the curb on Monday & Thursday night for sanitation collection on Tuesday & Friday mornings.

CLEANLINESS: While we do not expect you to clean to see your reflection on the floor, we do expect and ask you keep the home “clean” and tidy, as it was given to you.

LANDSCAPING: We do our absolute best to keep the grounds clean, trimmed and manicured for your safety and to satisfy a pleasing aesthetic. We have landscapers come once a week (usually Thursdays or Fridays), and they can be a little noisy. We apologize in advance. The disruption is usually short-lived and shouldn't be too much of a disturbance. While we hope you're at the beach during this time, if you happen to be home and this is a disturbance, we do not grant refunds or credits as a result.

SUPPLIES: The home is well maintained and we do our best to ensure all necessities are stored in the home. However, if we are missing some items, please let us know and we will do our best to replenish. If we are out of paper towels, toilet paper, shampoos or anything else you consider a necessity- we are not liable for the inconvenience and will not grant cancellations or discounts as a result.

POOL: Do not use OR allow the pool to be used alone. Minors under shall NOT utilize the pool unsupervised. Unsupervised use of the pool is strictly prohibited. NEVER leave children alone in/around the vicinity of the pool. Do not add anything to the water, including (but not limited to) foaming bubbles, chemicals or bath oils, etc. If any of the above items are added, additional cleaning fees will be assessed. No candles or glass is allowed in the pool or pool area. Provided in the home is outdoor dinner ware. Shoes are not allowed in the pool. Absolutely no electrical appliances should be used in or near pool. If any damage occurs to the pool liner, the guest is responsible for full replacement of the pool liner. Guest(s) agree to fully reimburse and indemnify host for damage(s) caused to the pool during lease term- including damage caused by any person, invited or uninvited guest, pets, animals or children. The pool is serviced and chemically treated weekly. Surrounding patio/deck may be slippery when wet. Host is not responsible for any organic debris (leaves, sticks or anything considered natural/unnatural) that can fall into the pool between the weekly service (usually Wednesdays). Pool skimmer is left on site for your use during your stay.

OUTDOOR FURNITURE: Outdoor furniture is provided for your personal enjoyment. Please note that the outdoor furniture comes as is and furniture could be subject to pollen, leaves, sticks and debris from the natural elements. We make best efforts to ensure the outdoor area is clean, we are not liable if the condition is not up to your standards

GRILL: If you are using the outdoor grill, you MUST be sure to turn off the propane tank after EACH use. Please also be sure to clean the grill once you have finished. This rule must be followed.

If ANYTHING is damaged, missing, destructed of/to the home (intentionally or mistakenly) hefty charges (MINIMUM $150 fee PER item) will be applied upon checkout, such as but not limited to:
-Towels (Bath, Beach, etc)
-Beach items (umbrellas, blankets, etc)
-Appliances (inclusive of the TVs, refrigerator, freezer, microwave, toaster, etc).
-Furniture, decor and/or throw blanket(s)
-Games
-Kitchenware
-Artwork
-Anything provided upon check-in that is damaged/missing upon check-out.
(Schedule of fees will be provided and must be acknowledged before lock code is given for check-in).

CONDITION AND USE OF PROPERTY: The Property is provided in “as is” condition. Host will use its' best efforts to ensure optimal operation of all amenities in the property, such as: internet access, TV use, pool use, office use, etc. Host shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools, outdoor area and the like may be potentially dangerous and involve potential risks if improperly used- particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the property. Guest agrees to keep the property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors; Nor shall Guest use the Property for any immoral, offensive or unlawful purposes or violate any law, association rules, ordinance, nor commit waste or nuisance on or about the Property.
Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give operator permission to charge credit card accordingly.
All we ask is for our guests to treat this home as if it were theirs- which includes the items we leave for your convenience. Don’t want to sound harsh, but do want to set expectations.
