- Please be aware that seaweed is a natural phenomenon that hits Quintana Roo beaches, especially during the summer months (Apr-Oct). While the local team at El Faro and the municipality do a great job in cleaning it up, it can affect your ability to enjoy the beach and the ocean, so please make yourself aware of the current state of the seaweed, as we cannot offer refunds for issues related to seaweed.

- Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $1,000. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.

- We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.

-The beach condition changes every day, weather and hurricanes tend to affect how wide the sand area is in our photos- sometimes the water reaches up to the deck.

Beautiful location

This condo is located just north of the ferry dock and therefore close to town. We walked everywhere. The beach is perfect, the water warm. We enjoyed the pool and the sunny and shaded spots. The condo was fine, a little dated. The bed was as very comfortable. Good kitchen supplies. The stovetop was a challenge.

Great condo, great location!

This is a great condo, it has everything you need. The location is perfect - not too crowded on the beach and a short walk to shopping and restaurants on 5th Avenue.

Great view of ocean and pool, close to town

This is the second time we’ve stayed there and we really like it because it’s nice and quiet, but still really close to town. The room balcony has a view of the pool and we had d great time staying for 10 days.

Perfect rental

The place was great, close to everything, Robin at the pool bar is amazing. The room needs some simple things fixed, those things have been a problem for a while looking at other reviews so I doubt they will spend money to fix them.

Quiet retreat on a beautiful property

Oscar was amazing with helping facilitate all our needs. Caribbean Beach Properties room 7116 did an amazing job making our check in and check out process smooth and flawless. Beautiful beach views from the balcony that also over look the pool. Very quiet location but very close to town for shopping and food. Can’t wait to come back again!

We couldn't be happier spending a little time in Paradise.

There are always a few small issues with any property you rent but as soon as you look out the balcony and hear/see the ocean none of it matters. The great management team (Five Star/CBP) looked after any of our small issues and put us at ease to enjoy our stay in Paradise. We've been in this area many of times at different resorts and we have enjoyed this one the most.

Nice location ocean view!

We've been to Playa del Carmen many times. This condo was great! The location is close to 5th ave and the ferry. The pool and grounds are amazing. When we arrived the condo smelled musty. Other than that it was great. The ocean view is awesome! The. Bottled water tap was really convient. Tv service, internet was just like at home only with sanish sub titles on the tv.

Exceptional

The property exceeded all my expectations. The only thing that needs to be improved upon is more frequent towel changes, garbage removal and toilet paper refreshment. Towels were not exchanged during our stay and we had to ask to have our garbage taken away and for more toilet paper. This did not in any way take away from the exceptional aspect of our accommodation. Muchas gracias!

We have enjoyed staying here in the past. But, that was a different unit years ago. This unit needs TLC. The stove range top needs repair. It only operates on high. Challenge to cook anything. The kitchen sink needs repair. Also, the refrigerator ancient. Not sure if a/c needs attention on front porch. Lastly, small place to hang cothes. Would be nice to have luggage rack.

Slice of Heaven

Xaman Ha was a surprise for us as we had never stayed here. Intimate and quiet, yet close to everything so walking to restaurants and shopping was great. The resort is small so walking to the pool and ocean is just steps away. The pool bar is a hit especially the food choices. Our only complaint was the balcony furniture, extremely uncomfortable and outdated, one chair broke two days before our stay was over and not replaced so only one of us could sit. Kitchen could use some updating, stove top only had two working burners but we only fixed breakfast so not a big deal for us. Livingroom should have table lamps by sofa so one could read. However, we loved this unit!! (the air conditioner unit next door on the balcony came on every five minutes 24/7, ran loud, very disruptive to the tranquility of Xaman Ha unit 7116)

Xaman Ha - Nice Condo

This is my second stay at Xaman Ha with Five Star Properties. I really like this location since it is close to the dive shop I use, it is within walking distance to Walmart and there are nice locals restaurants. It is on the south end of 5th avenue and close to the pier to Cozumel. The condo was a nice one-bedroom. It had a recliner which I really enjoyed relaxing in. The bed and pillows were comfortable, so I was able to get a good night's sleep. There was no washer/dryer which would have been nice to have. Five Star was quick to respond to questions and to fix a leaky toilet. There were no instructions on how to work the A/C however, I was able to look it up online and translate to English. The pool area was nice and clean. The bar had a bartender since it was October. Drinks were reasonably priced. The property grounds were well maintained. The condo is in the gated Playacar community.

Beautiful views but a lot of problems.

We’ve stayed at Xaman Ha before and love the property. However, when we went to check-in our code wouldn’t work. We were not able to enter the condo for about an hour after we got there. There was no iron as advertised. They did bring one, but it was a few hours after we left. The ironing board crumbled to pieces when we went to use it and the safe didn’t work. There was some loud noise that went on throughout the day and night. It sounded like someone blaring the same note on a sax. Minor inconveniences that might not have bothered me if the check-in process wasn’t so troublesome. But, we won’t stay at that unit again.

Had terrible oder on arrival. We were told it was the rotting sargasso seaweed on the beech. Took a day with the air on to clear it up. The couch is old and hard to sit on, The porch chairs on this unit are the cheap plastic ones, that there is really no way to get comfortable, and they start to wilt in the heat when your sitting on them. this is a second floor unit, a little walk from the street and to the pool. But we've had worse walks at Xaman Ha, so this one is tolerable. Kitchen is good, the AC unit in the back bedroom stopped working on our last day. Kept going on and off, maybe needs to be off to defrost it, as humidity this time of year is high, especially near the ocean. Id recommend it, if the couch and chairs were replaced. Or if there's nothing better.

Great Location!

We've been to Playa Del Carmen 2 times and have always stayed outside of town. This time, we decided to try something closer to town and booked this condo at the last minute. I was a bit nervous about it, but everything turned out to be fantastic. The property management company was incredibly responsive, making check-in a breeze. The location of the condo was amazing, with easy access to groceries, shopping, and restaurants. The pool, right on the beach, was a big hit with its nice shallow area perfect for the younger kids. Although the unit itself is older, it was impeccably clean and had everything we needed for a comfortable stay. I Looking at the reviews people did comment on the stove top not working properly. We had the same issue but it didn't prevent us from making meals. The staff members were also very helpful and friendly, adding to the positive experience. One thing to note is that the walls are a bit thin, so you might hear some movement from neighboring units. However, this was not a major issue and was comparable to what you might experience in a hotel. Overall, we had a wonderful time and would definitely choose to stay here again in the future. Highly recommended for families looking for a clean, convenient, and enjoyable accommodation option in Playa Del Carmen.

GREAT LOCATION IN PLAYA

PROS - The unit was in a perfect location in the complex with a great view of the beach. It was also in the shade in the afternoon so you could sit on the deck. The complex is as close as you can get to the entrance of Playa del Carmen so was perfect. The bed was comfortable. Now the CONS - The furniture in the living room is in desperate need of replacing. You could not even sit on the sofa because it sunk so low. If someone wanted to sleep on the sofa, it would not work out well. The chair was slightly better. It made it very uncomfortable to be in the unit and be comfortable, or even watch TV. The TV itself needs to be replaced as about 6 inches on the right hand side just has white lines, so you could not see the whole picture. The dining table was beat up on the corners also. Additionally, the internet did not work for our entire stay. The property management company came, but they couldn't get it to work either. I had to use the lobby WI-FI or sometime was able to stand in front of another unit and get a signal. I would not stay in that particular unit again until I was certain that the furniture has been replaced. The reviews posted don't seem to be for that particular unit because they mention twin beds but there was just a king. I did try to contact the owner during my stay but got no reply.

Wonderful stay!

Our stay at this condo was wonderful. We were here for almost 2 months. The proprety management team were great to deal with and always quick to respond The pros and cons are our opinions only. Cons: -There is no washer and dryer in the suite, which we knew prior to booking. It would have been nice to have a clothing dry rack or towel rack. (It would be possible to install a washer/dryer in the closet in the bedroom) providing a wardrobe was provided to compensate for space. -The sofa and chair are NOT comfortable at all, this was also mentioned in previous reviews. It's time to replace the two. -Pillows are ok, for myself I had to go purchase one at Walmart. -The sound between the floor above is easily heard and quite noisy with people moving, sliding and banging/dragging furniture around. Area rugs and felt pads under the chair legs and furniture/tables would help to limit the noise above and would be a quick fix. Not much can be done about walking, closing of doors and cabinet doors other than being respectful of your neighbors. Smoking was an issue for a week . Some units allow their guest to smoke on their patios and decks. We realize it's Mexico although, it was very unpleasant, not being able to enjoy our deck for a drink or a meal, or leave the door open. Even with the new strick smoking bylaws in Mexico (it's a gray area in a condo rental) The proprety management had their hands tied on any kind of enforcement. Pros: -The suite is a one bedroom. It's great for 2 people only. It had all the amenties in the kitchen, filtered water was provided when needed and requested. -Our maid Mary May provided great service keeping the place clean and in order. -The king bed is comfortable -The proprety management were quick to respond. -The views are amazing! The sunrise is spectacular! -5th Ave is close. We felt safe in the complex and surroundings. You can walk everywhere. -The pool is nice well looked after. -The front desk staff and ground keepers were super nice and hardworking. We would and will be booking another stay. Thank you!
