This unit has a lovely front brick patio to greet you and a private back patio for late afternoon / evening dining. Although you'll never want to leave this sweet retreat, you're a short stroll from Popponesset Marketplace (known for it's yummy lobster rolls), the Popponesset Inn and of course the great restaurants located in Mashpee Commons. This condo was the perfect place to stay while attending a wedding at the Popponesset Inn. A short walk to the beach, a short drive to town, outside space to relax. The neighborhood is gorgeous and quiet. Our only issue was there was no soap or shampoo in the shower and we were traveling from out of town but that is an easy fix. Would recommend for a beach weekend!
What a great little unit for me for a few days to go fishing. I really enjoyed its central location, and the unit itself is just beautiful. Great little place for a getaway for a young family or solo. I would highly recommend this cute place.
We had a wonderful stay in this adorable beach community. Walking distance to the beach! Quiet, quaint neighborhood. Recommend for a small family or a couple.
Our family of 4 with 2 toddlers loved our stay. Very quick walk to a beautiful private beach. The house was very clean. Came with a beach wagon and chairs. Lovely quiet neighborhood.

Short getaway
For our annual anniversary trip, this year we chose to go to Cape Cod and rented this small condo. Foremost, I commend the great job the cleaning crew did. However, although the rental met our (basic) needs, we had a few issues about which I contacted the owner. I was disappointed in the delayed response and the cursory solutions he offered for some of those issues. A little consideration for the guests comfort can go a long way
This was our second time staying in Mashup Village. The house was cozy and clean. Had everything we needed for a few nights away at the beach. The house was less than a 5 minute walk to the which was great for our 2 boys.
Could not have asked for anything better with this property - beautiful, plenty of space for a family of three, walking distance to the beach and the amazing Popponesset Marketplace for dinner each night. Cannot recommend enough and would definitely stay again!
This condo is just as pictured and was ready for a family of 4 when we arrived. The neighborhoods where we strolled each morning on our walk to the little town to get coffee are charming and full of friendly people. It's a perfect place to just stay and enjoy- the town (a 10 min walk) has shops and a great little marketplace, the beach is one block away and the Inn is nearby for dinner. We rented kayaks from the local outfitter and spent the day paddling and swimming on the point. The house has mostly everything you need, although the kitchen could use a few more staples like a potato peeler and a mixing bowl. When we arrived with groceries for dinner we discovered that there was no gas tank for the grill- the owner eventually responded and brought a tank the next day but we then had to change our dinner plans and it was late. My only real con was the master bed itself -it's soft and saggy and should be replaced, yet, overall we just loved the spot and how fun it was to be there with our family.
We had an awesome stay in the cottage. It is in a great location, really close walk to the beach. Cottage has anything you would need and was very comofrtable!
Loved staying here and fantastic location for our first time visiting the Cape. 3 minute walk to a private beach, 10 minute walk to some small boutique shops, and 20 min drive to Falmouth.
The only queen bed did have a small problem but the owner came by and fixed the next day. Not the most comfy bed but better than sleeping on two twins.
Second time staying in Mashoup Village in Mashpee, and have loved it each time. Great location, and the house was clean, cozy, and very comfortable. We brought our own beach supplies, but there was a cart, chairs, and towels available. It's just a short walk to the private beach. Check in and check out process was very simple. We would definitely stay here again.
Fantastic Property and Location for Family Vacation
The cottage is very clean, well maintained, and fully stocked with everything you need. The owner was available for any questions we had and responded immediately. Maushop Village is the perfect location for all ages. Each day, we walked to the coffee shop and all around the New Seabury area including a great playground that our little granddaughter loved. The cottages are right at the beautiful beach. You can't ask for a better location for a relaxing summer vacation. We look forward to booking again next summer, if not again this year! Overall, I highly recommend this property.
Broken appliances, missing basic household items and rudeness is what you can expect !!
Owner went from being helpful to extremely hostile in 2 days. There was only 1 towel and foot mat when we arrived. The owner was responsive and came with towels, and also a beach cart (advertised as provided but was missing). He then informed us that washing machine might not be working.”Test it out and let me know.” The washing machine was broken and we had to do our laundry for our entire 7 day stay at another one of his properties. Our kitchen had no basic utensils; knives, baking tray, etc…which made it difficult to prepare meals. The handle to switch from shower to bath was broken so our small kids could not take a bath. The owner argued it probably could only function as a shower. The property was originally advertised as having a tub which is why we chosed it for our 2 young kids. (It is incorrectly advertised now as 2 full bathrooms - it is actually a ONE and a HALF).My husband kindly offered to repair the handle if the owner could bring the replacement part . We waited 2 days for it to be fixed, then asked him about it. He responded ”I have 16 properties and run a very large hedge fund as well as taking care of my three children. … don’t message me again unless you are leaving.”
If it were not for disappointing our two young kids who enjoyed the beach we would have left immediately after receiving his AWFUL message.We have stayed at other properties before in the area with wonderful owners who maintain their property and NOT treat their guests just as revenue. We understand that appliances break , take time to fix, but there is no reason for condescending behavior. Owner then switched to texting on Vrbo on the 4th day after his hostile message to tell us the plumber is coming to fix tub and “let him know if we needed anything else.“ Clearly, trying to hide his true character behind Vrbo! I recommend if you do rent from any of his 16 properties that all your texting with him is done thru Vrbo DURING your stay so it’s on Vrbo records. He has nice properties which are 5 star ONLY IF you are lucky that appliances are not broken and essential items are not missing!We also heard from others during our stay of very negative experiences from renting from this owner. We filed a complaint with Vrbo and owner continue to send us hostile messages.
P.s property also has safety issues :an exposed electrical socket with no faceplate next to hose. We would have told owner if not for his veiled threat of not to contact him unless leaving!
Beautiful condo… perfect for our family (including 19mo and 3.5yo children). Love being able to walk to the beach, and come home easily for lunch and naps. Easy walk down the path to the Marketplace for breakfast, lunch and dinners.

Overall impression: We were the first visitors since the owner bought this property. There were a number of early season hiccups but the owner was very responsive. Our group had also rented another one of his properties for the weekend which was great so we have every confidence that he will soon have this one up to an equal standard.
