Our property is great for couples, families, and total heaven for dogs. We are close to Catskill and PA towns for shopping, and Bethel for concerts. Or stay home and fish, tube the river, and relax on our 50 private acres. Unwind and enjoy the river life

THE PROPERTY: Unplug and walk down to the large private pond, or venture further down through our cornfields on marked paths to the Delaware River - it is 2/10th of a mile from the house. You can also hike the private marked trails on the property (look for the map on the wall of the first floor). Bring your fishing poles, light a fire in the pit by the pond, and spend the day catching fish.
Or stay by the house and throw the ball or play corn hole on our large lawn. And don't forget to play wildlife bingo!
We are equipped with a Generac whole home generator so you never have to worry about losing power while you stay with us.
We are dog friendly, but do not allow cats (the owner is allergic). No smoking in the house, no large parties, and we ask that you keep the noise level down after 10pm.
We are centrally located: 3 min to the Milanville General Store (it has everything!) 5 min to Cochecton (great wine shop and restaurant) 9 min to Callicoon 15 min to Narrowsburg 20 min to Bethel (good concerts) 30 min to Honesdale PA 30 min to Masthope for Skiing - Ski Big Bear 40 min to Livingston Manor and Monticello
Other things to note: There is very little cell service on the property. We have excellent Wifi and recommend using the wifi cell service when you arrive.
The river, pond, and streams have no lifeguards. The river can rise up onto the property. Be aware and interact with the river at your own risk. Please note that the river is located 2/10th of a mile from the house. It is a wide marked trail to the river, but it is a walk. The water you see from the house is the pond.
We are not responsible for the weather, including but not limited to snow and ice. Guests must take their own precautions and navigate weather at their own risk. We HIGHLY recommend a front wheel drive or 4 wheel drive vehicle during the winter months.
We have wildlife on the property and take no responsibility for their actions. They are generally afraid of people, and it is a pleasure when you see them (deer, otters, beavers, fox, squirrels, coyote, and more). We are held harmless for any incidents that may occur with wildlife or nature at large on our property while you are visiting.

This property has it all! Acres of nature to explore. Trails, pond, river, birds, and wildlife. Our little dog ran to her heart’s content. House is roomy and comfortable and stocked with just about any necessity one could need! We had a terrific time.
We visited on a dreary cold March weekend and couldn’t have asked for a better stay. The property is spotless and incredibly well-appointed. We loved how welcoming it was for our dog, and we enjoyed all of the features of the grounds. We’re planning to come back in warmer weather to kayak and explore more of the acreage. We highly recommend this property!
The property is large, and the view is beautiful. The house is cozy and has everything we need for a short-term stay. The host is friendly and very responsive. We had a good time there.

This is the second time we stayed at pond and perch and it was as beautiful as the first time. The owner is always so accommodating and constantly ensures you have what you need to have the best stay. We are already planning to come back again.
We take our dogs on a small vacation every year to a new place. This house was just about everything we could ask for. It's secluded, has a nice pond, goes to the river, has plenty of space to walk around and play games, and the house is very nice and comfortable. Our small dogs had a blast too! Absolutely loved our stay here. It's the first time we've said we gotta go back. The owner was also super friendly and communicative. Couldn't have asked for a better trip.
We had a quiet and relaxing stay with our 3 kids and 3 dogs. Owners were very accommodating and the house was lovely inside. There is not much to do in the area, but if you're looking to relax, fish, and play games... this is perfect.

We have been renting houses for awhile and we were really impressed with all the amenities at the house. The location was beautiful and my son caught his first pickerel in the pond. But I think my dog Bam Bam enjoyed the house the most. Really nice property and worth the visit!!

Our stay at pond and perch was absolutely perfect! We brought our two golden retrievers who enjoyed the weekend so very much between swimming in the pond, coming down to the river with us and running free on the property! We’re always looking for a quick weekend vacation where we can bring our dogs and have no stress at all, and this was the perfect place for it. The river access was awesome! I’ll Definitely be back!
Took my dad for a few days of disconnect. We picked this property mostly for the dogs, who absolutely loved it. They had a great time exploring the yard and the pond. The house is so comfortable and well equipped. Highly recommend.

I just spent four nights here and I loved it as did my three dogs. They loved the walk to the river which is a bit of a walk but they were happy running around near the house. The deck is great and gated. The house has anything you might need. Kitchen is great. Bed was very comfortable. A very nice place. Quiet. I will go back next Fall.
Our stay at Milanville was wonderful. The house was beautiful and had everything we needed and more. Very beautiful and super comfortable beds. Anna even left us s’mores makings. Also everything thought of for our dog too - from dishes, long leashes, a hose off station and dedicated dog towels.
We had a great time floating the river, fishing, and visiting the many small towns nearby. Definitely recommend and would stay again.

Our long weekend at this place was amazing, a well stocked kitchen and beautiful grounds gave us endless amounts of entertainment and comfort. We had fun exploring the property and relaxing with friends in the beautiful home. My 4 yr old son was constantly on an adventure looking for wildlife and footprints. We plan to go back when it warms up to do some fishing and enjoy a nice bonfire under the stars.

Beautiful, clean, organized & seriously well stocked kitchen. So much attention to detail, including providing all the things necessary to make staying at Pond & Perch with our 3 dogs a supremely comfortable experience. Again, so many little details that made it just a lovely stay.
The grounds are so well kept without being too fussy, retaining the wild feel of the property. Just beautiful & peaceful. The dogs loved running off leash through the woods to the pond. I highly, highly recommend Pond & Perch, especially if you love vacationing with your dog/s.

We enjoyed our stay at Pond and Perch. The house was immaculate and the beds were super comfortable. Anna has thought of absolutely everything you could possibly need, including a welcome bottle of bubbly! The grounds are beautiful. Unfortunately it rained the entire time we were there, so we weren’t able to take full advantage of the property, but we were able to get in one walk before the deluge. This was most definitely one of the most amazing houses we have rented and we highly recommend renting it.
Our family had a wonderful stay at Pond & Perch!! The home was exactly as described and well-equipped with everything we needed for a relaxing visit. It truly felt like a home away from home. The the check-in process was smooth and hassle-free. Plus, it was pet-friendly, which made my stay even better!Unfortunately, due to the extremely cold and icy weather during our visit, we didn’t get to fully enjoy the grounds and all they had to offer. However, I can only imagine how beautiful and enjoyable they would be in better conditions.Anna was communicative and responsive, making sure we had all the necessary details and checking in to ensure everything was going well. Fantastic getaway in a remote setting with access to everything
The house was beautiful, warm, well-appointed (the kitchen had EVERYTHING)... the rooms were spacious. the grounds were spectacular, from the pond just down the slope to the delaware river a bit off in the distance. Close to towns w/ restaurants, breweries, shops, if you wanted it. But mostly we took advantage of the cozy setting and made use of the great kitchen and deck. We joked that any time we felt we needed something, it was already there. Would love to revisit in the summer when the property is in full bloom.

What a wonderful place for a getaway and the fact that it is dog friendly is an absolute plus! The house was lovely, quite comfortable and well stocked. There were thoughtful little amenities for our dog (bed, bowls, dog blankets, toys, clean up bags, light up collars, biscuits) and for us (sparkling wine, a stocked pantry, plenty of fire wood, guest toothbrushes, games, puzzles, etc). It had anything we could need, plus more. We enjoyed sitting on the deck or by the pond, walks around the beautiful property and down to the river. nightly fires on the patio, and watching the abundant wildlife (bald eagles, woodpeckers, deer, turkeys, hawks, etc). It was a perfect respite in an idyllic spot.
My family and I stayed here. The home was lovely, well equipped, and clean. The owner was great from start to finish and very accommodating! The property was great with lots to do...hike, fish, see animals, play games, campfire, and relax. There is also a great little General Store right down the road that has a little bit of everything, including fresh food. There are cute little towns around that are only about 10-15 minutes away. It is a peaceful place and would stay there again. If I had to give piece of advice...take bug spay, you are in the country and there are ticks, just be careful and check your fur baby's. Highly recommend this peace of paradise!

I bribe my adult children with a vacation each year so that I get time with them all together. This was one of the easiest. Pond and Perch is beautiful, well-outfitted and with enough activities and spaces to suit everyone -- even the most restless excitement-junkies. We floated down the river, fished, kayaked, played games, enjoyed nighttime fires and scary stories. We got up to Livingston Manor for a lovely dinner at The Arnold, as well as hiking and exploring the Narrowsburg neighborhood. Oh, and the dogs were in heaven.
From the moment we arrived and overlooked the property, I believe we turned into different people. So relaxing. So much to do to have fun or just chill. I over packed!! Anna supplied practically everything you need with the exception of your own clothes (remember there is a washer and dryer) and food. We brought our own Thanksgiving dinner. Although, we woke the next day to at least 50 turkeys! Anna decorated a mixture of Thanksgiving and Christmas together so beautifully. Although I took many videos and pictures of everything I loved, the map of the property is my favorite. If you have a dog, they have everything you need for your doggie. The visit that will warm my heart forever is that our dog, Vienna, was off leash the whole time and was beyond happy. That's what its all about! Remember to pack your muck boots - they come in handy. Wrapping it up - we had the most beautiful light snow to wake up to. The silence brought tranquility and everything else in life just doesn't matter anymore. Thank you Anna!

This is a place we go to relax, it's for our friends and family to gather, and it is our chance to reconnect with nature and each other. We also choose to share this with you because it's too magical to keep to ourselves. It is a wild space, but one that can weave into your heart and leave great memories. What makes this property unique
Our property offers the comfort of a lovely home, with the private expanse of property for you to unwind and explore. Walk to the right of the house and hike through the Black Walnut forest down to the stream. Walk to the left of the house and follow the trail to a beautiful private vista within the Pine Grove...and another stream. Walk down the main path to the pond where you can kayak, fish, or just look out for wildlife. Pack a picnic and some chairs into the wagon and take the walk beyond the pond, through the corn fields, and down to the Delaware where you can spend the day floating the river, fishing, and exploring. Dogs and Kids will wear themselves out on this property! If you don't want to venture far from the house, you can sunbathe on the top deck, play yard games, light a fire, play some music and relax. You will find it hard to leave, but if you do we are centrally located between three great towns (Callicoon, Narrowsburg, and Honesdale) and you are centrally located to explore both NY and PA.
