Comfortably sleeps 14 (10 in queen beds & 4 additional guests in twin bunk beds) across 4 bedrooms & 3 bathrooms. We also provide a full size crib with crib mattress. Each room in this charming older home uniquely captures the spirit of the southwest with whimsical Western interiors. HOUSE RULES:

VISITORS. We are happy for our guests to host friends and family while staying at our property. However, we do require prior approval any time there will be more than 14 people in the house at once.

PARTIES. We have a strict no-party policy. We define "party" as (a) any gathering at the house of more than 14 adults without our prior consent or (b) any celebration that, between 10 p.m. thru 8 a.m. exceeds reasonable volumes and disturbs our neighbors.

CHILDREN. Children must be supervised any time they are in the front yard (because of the street) and the back yard (because of the pool).

MISCELLANEOUS. Please keep doors and windows closed while the A/C is on and do not grill close to the pergola as it might catch fire.

POOL. Guests must adhere to the following pool and hot tub rules:
(i) Swim at your own risk
(ii) No glass or food by or in the pool
(iii) No diving
(iv) Children must be supervised at all times
(vi) No running by the pool
(vii) No swimming while intoxicated.

PENALTIES. We charge penalties for breaking the following rules:
(i) Smoking: we reserve the right to charge a penalty starting at, but not limited to, $250 for each incidence of smoking indoors.
(ii) Pets: we reserve the right to charge a penalty starting at, but not limited to, $100 per day for any pets at the property without our prior consent.
(iii) Parties: In addition to any damages for destruction to the property, we charge a penalty starting at, but not limited to, $500 for any parties (as defined above) held at our house.
(iv) 14+ Guests: If more than 14 people spend the night at the house, we reserve the right to charge $75/night for each additional guest as well as the penalty for a party.
(v) Parking: we have 6 total parking spots (four in the driveway and two on the street directly parallel to the house). We charge a penalty starting at, but not limited to, $200 for parking on our grass, in one of our neighbors' driveways, or in any place that blocks through street traffic.
