On Beach Time offers an exceptional blend of quality, attentive service, and value for an unforgettable stay in beautiful Newport Beach.

We welcome travel parties of up to four guests. Please note that pets are not permitted, and maximum occupancy is strictly limited to four guests, including infants and children. The owner resides in the downstairs unit and personally greets guests upon arrival to ensure a warm welcome and seamless check-in experience. Any group exceeding the four-guest limit will be unable to check in and will need to secure alternate accommodations.

On Beach Time places you in the heart of it all. Located less than a half mile from the iconic Newport Beach Pier, and close to the supermarket, pharmacy, liquor, convenience stores, banks, restaurants, casual dining, a movie theater, ice cream, manicure/pedicures, salons, bike, kayak, and paddleboard rentals. There are shops for all ages. The beloved Balboa Fun Zone and the world-famous Wedge are just a short ride down the peninsula, and charming Balboa Island is easily reached by ferry across the bay. The wide sandy beach is only a block and a half away, with the boardwalk and bike path stretching along the scenic coastline just moments from your door.

LIVING AND ENTERTAINMENT
The open floor plan features a comfortable couch, two barrel chairs, a 55" Samsung smart TV, WIFI, along with a selection of games and puzzles for relaxed indoor fun. Large windows fill the space with natural light and invite gentle ocean breezes.

KITCHEN AND HOUSEHOLD SUPPLIES
The kitchen is fully stocked with dishes, utensils, glasses, Tupperware, cookware, and bakeware, all major appliances – SubZero refrigerator, Viking range, Bosch dishwasher, microwave, Keurig single serve coffee maker and pods, Ninja blender, Electric Kettle, Crockpot, Toaster, hand blender, spices, condiments, and dish towels.

BEDROOMS AND BATHROOMS
Tiki Bedroom: The Polynesian themed Tiki Bedroom has two twin beds, a small walk-in closet, a compact chest, and a ceiling fan. The Tiki bathroom is conveniently located in the hallway just outside this bedroom.

Upstairs Coral King Bedroom: Features a BeautyRest Black mattress on a stylish Tommy Bahama Bali Hai king bed, reading lamps on each nightstand, a cozy reading chair, a ceiling fan, a large chest for clothes, and a portable air conditioner. A 50" Samsung smart TV is mounted on the wall opposite the bed. The attached bathroom includes dual sinks, a shower, and a toilet.

BEDROOM AND BATHROOM COMFORT
For your stay, we provide mattress protectors, mattress pads, sheets, blankets, bedspreads, pillow protectors, pillow cases, and ceiling fans. For the bathroom we provide hand soap, cotton hand and bath towels, bathmat, hair dryer, iron/ironing board, portable AC (in Coral king bedroom), Pantene Shampoo/conditioner and Olay body wash.

ROOFTOP DECK
Spanning approximately 450 SQFT, the rooftop deck offers “peekaboo” ocean views, the perfect spot for enjoying meals, a glass of wine, or breathtaking sunsets. The space features:
•Outdoor dining table with seating for four
•Two-person sofa and two lounge chairs with a coffee table
•Bistro table with two chairs for sunset watching
•Propane Weber BBQ for casual outdoor cooking

This serene rooftop retreat is ideal for soaking up gentle coastal breezes, unwinding in comfort, and taking in the beauty of Newport Beach from your own private vantage point.

BEACH GEAR
Enjoy complimentary beach essentials including up to four beach chairs, one umbrella, two boogie boards, and sand toys.

To help you settle in, we provide a starter supply of a roll of paper towels, 2-4 rolls of toilet paper, Keurig pods, kitchen dish sponge, trash bags, dish soap, hand soap, and dishwasher pods. For longer stays, additional supplies may need to be purchased by guests.

Whether you enjoy a sunset stroll along the beach, explore the nearby Newport Beach Pier, wander around Balboa Island, enjoy a meal at one of the many nearby restaurants, or simply unwind on your private rooftop deck with gentle ocean breezes and golden sunset views, your stay at On Beach Time is sure to be unforgettable.

Important Things to Note:
🌴BOOKING APPROVAL:
In order for reservations to be approved, guests must respond to the inquiry message confirming the total number of guests/visitors in the group (4 person maximum including infants and children).

🌴CHECK IN:
Upon arrival, you will be greeted by the homeowners. You will then receive the keys and a tour to familiarize your group with the property.

🌴GUESTS:
You are not permitted to have any guests on the property beyond those included in your rental agreement, unless you request and receive permission from us. There is a strict 4-person maximum.

🌴SECURITY:
Security cameras monitor the exterior of the property. There are no interior cameras.

🌴PARKING:
One covered carport parking space, with access via rear alley (can fit small-mid size SUVs), larger cars can park in street or metered lot). General neighborhood street parking when available. Walking distance from metered parking lot.

🌴FIREPLACE:
The fireplace is for decorative purpose only.

🌴LAUNDRY:
Laundromat/dry cleaning within a one-minute walk.

HOUSE RULES
*Large gatherings and/or house parties are strictly prohibited.

*OUR PROPERTY IS SMOKE AND DRUG-FREE ($1,000 fine if violated).

*Over-occupancy and/or noise levels affecting residents of Newport Beach are enforced by the City of Newport Beach Code and Law Enforcement 24/7. Over occupancy and/or excess noise levels will result in a $1,000 (minimum) city fine. The fine will be charged to the reservation and ALL guests will be immediately evicted.

*Guests that do not comply with the 4-person maximum occupancy limit will risk a fine of $150/person per day & potential eviction. This condo is best suited for 1-4 guests, including families with older children (due to no child proofing, several stair sets, and no baby equipment).

*No animals allowed, we live on the property.

*Deck closes at 10 PM. Contents and amenities are exclusively for use of paying reservation guests.

*We live in the unit below and these policies are strictly enforced by the property owners for the entire duration of your stay.

*The homeowners live in the downstairs unit in case you have any questions and/or concerns.
