County Ranch life with cows in all 4 directions, outside fire pit, bbq pit, plenty of parking, come get your R&R on, as you enter the maroon door into our kitchenette you will find a dining/work table, full refrigerator, microwave, coffee bar area, and a couch. (NO Kitchen SINK)

“Shop Small”, family ran business! Anyone needing a place to stay, out of the big city lights this is for you. Even Baby Jesus was born and slept in a barn.

Down the hallway you will find two bedrooms and a full bathroom with powder room attached, with plenty of mirrors. Owner Lori, lives on the other end of the house, home divided by a locked door, for your privacy and ours. Similar to a duplex set up. Come enjoy our sweet farmhouse located between Calvert and Franklin, Tx. We are a 5th generation rancher, come hang out on the porch under the stars with us or alone plenty of outdoor lighting.

Lots of shopping and night life in this small town, perfect for wedding parties guest, ball park families, hunters, workers and wanders.

This unit does NOT have a full kitchen, more like a hotel stay in a duplex style older ranch house. A few bbq and kitchen ware are located in clear tote. No sink or stove.
Black tote under microwave is for dirty mugs/dishes.
Linens & towels are in the large closet next to the bathroom.

The property is a work in progress we are constantly changing things up for an awesome experience for all to enjoy. We purchased our property in 2020.

Use what you need and leave the rest. Thank you for respecting our property & privacy as I will do the same for you.

We are still looking for a decent internet in the area, please don’t expect city WiFi, It’s not here yet.
Absolutely under NO circumstances will illegal drugs be permitted on the property and will be reported to the Authority and VRBO.
