About this property

Clémence - SASSENAY - Gîte

Isabelle welcomes you to an elegant, authentic 17th-century farmhouse, steeped in history and fully restored, located in the heart of a peaceful rural hamlet nestled on the banks of the Saône River (direct access on foot in 10 minutes, ideal for fishing). This small village is typical of the Chalonnaise countryside, a former wine-growing village with the rare distinction of having once cultivated and produced the mythical "Noah" wine, now banned (the "wine that drives you mad" or "blind," according to legend). Enjoy peace and tranquility in a charming, unspoiled rural setting of fields and meadows bordering a wild forest dotted with ponds, just a stone's throw from a protected natural area designated as a "Natura 2000" site (a migratory and nesting stopover for various bird species, including some rare ones such as the European Kingfisher, Corn Crake, White Stork, Red-backed Shrike, European Golden Plover, and Herons). Spacious and comfortable cottage. Warm country charm blending classic style (beautiful antique furniture) with a vintage feel, featuring rich traces of the past (fireplace mantel, brick wall, original timber frame, etc.). A charming, rustic atmosphere reminiscent of a traditional country house. Two terraces, one sunny and one shaded (one small). Pleasant, private, and well-kept garden. In addition, you have access to a shared natural area with a ping-pong table (small wooded clearing 20m away). Composition: The cottage is attached to a family residence (the owners' grandson's home) which is adjacent to the owners' house (completely independent). Wi-Fi. Gas central heating and fireplace. Ground floor: living room/kitchen, lounge, 1 bedroom (double bed 140x190cm), shower room (shower/WC). First floor: 3 bedrooms (one with a 160x200cm double bed and a 90x190cm single bed / one with a 160x200cm double bed and a 90x190cm single bed / one with a 90x190cm single bed), bathroom (bathtub), separate WC. Private terraces, small garden, and parking. Bicycle storage and shared grounds (with ping-pong table). Shops 6 km. All amenities 10 km. Between town and country! Elegant, authentic, traditional 17th-century farmhouse - steeped in history and fully restored - nestled in the peaceful countryside, 10 km from the town centre of Chalon-sur-Saône, labelled a "Town of Art and History" (all amenities and numerous cultural and leisure facilities to discover on site). In a peaceful residential hamlet nestled on the edge of forest, fields and meadows, a stone's throw from the banks of the Saône, bordered by the Voie Verte and the EuroVélo6 (connected to the Canal du Centre from Chalon), adjoining a protected natural area and classified as a "Natura 2000 Zone" for the quality of its ecosystem. Prime location in close proximity to the world-renowned vineyards of Côtes de Beaune, Hautes Côtes de Beaune & Côtes Chalonnaises (first vines about fifteen km away) and various wine routes including the famous "Route des Grands Crus" (crossing the legendary wine-growing villages of Puligny-Montrachet, Pommard, Meursault, etc.), close to hiking trails both wild or marked as "green walks" as well as several cycle routes referenced as "coup de cœur cycle loop" winding between vineyards and nature. Interesting location, at the crossroads of the Côte d'Or and the splendid territories of Pays Beaunois, Bresse Bourguignonne & Autunois (rich in an exceptional historical heritage, renowned gastronomy and sublime landscapes with rare contrasts & varieties). Ideal for exploring (A6 13 km): 13 km from Verdun-sur-le Doubs nestled at the confluence of the Saône & Doubs (river marina on site), 25 km from Chagny, 26 km from Beaune, 28 km from Seurre, 39 km from Tournus, 47 km from Louhans and 52 km from Le Creusot (Combes Leisure Park / Creusot TGV Station 45 km). Possibility of renting the 2 gîtes on the property (with gîte n°885) for a total capacity of 11 people. Perfect address for a family stay!
