📝We would love to host your next family vacation! To ensure our property is the right fit, please review our house rules before booking. Rental agreement must be signed to receive check-in instructions. We require a credit card for a $500 security deposit hold which will be released after check-out as long as our house rules were honored. Our home is in a quiet and safe residential neighborhood. No loud parties are permitted, so please do not book if that's the intent. The maximum occupancy is 12. We monitor noise levels using NoiseAware technology at our property to maintain the well-being of our neighborhood. The noise sensors do not record audio and is industry approved. Of note, there are audio-visual cameras at our property, located at the entrance and front side yard. To protect the privacy of our guests, all cameras point to the street, away from the property.

🔥We don't charge extra for pool heat! Weather permitting, our pool is heated up to 86 degrees from November through May. On colder days (< 70 degrees), our pool may not reach set temperature as the electric pool heaters rely on current air temperature. Please observe the following:
◼Please do not leave children unattended outside
◼Set up optional child patio gate and turn on patio door alarm
◼No excessive screaming and yelling as it disturbs the neighbors & the community
◼No glass, or anything breakable in or around the pool
◼Swim at your own risk. This is a private home and there is no lifeguard
◼No diving

🐶For guests considering bringing their pet:
While we are a pet friendly property, only dogs are allowed, with a max of TWO dogs per stay. We welcome well behaved dogs that are fully house trained, at least 1 year old, & weigh less than 50 lbs. Hypoallergenic breeds are preferred. Pets will need to be approved in advance and guests must agree to our pet house rules below. Extra pet cleaning fee ($250+) may be taken from the security deposit if evidence of urine is found inside the home or pet feces found inside and/or in the backyard.

🧾Pet House Rules:
◼Pets must be kenneled or crated if left alone at the property. Guests must bring own crate or purchase one locally (Pet Supermarket is 5 minutes drive from the house)
◼When outside the property, pets must kept on a leash (no more than 10 ft in length)
◼Please do not allow pets on furniture
◼Clean up and pick up after your pets. Please, no dog poop or urine stains in our home or backyard

Please also note that our properties are privately owned homes, and therefore sometimes appliances or household systems (HVAC, Plumbing, WIFI, pool heater, etc.) may unexpectedly malfunction. While we will do everything in our power to address any functionality issues as quickly as possible, we cannot offer refunds- full or partial, cancellations, or alternate accommodations unless the property is deemed uninhabitable.

Florida is a buggy state! The outside perimeter of our home is professionally sprayed regularly to control endemic insects. We also regularly spray for mosquitos. However, please understand it is not possible to get rid of all bugs, so please pack BUG SPRAY.

We do our best to maintain the quality of our property by taking care of it inside and out. While we ask our weekly maintenance crew to come before guests arrive, sometime it is not possible due to their busy schedules. Occasionally, you might see our maintenance vendors on the property.

We strongly encourage our guests to purchase travel insurance as it provides the peace of mind and financial protection in case unexpected events occur. Unfortunately, we do not process refunds outside of the cancellation policy.
