Tucked away on 10 private acres in Black Forest, this home sits at the very end of a quiet cul-de-sac atop a high butte — and the moment you arrive, you'll understand why the drive up feels like the world is falling away behind you. The views are real. Sweeping, unobstructed sightlines to Pikes Peak and the full Front Range stretch out before you, framed by wide Colorado skies and nothing but open land.
It's quiet here in the best possible way. No traffic noise, no neighbors in your sightline — just the kind of stillness that reminds you why you took a trip in the first place. And yet, the best of Colorado Springs and the surrounding region is just a short, scenic drive away.
THE KIND OF QUIET YOU CAME FOR
From the back deck and sunroom, guests enjoy panoramic sunsets that seem to go on forever, brilliant star-filled nights far from city lights, big beautiful blue Colorado skies, and deer wandering through almost daily. Many guests tell us the views are even more impressive in person — that the photos simply don't do it justice.
The sunroom has become everyone's favorite gathering spot: coffee in the morning with Pikes Peak as your backdrop, quiet reading in the afternoon, evening conversations as the sun dips behind the mountains. It's the kind of space you didn't know you needed until you're in it. Two desks and benches face Pikes Peak directly — ideal for remote work, journaling, or simply sitting with a good cup of coffee and nowhere to be. (Please note the sunroom is not climate-controlled, though the rest of the home has full heating and central air conditioning — a comfort feature not all properties in the area offer.)
Step outside to the new deck and you'll find an outdoor kitchen and two dining areas made for long, unhurried meals under Colorado skies. When the evening cools down, grab a light blanket from the basket in the sunroom and gather around the firepit — it sets the scene for exactly the kind of quiet, connected evening people come here for.
COMFORTABLE BEDROOMS WITH THOUGHTFUL TOUCHES
The home comfortably sleeps 7 adults across four bedrooms, with a queen sleeper sofa ideal for 2 children (or flexible guests) and is well-suited for families, USAFA Cadet visits, small gatherings, or anyone who simply wants space to spread out and breathe.
*Please note that the single twin bedroom is connected to the primary bedroom and shares a wall and one connecting door - ideal for a child or family member, but may not suit guests looking for a fully private sleeping space.*
Each bedroom is prepared with both summer and winter linens, down-alternative comforters, and two pillows per guest (four on the sleeper sofa). Alarm clocks with USB ports and plug-in chargers are in every room, and flat-screen TVs are provided in the living room and both king bedrooms for relaxed downtime or movie nights. The living room also features a work desk for those who need to stay connected, and a 4-person game table (games are stored in the game cabinet in the sunroom).
A KITCHEN THAT MAKES COOKING EASY
Whether you're grilling on the deck or cooking a full dinner inside, the kitchen is ready for it. It's fully stocked for both everyday meals and special occasions:
• Complete cooking and baking setup — roasting pan, pots, pans, dishes
• Waffle maker, crock pot, popcorn maker & ice cream maker
• Plenty of utensils, gadgets, mixing bowls & serving pieces
Some of our guests' favorite memories were made right here — meals cooked together, laughter around the table, the smell of breakfast on a slow Colorado morning.

• Outdoor games including regulation corn-hole and horseshoes
• Indoor games for all ages — Scrabble, Yahtzee, Monopoly, Clue, dominoes, cards, jigsaw puzzles and more
• Traveling with little ones? We've got you covered with a Pack 'N Play (complete with mattress, linens and blankets), high chair, bath toys, washable plush animals, baby wash, and in the kitchen, BPA, Phthalate, PVC and Melamine-free sippy cups, dishes and utensils
• The LG refrigerator offers three types of ice — regular cubed, crushed and craft ice (those beautiful large round spheres) — because even the details matter
• Full-size washer and dryer with detergent, fabric softener and dryer sheets provided — head home with a suitcase full of clean clothes

A GREAT PLACE TO SLOW DOWN

A FEW MORE DETAILS
A personal vehicle is required to reach the property. Roads are county-maintained and easily navigable in a standard car under normal conditions — AWD or 4WD is only necessary during heavy snow or significant rainfall.
For property security, a single exterior camera is mounted at the garage and faces the driveway. There are no cameras anywhere inside the home. The home is secured with an alarm system and coded entry lock — access codes are provided shortly before check-in.
Hosting a larger gathering? You may be pleasantly surprised by the seating this home offers. Between the sunroom and deck, there's comfortable seating for more than 20 guests. For indoor dining, the table extends with two leaves to seat 8, plus 4 barstools at the kitchen island — easily accommodating 12 for a sit-down meal.
Smoking is permitted outdoors only, using the receptacles provided — the home itself is kept smoke-free for the comfort of all guests.
We're always happy to try to accommodate early check-ins or late check-outs whenever possible — just reach out in advance, and we'll do our best.
Our cancellation policy: Full refund for cancellations 14+ days before check-in; 50% refund for cancellations 7–14 days before check-in; no refund within 7 days. Holiday bookings (the full week surrounding Memorial Day, Labor Day, Thanksgiving, Christmas & New Year's) carry a stricter policy: full refund if cancelled 30+ days before check-in; no refund within 30 days.
We like to think our checkout process sets us apart. We only ask three things of our guests: rinse dishes and run the dishwasher, wipe up any spills, and bag trash in the bags provided and place in the green garage bin in the garage. That's it — no stripping beds, no laundering towels, no vacuuming. Our cleaning team handles the rest so you can spend your last morning enjoying the property rather than cleaning it. Detailed checkout instructions are provided in your digital welcome book and posted at the property.

My husband, Rob, is a native Coloradan who built our home next door a little more than 40 years ago. He bought this guesthouse property back in 2002 simply because he fell in love with the mountain views and sunsets. Over the years it’s been a VRBO rental, a private guesthouse, and even Rob’s office for a time before his company outgrew it. Rob’s three grown children and their families are also part owners, and together we all cherish this home and the tranquility it provides.
In 2018, we completed a full top-to-bottom remodel so we could share this beautiful setting once again as a peaceful mountain getaway. Most recently, we expanded the outdoor living area with a brand-new 50-foot deck and gathering space, an outdoor kitchen, a large firepit, and plenty of seating. Part of the new deck was enclosed to create about 200 square feet of additional sunroom space with year-round views. It’s become one of everyone’s favorite spots—especially with the basket of blankets guests can grab before heading out to sit by the firepit on cooler evenings.
As for me, I’m originally from Texas and moved to Colorado when Rob and I married. Texas will always be in my heart, but Colorado’s 300+ days of sunshine and mountain scenery (and Rob!) won me over. I serve as the property manager, decorator, supply-stocker, and backup housekeeper. I genuinely enjoy preparing the home so it feels welcoming, comfortable, and thoughtfully equipped for every guest.
It truly means a lot to us that people choose to spend their vacations here, and we hope your stay is everything you need and then some. May you make memories that last a lifetime.
