Middletown is a secret gem, close to the excitement and restaurants of Newport (5 miles from house) but quiet, elegant, and non-crowded. Indian Avenue is the best street in the town and property adjacent to this sold for $4.2 M five years ago). There is great local produce at nearby farms, fabulous running down Indian Ave, along beaches and into Sachuest Point (a 500 acre nature preserve on a peninsula - 4 mile loop from house), great sandy beaches (2nd and 3rd Beach), 3 golf courses, easy shopping, a bird sanctuary and nature trails, and great fishing off the coastline. Superb biking, tennis nearby, surfing, windsurfing, and sailing.

Beautiful family home with water views. Comfortable and well appointed. Felt like visiting a family member’s home. Host was available and helpful. I’d definitely stay here again.
This was a good place to Stay great location and the easy to check in and out. The place is very close to down town and the winery. Some items in the house are typical of someone who turns their house into a rental. Otherwise, would recommend.
This was a wonderful house with a lovely owner. This house is immaculate and very comfortable. The outdoor shower on the second story deck off of the master bedroom with a view of the water was perfect. While we were at the house we spent most of time relaxing in sun room, cooking on the grill and eating on the outdoor patio or reading on the beautiful lawn. Andrew, the owner, was very responsive to any small issues that came up. The location was perfect. We spent time at swimming at the local beaches, sailing in Newport, and eating in Tiverton. Great experience.

We had six women in our 30s stay here and we loved it! The home is beautiful and has all the things you need. The firepit, hot tub, and outdoor shower are so nice to have and they were clean and worked well. The house is a short (maybe 7 min) walk to nearby Pebble Beach which we see spent our days at instead of the crowded Newport beaches - it was perfect. Short Uber rides took us to Newport for dinner and drinks. Would recommend!
Gorgeous property with very sweet home that feels comfortable and homey. Andrew was very communicative without feeling invasive and quick to respond to questions. The location definitely requires a car to get anywhere but most things are convenient and Newport center just 10-15 minutes away with a lovely drive on the way.
We stayed at this house over Labor Day weekend '21 and would not recommend it until the owner rids the house of the awful mildew and musty smell throughout. He also needs to hire a new cleaning service as there was moldy coffee in the pot, old food in the fridge, and dirty, wet & disgusting towels on the patio. It is a wonderful location with a terrific view from the patio, but our experience was unfortunately terrible. Buyer beware.
The host did a great job in answering questions and giving us the information we needed. The location is fantastic, although a nasty neighbor makes beach access cumbersome. This was perfect for our corporate retreat.
Our first time in the Newport RI area. The home and grounds are beautiful and very comfortable; perfect size for the six of us including a 10- and 4-yr old. A great location relative to beaches and the mansions, etc. Andrew is a great host - friendly, responsive, available by phone and text. A great and memorable time for our bi-coastal family.
This is a terrific property that comfortably accommodated 6 adult guests. The place was sparkling clean and spacious. We especially enjoyed the beautiful back porch (lots of happy flowers) and the sunroom. The amenities such as outdoors showers, upstairs porch off the master bedroom, and hot tub made it feel like a really luxurious stay. The beach goers among us only had to drive 5-10 minutes down the road to 2nd/3rd beach for a nice day in the surf and sand. We would come back!
The property was beautiful with great access to the local beaches.

Very disappointed. The website pictured were not reality.
The house was dirty inside and out. Musty smell that we had to open windows and using candles to help diminish smell. We couldn't even use the downstairs because the musty smell was too much. Plates and glassware put away dirty. Dead plants inside and outside property. Bed linens not clean. Cobwebs and dirty rugs. The hot tub and outdoor furniture was filthy. The grill was dirty and dangerous to start. I could go on. I feel like this house is more used for family and occasional use for vbro. It definitely was not cleaned before our arrival. Food still in fridge. Oven not cleaned. We had to clean the house before we felt comfortable staying in it. Not what we wanted to do with the amount of money we paid. If the owner would put the effort into fixing the above problems, it would be an amazing property.

This is the first time I've had a complaint about the house in 20 years of owning it. This tenant tried to blackmail me into giving her the cleaning fee back. The house was professionally cleaned before she arrived completely, the hot tub is professionally maintained by a service, and we typically leave condiments and unopened food for guests. She complained that the outside chaises had not been cleaned, which was ridiculous. Her valid complaint, that the grill was not cleaned,,has been addressed and will be done for future tenants. Of note, the basement bedroom is only needed if one has more than 6 people staying in the home, and though she registered 8 in her original request, after she had stayed she said they were six and I promptly refunded the extra monies that she'd been charged for guests in excess of six, though I had no evidence that this was the case and I remain highly suspect based on her other behavior. Try getting 6 hotel rooms in Newport at 500 a night each next time, instead of three bdrm complete house valued at 1.8 million in an estate area. She even complained about the pictures of my kids in the house!!!

Beautiful and relaxing...
First of all, working with the owner, Andrew, was a pleasure. Always upfront in his expectations of me, and the wonderful features of his home.
What a beautiful and relaxing view of the Sakonnet Bay. Coffee and breakfast on the patio each morning with that wonderful view was the start to each and every invigorating day we stayed there.
All of the amenities described in the posting were as advertised... beds were very comfortable, kitchen and living areas were relaxing and updated. Beautiful flowers and gardens surround the home and make it a very picturesque home.
The public beaches were easily accessible with a short walk or drive, and a drive in to Newport itself was 10-15 minutes.
Thanks Andrew for a great 4th of July week! We had a blast and a much needed re-charging of batteries.
