Located on 500 feet from the balboa pier just a quick walk to the sand, Fun Zone, & Ferry with Volleyball Courts and firepits directly in front you are never more than a few minutes away from the action! From our oceanfront home, you can safely walk or ride bikes anywhere on the peninsula. With more than 30+ restaurants & bars, shops, Duffy boat/jet ski rentals, etc. within a 2-15 minute walk, you will always have something exciting to do.
For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the docks across the Street. For those of you with kids, the Balboa Fun-Zone is also just across the street making this home an ideal location for families.
For those of you wanting to Shop, you can hop on the Balboa Island Ferry and catch a quick taxi up the Hill to the Shops at Fashion Island.

The bathrooms were not clean. The rest of the place was definitely clean & tidy. This is the second time I have stayed at this VRBO. I had to have management come change the door code due to it being unlocked twice upon us returning. I was the one to lock the doors as we left for the day. It was double checked each time I left. Not pleased when we returned to it being unlocked. Nothing was missing each time. Thank you for changing the lock code when requested.
Fabulous location! Didn’t have to drive anywhere, restaurants, shopping, boat tours & rentals, oceanfront and pier all within steps.

We stayed in this sweet duplex for almost two weeks. Perfect location next to Balboa pier. Beach, many dining options and shopping just steps away. Very clean, comfy beds private patio. Highly recommend!
Lovely home on the boardwalk, just steps from the beach! Had a great time on the beach and walking around town checking out the shops!

Nice place very well furnished, nice kitchen with all necessary stuff for nice meals. We invited company for dinner and it was great. Right on major biking walking path, lots of activity all the time. Very short walk to food.

Beautiful area. I loved the peace and quiet. We had family over for Thanksgiving dinner and had a wonderful time. Weather was great and the donut shop a few doors down was excellent. I have mixed feelings about the plants in front of the patio - I appreciate the added privacy, but I like to sit outside with coffee in the morning and watch the people walk by

Before we got there I was worried about being so close to the boardwalk and noise being a problem at night, but it was not an issue at all. The unit was lovely and very comfortable. And what a location! Walk right out the door to the beaches, parks and shopping/dining. I would definitely recommend this unit and I would return.

Dirty sheets broken toilet horrible musty smell rusty chipped shower no water pressure bed had a valley in the middle extremely uncomfortable noisy lumpy fireplace too old to use area very very noisy all hours of the day overall misleading advertising, this place is terrible
Loved this location. Just enough supplies to get you through the week. Nice to have complimentary bikes and beach chairs, which we appreciated . The fans could be upgraded. They are dated, but did the trick. We loved the patio! Best time ever! Would absolutely rent again ❤️.

The property was just as promised. Loads of great eateries in this area … so do the research as not to settle for convenient!!! Electric bikes were a highlight for our teenagers and we negotiated an over night rental(check around). The condo has three regular bikes to share with the upper rental. The garage is stocked with beach items such as buckets, chairs, umbrellas, mats and even a cooler.
We used the pullout couch and it was comfortable.
We would recommend this condo and Balboa Peninsula to our friends and family. Be sure to Check out SEAVees ~ awesome!

We took our 16-year old granddaughter and her bff on Spring Break., and this turned out to be the perfect location: beautiful beach, lots of entertainment and shopping.However, the unit itself needs some attention: kitchen is not what I would call 'fully stocked, one of the kitchen sink stoppers was broken, andthe grill was really dirty. The master bath shower door was precarious and had to be used with caution. The toilet in second bathroom did not flush without help.The hot water was very limited: not enough for two showers in a row -- which made me wonder if the dishwasher was able to sanitize dishes.One feature was just odd: both bedrooms have beds for two people, but neither has two end tables. Couldn't figure that one out...Again, however, the location was outstanding and we very much enjoyed our stay.

Non- working oven/range
After arriving, we discovered the non-working range. As we enjoy breakfast and supper inside the unit, I called the office the following morning.. after a visit by 2 maintenance employees whose assertions it was old and likely couldn’t even find parts, they said they would report back. No word from office.. I again called. Another person apparently examined said broken appliance. After another phone call, nothing. We stayed 5 nights amounting to 8 meals not prepared in the kitchen. In Newport Beach the daily cost of two meals out is conservatively 60.00 per person per day.. Anyone looking at this review needs to ask before booking whether they have a fully operational kitchen.. I expected a reach out from the company to at least try to offer some sort of compensation but nothing came..
It is located right in front of a parking lot, with the view of the beach behind the parking lot. The size is decent for a a family of four and the layout works well. It's an older place, with single pane glass windows, so you hear everything that happens outside. As it is an older place and is located close to the beach, there is a strong smell of moisture upon entering the unit. While the above highlights some of the issues with the unit, the main one was the electrical range, which posed an electrical hazard as per the electricians who came to look at it during our stay. Tower17 was aware of the fact that there were issues with the range prior to our arrival and didn't fix the issues ahead of our stay, claiming that they were busy during Spring Break.Two days into our stay I got a text from Brandon Fuller (the owner) at 7:30am asking if an electrician can come at 8:30am to check why the oven didn't work. I agreed to have an electrician come later in the day. The electricians came twice, as they told me the whole range was a hazard and cannot be used, as it posed danger to my family. The range was disconnected and for the remainder of our stay we didn't have a range. Brandon Fuller redirected me to his office manager, Lori, who was talking at me rather than listening to my concerns and acknowledging the poor experience we had. She got very angry with when I said I'll be leaving a review, accusing me of disparaging the firm. Very poor customer experience!

The best thing about this place was it was on the beach. The floors were dirty (our feet were black after walking on them), beds smelled dusty, master bed sunk in in the middle and there were roaches in the bathroom and dining area.
